SCOTTSDALE, ARIZ. — Ryan Cos. has begun construction on a multi-tenant medical office building in Scottsdale. The two-story, 101,136-rentable-square-foot building is called One Scottsdale Medical. It is 80 percent preleased, with the City of Hope and Exalt Health serving as anchor tenants. They will occupy about 30,000 and 50,000 square feet, respectively. The building will provide additional space for lease to medical tenants. One Scottsdale Medical is scheduled for completion by third-quarter 2024. Mari Lederman and Katie McIntyre from JLL’s Phoenix office are the project’s exclusive leasing brokers.

WHITE PLAINS, N.Y. — JLL has arranged a $17.5 million loan for the refinancing of two office and healthcare buildings totaling 218,372 square feet in White Plains, located north of New York City in Westchester County. The adjacent buildings were 86.5 percent leased at the time of the loan closing and offer amenities such as a renovated café, childcare facility and a fitness center. Michael Klein, Max Custer and Benjamin Morgenthal of JLL arranged the five-year, fixed-rate loan through Centreville Bank on behalf of the borrower, Northpath Investments.
SAN ANTONIO — A partnership between Chicago-based Remedy Medical Properties and San Antonio-based Medical Facilities Holdings has completed a 59,741-square-foot medical office building in San Antonio’s Westover Hills neighborhood. The facility, which includes an ambulatory surgery center for Physician Surgical Network Affiliates, features a 40-foot grand entrance lobby, four operating rooms and a café with patio seating.

DARLINGTON, WIS. — Kraus-Anderson will soon break ground on Memorial Hospital of Lafayette County, a $64.8 million replacement hospital and clinic building in Darlington, a city in Southwest Wisconsin. The current facility has provided a full range of acute care inpatient and outpatient services since 1952. Designed by Eppstein Uhen Architects, the 80,000-square-foot hospital will feature a new emergency department, diagnostic imaging, surgical services with two operating rooms, a procedure room, medical and surgical unit, pharmacy, rehabilitation and a vision clinic with a retail eye shop. The project will also include space for behavioral health and mindfulness sessions as well as a 3,600-square-foot standalone building that will house two residency units and a garage for maintenance storage. The project received various loans, all of which will be paid for by the proceeds of the hospital. The project was also awarded $14 million in additional grant funds. Completion is slated for fall 2024. The current facility will remain in operation during construction.
Sherman & Roylance Arranges Bankruptcy Sale of Parkview Healthcare Center in Hayward, California

HAYWARD, CALIF. — Sherman & Roylance has arranged the bankruptcy sale of Parkview Healthcare Center, a 121-bed skilled nursing facility in the Bay Area city of Hayward. The 56,367-square-foot community was in bankruptcy, and Shep Roylance and John Sherman led a 30-day closing process. The new operator will be Spyglass Healthcare.
WAYZATA, MINN. — Davis has opened the Wayzata Specialty Center, a 16,147-square-foot medical office building in Wayzata, about 13 miles west of Minneapolis. Tailwind Pediatric Dentistry and Lorenz Clinic are leasing the entire second floor of the two-story building. LAK MedSpa occupies a portion of the first floor. The project replaced an outdated office building. The project team included Synergy Architecture Studio and Timco Construction. In addition to serving as developer, Davis is providing property management and leasing services for the building. Two suites on the first floor remain available for lease.
ENGLEWOOD, COLO. — Remedy Medical Properties and Kayne Anderson Real Estate have acquired the Dry Creek Medical Campus in the Denver suburb of Englewood. The portfolio includes two buildings totaling 68,195 square feet. They are fully leased by healthcare providers. Services are centered around a full-service ambulatory surgery center leased to Orthopedic Centers of Colorado in partnership with SCA Health, which UnitedHealth Group owns. Dr. Metz Bariatric Surgery, which is also on the campus, recently became part of HealthOne, one of the leading health systems in Colorado. Other specialties housed in the properties include imaging, spine, orthopedics, anesthesia and dermatology. CBRE U.S. Healthcare & Life Sciences brokered the transaction.
SOUTHLAKE, TEXAS — JLL has brokered the sale of Methodist Southlake Medical Office Building, an 82,238-square-foot healthcare property located on the outskirts of Fort Worth. The building is attached to a hospital operated by the same provider. Brian Bacharach and Vasili Davos of JLL represented the seller, a partnership managed by LandPlan Development, in the transaction. The duo also procured the buyer, a partnership between Virtus Real Estate Capital and Lincoln Property Co.
RICHARDSON, TEXAS — Medical Practice Solutions has signed a 12,203-square-foot healthcare lease at 1125 E. Campbell Road in Richardson, a northeastern suburb of Dallas. According to LoopNet Inc., the building was constructed in 1997, renovated in 2019 and totals 205,817 square feet. Clint Madison, John Fancher and Zach Bean of Cushman & Wakefield represented the landlord, Stanton Road Capital, in the lease negotiations. Kent Smith of NAI Robert Lynn represented the tenant.
