MECHANICSVILLE, VA. — Morgata has purchased a 12,000-square-foot medical office building from Meadowbridge for $1.6 million. The property, located at 8201 Atlee Rd. in Mechanicsville, houses a physical therapy clinic that the buyer plans on expanding. Thalhimer’s Birck Turnbull brokered the sale.

LA MESA, CALIF. — Ledcor Construction Inc. has completed a five-story, 66,000-square-foot medical office building in La Mesa. Located on the Grossmont Hospital Campus, the $9.6 million project features two machineroomless elevators, five built-out lobbies, a trash enclosure and a solar crosswalk. Additionally, the property features a seven-level parking structure, which is currently under construction by Ledcor. Pacific Medical Buildings owns the property. HDR provided architectural services for the project.
RANCHO BERNARDO, CALIF. — Kilroy Realty LP, project owner, has completed the development of a 150,677-square-foot medical office building on Lot 2 at Innovation Corporate Center in Rancho Bernardo. The five-story building features 100,000 square feet of outpatient medical clinic space and 50,677 square feet of professional office space. Additionally, the property features a six-level, 205,000-square-foot parking structure. Scripps Health is expected to occupy the building. San Diego-based Pacific Cornerstone Architects designed the $53 million project. LBL Architects was retained by Scripps Health to design the medical portion of the project. Reno Contracting served as general contractor.
CARLSBAD, CALIF. — H.G. Fenton Company has completed the development of Scripps Coastal Medical Center in Carlsbad. Located at 2176 Salk Ave., the 40,000-square-foot project will house eight family and internal medicine physicians and one nurse practitioner. The project is Scripps Health’s first medical offices in Carlsbad.
MURRIETA, CALIF. — McCarthy Building Companies Inc. is nearing completion for the 72,000-square-foot expansion of the Women’s Center emergency room at Rancho Springs Medical Center in Murrieta. Located at 25500 Medical Center Dr., the $32.38 million project comprises a two-story, cast-in-place concrete building with stud framing, plaster exteriors and punched windows. The company is also performing site work at the 5.5-acre property, including construction of a 252-space parking lot. Completion is slated for early November. McCarthy was tapped for the project by Universal Health Services Inc.
CARLSBAD, CALIF. — Ledcor Construction Inc. has completed tenant improvement (T.I.) construction for the new 45,000-square-foot medical office facility at Scripps Health, which is located within the Carlsbad Medical Center in Carlsbad. The new facility features a radiology section, nurses call stations, extensive radiused walls and custom millwork. Ledcor was retained directly by Scripps Health for the $3.75 million project. Perkins & Will provided architectural services.
RANCHO BERNARDO, CALIF. — San Diego-based Reno Contracting, acting as general contractor on behalf of Kilroy Realty Corp., has completed the construction of Scripps Clinic in Rancho Bernardo. The six-story, 150,000-square-foot facility features a state-of-the-art outpatient surgery center and recovery bays, a fully digital radiology department, MRI facilities, general surgery and organ transplant services, an expanded urgent care center and a sports medicine unit, as well as space to provide primary care services. Additionally, the $51 million center offers an Ambulatory Surgery Center and a five-level concrete parking structure. Kilroy Realty, the developer of the building, originally contracted Reno to construct the shell and core of the property.
MIAMI — Miami-based Gutierrez Group has broken ground on the 126,000-square-foot Highland Park Center, located at 1001 Sunnybrook Rd. in Miami. The 11-story, Class A medical office building is being constructed to silver LEED standards. Delivery is expected by next winter.
TROY, MICH. — Skanska USA Building Inc., in a joint venture with Barton Malow, has been named construction manager and design/builder for the William Beaumont Hospital project located in Troy. The 558,000-square-foot, multi-phased project broke ground in June 2007, with completion slated for October 2010. Harley Ellis Devereaux is providing design services for the hospital. Skanska’s share of the project is 51 percent of the $213 million total cost of construction. The project includes a 223,000-square-foot emergency center and critical care tower. Additionally, the hospital will include a three-story ambulatory care center, a vertical expansion of the West Tower, a loading dock and powerhouse expansion, a 5,400-square-foot MRI addition, and a connector bridge linking the existing main campus to the new ambulatory center on the hospital’s east campus.
CHESAPEAKE, VA. — Alpha X has purchased a 4,057-square-foot medical office condo, located at 516 Innovation Dr. in the Oakbrooke Professional Center in Chesapeake, from Oakbrooke Professional Center LLC for $638,977.
