SUGAR LAND, TEXAS — New York-based Norvin Partners has acquired Health Center I and II, two medical office buildings totaling approximately 117,000 square feet that are located in Sugar Land. The two properties are situated close to highways 6 and 59, and are located within the epicenter of Sugar Land’s medical community. Both are undergoing significant renovations. The properties are anchored by a physician-owned ambulatory care center. Norvin acquired Health Center I and II from Memorial Hermann Health System. Transwestern Houston will provide leasing and management services for the properties. The acquisition price was not disclosed.

ORLANDO, FLA. — ZaZi Properties has purchased the 5,462-square-foot Penn of Orlando medical office building from Penn of Florida for $1.45 million. Located south of the Orlando Regional Medical Center at 51 Pennsylvania Ave. in Orlando, the property features a surgery room, nurse stations, private doctor offices and an X-ray room. Atlanta-based Carter’s Todd Davis and Dave Kowalchuck represented the buyer, and Beau Beery of Gainesville, Fla.-based AMJ represented Penn of Florida.

MANSFIELD, TEXAS — The Dallas office of RTKL is designing a $34 million, two-phase expansion of Methodist Mansfield Medical Center in Mansfield. Designed by RTKL and opened in 2006, the hospital was constructed with future expansion in mind. The first phase of expansion will comprise the creation of a 36-bed medical/surgical unit on the fourth floor of the patient tower and the finishing out of the fifth floor for additional expansion. The second phase of construction will include the expansion of the emergency department that will increase its total number of beds to 35, as well as the addition of eight beds to the intensive care unit, doubling the department’s size. Phase I is scheduled for completion in early 2009, with Phase II wrapping up later that year. The original design of Methodist Mansfield Medical Center included unfinished shell space for up to 80 additional beds, as well as land for potential growth.

ELY, MINN. — Minneapolis-based Kraus-Anderson Construction Co. has broken ground on Ely-Bloomenson Community Hospital and Nursing Home located at 328 W. Conan St. in Ely. The $9 million, 45,000-square-foot renovation project is slated for completion in May 2010. Existing hospital space, physical and occupational therapy areas, and administration offices will undergo major renovations as part of the project. Additionally, the project calls for a new ambulance garage and public corridor links. The facility is designated as a Critical Access Hospital.

MOUNT DORA, FLA. — Fort Myers, Fla.-based Stevens Construction will break ground late this year on Regent Surgical Health’s 10,796-square-foot ambulatory surgery center. Located at 3710 Lake Center Dr. in Mount Dora, the property will include two operating rooms, a minor procedure room and support service areas. Delivery is expected next summer.

TOMBALL, TEXAS — Development is under way for a 14,000-square-foot outpatient surgery center, located on the campus of Tomball Regional Medical Center in the Houston suburb of Tomball. Developed by Chicago-based Lillibridge, the one-story facility will contain four operating rooms, as well as expansion capability. The building will be owned by a joint venture between Tomball Regional Medical Center and a group of physician owners. Completion is scheduled for April 2009.

AITKIN, MINN. — Minneapolis-based Kraus-Anderson Construction Co. has begun work on the first phase of a $10 million facility improvement project for the Riverwood Healthcare Center located at 301 Minnesota Ave S. in Aitkin. Riverwood Healthcare Center is a 24-bed critical access hospital with three primary care clinics located throughout Minnesota. The first phase of the multi-year program consists of a $2.2 million MRI addition and Imaging Area remodel. Phase I is slated for completion in June 2009. Services at the facility include surgical, radiology, rehabilitation, cardio pulmonary, specialty clinics and emergency care.

WHITE PLAINS, N.Y. — North Street Community LLC is advancing a $4 million capital improvements plan for Westchester Medical Pavilion, a 72,000-square-foot medical office complex located at 311 North St. in White Plains. Renovations to the facility include a redesigned front entrance and lobby; outdoor seating and café tables, a fountain and new landscape designed by MDD Landscape Design. Other improvements include an upgrade to all of the elevator cabs, new carpeting, new entry doors to each suite, energy-efficient lighting, new windows, the installation of flat panel televisions in each suite’s waiting room, a new roof, new water mains and new building life safety systems. The project architect is Tarrytown, N.Y.-based Denis Noskin Architects. Approximately 40 percent of the building is currently occupied, with three leases recently signed totaling approximately 14,000 square feet. Westchester Medical Pavilion is the first phase of a planned 23-acre senior residential and healthcare community to be located on the property. Future plans include the construction of 335 independent living, age-restricted, residential condominiums.

WACO, TEXAS — White Plains, N.Y.-based Seavest has broken ground for the construction of two medical office buildings on the campus of Hillcrest Baptist Medical Center in Waco. The first building, Hillcrest Community Medical Office Building, is a three-story, 107,000-square-foot facility that will serve the adjacent Hillcrest Community Hospital. The medical office building will connect to the hospital by way of a skybridge on the second floor. The second building, Hillcrest Women’s & Children’s Medical Office building, is a two-story, 59,000-square-foot medical office building that will serve the adjacent Hillcrest Women’s & Children’s Hospital. Seavest is partnering with Lillibridge Health Care Services for the project, and will develop and own both properties. Completion is scheduled for summer 2009.

GREENBELT, MD. — Columbia, Md.-based Manekin has completed the 42,300-square-foot Greenbelt Ambulatory Care Center, located at 7300 Hanover Dr. in Greenbelt. Berry Rio & Associates designed the $10 million, Class A medical office condominium. The firm utilized environmentally friendly features such as energy-efficient systems and water-saving fixtures in its design. The property is currently 72 percent sold.
