NORTH RIDGEVILLE, OHIO — Comprehensive Healthcare of Ohio has purchased 24 acres of land located on the north side of Lorain Road, between Interstate 480 and the Ohio Turnpike, in North Ridgeville. The property will house a new healthcare and emergency room facility, which is expected to break ground in the fourth quarter of 2009. Local developer Don Mould sold the property to Comprehensive Healthcare of Ohio for $3.5 million. Mike Petrigan of Grubb & Ellis represented the buyer in the transaction.

KISSIMMEE, FLA. — Lillibridge is planning on a fall 2009 completion date for an 85,000-square-foot medical office building adjacent to Florida Hospital Kissimmee. Located at 2450 N. Orange Blossom Trail in Kissimmee, the three-story property will house an outpatient imaging center and orthopedic and OB/GYN groups. Covered walkways will connect the building to the hospital, and a two-story atrium will be built at the main entrance.
ORLANDO, FLA. — Chicago-based Lillibridge is currently developing the 60,000-square-foot Surgical Medical Plaza and will welcome a 12,000-square-foot ambulatory surgery center as the anchor tenant. The medical office building sits on East Orlando Hospital’s campus at 7727 Lake Underhill Rd. in Orlando. Tenants will include doctors with a mix of medical specialties. Delivery is expected next fall.
BRANDON, FLA. — RHK Properties has purchased 1.34 acres of land in the Eichenfeld Oaks Medical Center from Lang Environment Management and Resources for $810,000. RHK plans to build a 9,000-square-foot medical facility to be anchored by a national medical services tenant. Tampa, Fla.-based Andretta Marsh Properties’ Jack Brubaker and Bill Besselieu represented the seller.
BOSTON — The Boston and Dallas offices of Holliday Fenoglio Fowler (HFF) have secured $13.7 million in financing for 147 Milk St., a 52,337-square-foot medical office building located in Boston’s Financial District. The 10-story property, which was constructed in 1910 and renovated in 1984, is fully leased to Harvard Vanguard Medical Associates. Todd Armstrong and Janet Krolman arranged the fixed-rate loan on behalf of Lexington Realty Trust with Delaware Investments. Terms of the financing were not disclosed.
ALAMOGORDO, N.M. — Arlington, Texas-based Ascension Group Architects has started an $18 million renovation and expansion project at Gerald Champion Regional Medical Center in Alamogordo. The endeavor includes renovating and expanding the existing facility, including the maternal/child areas, diagnostics, infusion, intensive care and surgery. Additionally, a new entry and waiting room will be built. Completion is slated for March 2010.
HEATH, TEXAS — Dallas-based Rainier Capital Management has acquired Baylor Medical Plaza, a two-story, 35,485-square-foot ambulatory surgery center and medical office building located in Heath. The property was recently developed and leased by Trammell Crow Co. for affiliates of the Baylor Health Care System and United Surgical Partners International. Richard Cole provided in-house representation for Rainier Capital Management, which acquired the property on behalf of tenant-in-common investors. Rob Jones provided in-house representation for the seller, Trammell Crow Co. The company will continue to lease and manage the property, which was fully occupied at the time of closing. The acquisition price was not disclosed.
AUBURN HILLS, MICH. — Ryan Cos. US has plans to develop Oakland Crossing Medical Center, a 100,000-square-foot medical office building located on Great Lakes Crossing Drive in Auburn Hills. The Class A medical office facility is being developed on an approximately 18-acre site situated adjacent to the 1.4 million-square-foot Great Lakes Crossing Shopping Mall. The four-story building will feature floor plates measuring approximately 25,000 square feet. Construction is expected to begin in the spring, with completion slated for summer 2010. Mason Capitani and Gary Grochowski of Troy, Mich.-based L. Mason Capitani will coordinate leasing for the property. The estimated cost of completion for the project was not disclosed.
JACKSON, N.J. — Chicago-based Lillibridge is partnering with Meridian Health for the development of Meridian Health Village, a 150,000-square-foot outpatient medical facility located in Jackson. Situated at the corner of Cooks Bridge and Bennett’s Mill roads, the three-story facility will contain an internal medicine/family practice area, a women and children’s health area, and a section for medical and surgical specialists. Facilities will include a surgery center, an imaging center, an urgent care center, a rehabilitation area, a phlebotomy laboratory and a patient education area. Groundbreaking is scheduled to occur in spring 2009, with completion expected in summer 2010.
ORLANDO, FLA. — Brasfield & Gorrie is putting the finishing touches on Florida Hospital Orlando’s 675,000-square-foot Ginsburg Tower. The $270 million tower was originally slated for delivery on November 25 but will start receiving patients Sunday. The property houses the Florida Hospital Cardiovascular Institute, 440 patient beds and an emergency department. Orlando-based HuntonBrady Architects provided design work.
