GREENVILLE, S.C. — A joint venture between Charlotte, N.C.-based Flagship Capital Partners and Baltimore-based Alex. Brown Realty has purchased the 45,000-square-foot Eastside Medical Center from Hotzfam Trusts for an undisclosed amount. The property is located on Enterprise Boulevard in Greenville. Grandbridge Real Estate Capital’s Rob Vaughn arranged financing. Brannen Edge and Bill Transou represented Flagship in house, and the seller was represented by Colliers Keenan’s Bucky Tarleton, who works in the firm’s Greenville office.

NEW YORK CITY AND WEST LONG BRANCH, N.J. —Meridian Capital Group has arranged a total of $14.99 million in financing for to properties in New York and New Jersey. First, Zev Feder with Meridian’s New York office arranged $10.85 million in acquisition financing for four apartment buildings located on East 82nd Street on the Upper East Side of Manhattan. The six-story buildings contain a total of 106 residential units. Terms of the loan include a 5.62 percent fixed interest rate and a 9-year term. In West Long Branch, Max Beyderman and David Cohen of Meridian’s New Jersey office arranged $4.14 million in acquisition financing for a two-story, 57,500-square-foot medical office building located on Monmouth Road. Terms of the loan include a 6.5 percent fixed interest rate and a 5-year term.

PASADENA, CALIF. — San Diego-based Pacific Medical Buildings is opening Huntington Pavilion, a 190,000-square-foot outpatient services building at Huntington Memorial Hospital in Pasadena. Located at 625 Fair Oaks Ave., the multi-level building, which is a combination of three- and four-story elements, features twin lobbies and a six-story, 700-space parking structure. The building will house additional medical office and outpatient services, including a women’s center, full-service oncology, and imaging and ambulatory surgery center. Completion is slated for July.

SAN MARCOS, CALIF. — Newport National Corp. has developed Nordahl Medical Centre, a Class A, 55,450-square-foot medical condominium project located at 838 Nordahl Rd. in San Marcos. The three-story property offers for-sale and lease suites ranging in size from 1,000 to 55,450 square feet with floor plates of approximately 19,000 square feet. TSA Contracting Inc. served as general contractor for the project, which was designed by McArdle Associates Architects. Bank of America provided financing for the project.

FENTON, MO. — NorthStar and Kwame Building Group, together serving as the project management team, have completed work on the $236 million SSM St. Clare Heath Center in Fenton. The 430,000-square-foot, 154-bed facility is the first new hospital to open in St. Louis County in approximately 35 years, and is located on a 54-acre campus at Interstate 44 and Highway 141. Kwame coordinated design and construction activities, and provided support for procurement and installation of the medical equipment, systems and furnishings. Milwaukee-based Hammel, Green and Abrahamson Inc. served as architect; Alberici Constructions of St. Louis was the general contractor. St. Clare Health Center features a 24-hour emergency department and comprehensive medical/surgical services, as well as an electronic medication administration system, decentralized nursing pods and private patient rooms with family accommodations.

SPRING, TEXAS —Texas Children’s Hospital Pediatric Associates (TCHPA) has signed a 10-year, 9,000-square-foot lease in Spring. The medical group will occupy space within Woodforest Plaza, located at 6334 FM 2920. Jeff Tinsley of The J. Beard Real Estate Company represented the landlord in lease negotiations. Jon Silberman and Griff Bandy of NAI represented the tenant. TCHPA, a subsidiary of Texas Children’s Hospital, has more than 40 locations throughout the Houston area and is the nation’s largest group of general pediatricians.

FORT RILEY, KAN. — The Kansas City District of the Army Corps of Engineers has selected the joint venture team of Balfour Beatty Construction and Walton Construction to provide preconstruction services for a replacement hospital at Fort Riley. The new $334 million facility will replace Irwin Army Community Hospital, which was constructed 50 years ago to provide medical services for the base. The new project consists of a 263,000-square-foot hospital, a 289,000-square-foot clinic, a central energy plant, an ambulance garage and support facilities. The project will be applying for LEED-Silver certification. The project will break ground in the fall and is scheduled for completion in 2012. The project architects are Leo A Daly and RLF. The preconstruction contract with Balfour Beatty and Walton includes an option to award the venture the construction services contract, which will be decided in September.

ST. LOUIS — Interior renovations are complete for Alexian Brothers Sherbrook Village Residential Care Facility, a 31,314-square-foot senior housing property located at 4005 Ripa Ave. in St. Louis. The project significantly upgraded the living space inside the facility, which was constructed in 1990. The reception desk in the lobby was removed and replaced with a travertine fireplace. Common spaces were also opened up its create lounge areas. Simulated wood flooring, new color schemes and artwork were also added. The private dining room was opened up by removing columns, and its atmosphere was enhanced with the addition of residential furnishings, new lighting and artwork, and a reconfiguration of the serving area. Residents’ apartments received new color schemes, window treatments, flooring and artwork. The interior designer was Spellman Brady & Co. The project architect was locally based HKW Architects and the general contractor was locally based McGrath & Associates.

ROCKVILLE, MD. — Aeras Global TB Vaccine Foundation has completed a 9,000-square-foot tuberculosis vaccine manufacturing facility at its headquarters at 1405 Research Blvd. in Rockville. The multi-million dollar, BioSafety Level 2 facility will be able to produce 200 million doses of tuberculosis vaccine. By producing the vaccine at its own facility, Aeras will help reduce the cost of the new drug.
