NEW PORT RICHEY, FLA. — Kerry Walsh of Coldwell Banker Commercial Wikle Properties’ Palm Harbor, Fla., office recently represented both parties in Helen Ellis Memorial Hospital’s sale of a 17,600-square-foot medical office building to a local buyer for $2.5 million. Walsh represented both parties in the transaction for the building, located at 2114 Seven Springs Rd. in New Port Richey.

NEW HAVEN, CONN. — The Milford, Conn., office of Turner Construction Co. has been selected to provide construction management services for Yale University’s new $97 million Health Services Center located in New Haven. The 140,000-square-foot outpatient medical facility will be applying for LEED-Silver certification from the U.S. Green Building Council. Completion is scheduled for 2010.
WELLINGTON, FLA. — Palm Beach Gardens, Fla.-based Rendina Companies’ development of a four-story, 50,000-square-foot medical office building on the campus of Wellington Regional Medical Center in Wellington will begin in September. The building is currently more than 50 percent committed and is expected to deliver in the third quarter of 2009.
BAYONNE, N.J. — Rendina Cos. has been selected to develop a new medical office building for Bayonne Medical Center in Bayonne. The five-story building will total 70,000 square feet, and will be located on the 278-bed hospital’s campus. It will include an ambulatory surgery center, an adult day care center, a pharmacy and various physician specialties. The construction timetable was not released.
LA MESA, CALIF. — Ledcor Construction Inc. is nearing completion for a five-story 66,000-square-foot medical office project located on the Grossmont Hospital Campus in La Mesa. Ledcor Construction is serving as general contractor for the $9.6 million project, which is owned by Pacific Medical Buildings. The project features a stucco exterior, two machine-room-less elevators, five built-out lobbies, a trash enclosure, a solar crosswalk and a seven-story parking structure. HDR is providing architectural services, Rand Engineering is serving as site work contractor, TMAD Taylor and Gaines is serving as structural and mechanical engineer, BDS Engineering Inc. is providing civil engineer services, Tanner Engineering is serving as electrical engineer and KTU+A is serving as landscape architect.
MISSION HILLS, CALIF. — McCarthy Building Companies Inc. has started construction on an $80 million, five-story inpatient tower at Providence Holy Cross Medical Center in Mission Hills. The 131,500-square-foot tower will include a women’s services department with labor/delivery/recovery/post partum rooms (LDRP) rooms, two C-section operating rooms and a neonatal intensive care unit; 70 general medical surgical beds; an intensive care unit; a chapel; and dining facilities. Additionally, the tower will feature 22,300 square feet of shell space to accommodate 35 more beds. Designed by HMC Architects, the project is seeking LEED certification by including storm water retention and filtration systems; recycled and regional materials; diversion of 75 percent of construction waste from landfills; use of low VOC emitting materials for paints, adhesives, carpets and composite wood products; improved energy efficiency; and the encouragement of alternative transportation methods. Under the $113 million contract, McCarthy will also remodel the cardiology department and five operating rooms. Completion of the project is slated for early 2011.
ST. LOUIS AND O’FALLON, MO. — Grubb & Ellis Healthcare REIT has acquired Medical Portfolio 2, a five-building portfolio totaling more than 172,000 square feet of space in Missouri and Texas. In St. Louis, Grubb & Ellis Healthcare REIT has acquired a 69,000-square-foot, two-story medical facility located at 969 North Mason St. BJC HealthCare is the sole tenant of the building, which is situated on a 5.6-acre site. At 909 North 14th St. in St. Louis, the company has acquired a 6,200-square foot, single-story medical center situated on approximately 2.4 acres. In O’Fallon, a 61,000-square-foot, Class A medical office building was acquired. Situated on a 4.8-acre site, the facility is located at 5551 Winghaven. Additionally, two facilities totaling 36,000 square feet of medical space were acquired in Texas as part of the transaction. Affiliated entities of The Cirrus Group — represented by James Moloney of Cain Brothers & Co. — sold the portfolio for an undisclosed amount. Grubb & Ellis Healthcare REIT financed the acquisition through loans originated by Bank of America and Wachovia Financial Services, as well in-house funding.
KELLER AND WICHITA FALLS, TEXAS — Grubb & Ellis Healthcare REIT has acquired Medical Portfolio 2, a five-building medical portfolio located in Missouri and Texas. Two of the five buildings are located in Texas: 180 Bear Creek Pkwy. is an 11,000-square-foot surgery center located in Keller. The single-story building is fully leased to Lonestar Endoscopy. The other property, which is located at 1722 Ninth St. in Wichita Falls, is a two-story neurosurgery and imaging building. It contains approximately 25,000 square feet of leaseable space, and is equipped to accommodate a variety of neurodiagnostic studies. The property is fully occupied by North Texas Neurology Associates. The three Missouri properties total 136,200 square feet and are located in O’Fallon and St. Louis. Grubb & Ellis acquired the portfolio from affiliated entities of The Cirrus Group, which was represented by James Moloney of Cain Brothers & Co. The acquisition price was not disclosed.
BOUNTIFUL, UTAH — Grubb & Ellis Healthcare REIT Inc. has acquired Renaissance Medical Centre, a five-story Class A medical office building located at 1551 S. Renaissance Dr. in Bountiful. Completed in 2004, the property consists of 112,000 square feet of gross leaseable area. The center is approximately 88 percent leased and anchored by MountainWest Surgical Center, which leases approximately 30,000 square feet. The property was sold by an unaffiliated third party represented by Chris Bodnar of CB Richard Ellis – Colorado Private Client Group. Grubb & Ellis Healthcare REIT primarily financed the acquisition through the assumption of the two existing loans on the property, which are serviced by Midland Loan Services Inc. and Wachovia Bank N.A., and cash on hand.
LAS VEGAS — Vegas Ortho LLC has purchased San Martin Medical Campus in Las Vegas for approximately $2.62 million. Located at 8420 W. Warm Springs Rd., the property offers 10,510 square feet of medical office space. Rhonda Panciro of Colliers International represented the buyer; Barton Hyde of Grubb & Ellis represented the seller, DWSMC Holdings LLC, in the transaction.
