LIVINGSTON, N.J. —  RWJBarnabas, a network of New Jersey-based independent providers, has signed a 11,667-square-foot healthcare lease at The Eisenhower, a 384,000-square-foot campus located in the Northern New Jersey community of Livingston. Richel Commercial Brokerage represented the tenant in the lease negotiations. Jonathan Meisel, Dan Casey and Erin Wenzler of CBRE, along with internal agent Eric Maurer, represented the landlord, Eastman Cos.

FRISCO, TEXAS — A joint venture between Chicago-based Remedy Medical Partners and Kayne Anderson Real Estate has acquired Baylor Scott & White Frisco Medical Center, a 161,264-square-foot specialty surgical hospital located on the northern outskirts of Dallas. The two-story, 68-bed facility sits on 7.4 acres and is fully leased to Texas Health Ventures Group, a joint venture between Baylor Scott & White and United Surgical Partners International. Services include orthopedics, OB/GYN, labor delivery/NICU, urology, spine, radiology and general surgery, as well as an emergency department and onsite pharmacy. The seller was not disclosed. First Citizens Bank provided a $75 million acquisition loan for the deal.

CHICAGO — Marcus & Millichap has arranged the sale of a 7,466-square-foot medical property occupied by Oak Street Health in Chicago for $3.6 million. The net-leased building is located at 6918 W. Archer Ave. and recently received a new roof along with interior and exterior renovations. Oak Street Health signed a new 20-year lease for the location. Austin Weisenbeck, Sean Sharko and Daniel Chumbley of Marcus & Millichap represented the seller, a limited liability company. Jack Hopkins of Marcus & Millichap represented the buyer, a California-based private investor. Oak Street Health, which operates 170 locations in 21 states, was acquired by CVS earlier this year for $10.6 billion.

GRAND RAPIDS, MICH. — Radiant Smiles has opened a 2,489-square-foot dental office at 4650 Plainfield Ave. in Grand Rapids. Hillary Taatjes Woznick and Doug Taatjes of NAI Wisinski of West Michigan represented the landlord, Comprehensive Engineering, in the lease. Ryan Gillespie of CARR Realty represented the tenant. Comprehensive Engineering purchased the building in 2021 and also occupies space within it.

NASHVILLE, TENN. — Nashville-based Montecito Medical has acquired a portfolio comprising seven medical office buildings (MOBs) in upstate South Carolina. Concentrated in the Greenville and Clemson markets, the properties total 88,000 square feet. The portfolio was fully leased at the time of sale. Clemson Eye occupies six of the buildings, and Carolinas Centers for Sight leases the seventh property. Both tenants are affiliates of Eye Health America. HREA | Healthcare Real Estate Advisors represented the undisclosed seller in the transaction. The sales price was also not disclosed.

YONKERS, N.Y. — New York City-based Simone Development Cos. has purchased One Executive Boulevard, a 133,768-square-foot office building located north of Manhattan in Yonkers, with plans to convert the building into a healthcare facility. The four-story building sits on a 6.7-acre site that is located within a quarter mile of nearly 900,000 square feet of existing medical real estate. Robert Martin Co. sold the property for an undisclosed price.

UPLAND, CALIF. — Harbor Associates has completed the disposition of 400 Mountain Avenue, a medical office property in the Inland Empire city of Upland. A local medical user bought the asset for $8.8 million. The three-story building features 47,850 square feet of medical office space with highway access to Los Angeles and Orange County. Sammy Cemo, Anthony DeLorenzo, Austin Reuland, Bryan Johnson and Nick Williams of CBRE Investment Properties represented the seller in the deal.

INDIO, CALIF. — Progressive Real Estate Partners has arranged the sale of a single-tenant medical office property located at 82900 Avenue 42 in the Coachella Valley city of Indio. A Los Angeles-based private investor sold the asset to another Los Angeles-based private investor for $4.4 million in an 1031 exchange. Greg Bedell of Progressive Real Estate Partners represented the seller, while Abel Mehrabi and Karl Markarian of JohnHart Real Estate represented the buyer in the deal. DaVita Dialysis occupies the 14,000-square-foot facility under a corporate-backed, 10-year lease renewal through April 2033.

HANOVER, PA. — Blueprint Healthcare Real Estate Advisors has negotiated the sale of a 12,500-square-foot medical office building in Hanover, located in the southern-central part of the Keystone State. According to LoopNet Inc., the two-story building at 100 Frederick St. was constructed in 1979. Conor Daly led the Blueprint team that represented the seller, a local owner-operator, in the transaction. Additional terms of sale were not disclosed.

TARZANA, CALIF. — McCarthy Building Cos. has completed the construction of the Friese Family Tower, five-story patient tower at Providence Cedars-Sinai Tarzana Medical Center in Tarzana. The tower is named for the Daniel Friese family in recognition of their $50 million donation to the building’s construction. The 200,000-square-foot facility features 150 private patient rooms; an expanded emergency department; a pharmacy with a pneumatic tubing system; a pediatric unit with a playroom for younger patients and a dedicated room for adolescent patients; a cardiovascular unit; critical care unit; and a progressive care unit. The Friese Family Tower also features visitor waiting rooms on all levels and recliners and sleeper sofas in all patient rooms. Perkins & Will designed the facility, which McCarthy Building Cos. constructed.
