UTICA, N.Y. — Axiom Capital Corp. has arranged $25.3 million in construction-to-permanent financing for a three-story, 76,393-square-foot medical office building that will be located in the upstate New York community of Utica. The facility will house lab, imaging and private practice office space, as well as a pharmacy, ambulatory surgery center and onsite parking. The loan was structured with a 10-year term and two years of interest-only payments. The direct lender and borrower were not disclosed.

HENDERSON, NEV. — MIG Real Estate has sold Pecos Plaza, a 124,000-square-foot medical and office campus in Henderson, to Woodside Health for $26.7 million.  The Class B medical and office campus is located at 9005-9089 South Pecos Road. It includes a two-story building complemented by seven single-story medical/professional office buildings situated on a 7.6-acre parcel. The assets are 93 percent occupied with a tenant roster that includes Belle Medical, Las Vegas Urology, Serenity Dental, and Innovative Pain Care Center, among others.  Cushman & Wakefield and JLL represented MIG in the transaction.

BYRON, MINN. — Quantum Real Estate Advisors Inc. has arranged the sale of a freestanding medical office building located at 221 2nd Ave. SW in Byron, about 10 miles west of Rochester. The sales price was undisclosed. Bluestem Center for Autism occupies the property. Seth Gilford of Quantum represented both the seller and buyer, a South African medical acquisition fund. The seller was looking for capital to help fund expansion into new locations.

GILBERT, ARIZ. — McCarthy Building Companies has completed the $243 million, five-story Banner Gateway Medical Center tower expansion project in Gilbert.  The expansion doubles the size of the medical center campus, which is located at 1900 N. Higley Road. It is expected to add more than 600 new jobs to the center.  The 351,000-square-foot addition includes an expanded Women and Infant Services Unit with NICU, added space for inpatient cancer care by Banner MD Anderson Cancer Center (located on the same campus), and more space for surgical, emergency, endoscopy and imaging services, including four new operating rooms and a new MRI, as well as angiogram and endoscopy suites.  The tower expansion increases inpatient beds from 177 to 286 with additional shell space to accommodate future growth, and the relocation of the helipad to the new tower’s rooftop. Construction on the tower expansion began in February 2021. Some campus renovation work will continue into 2024. McCarthy completed the initial Banner Gateway Medical Center campus in 2007.

DETROIT — A 50-unit, 32,248-square-foot Veterans Affairs domiciliary and health clinic has opened in Detroit. Baker Barrios Architects served as the architect for the adaptive reuse project, which involved the conversion of a two-story office building originally completed in 2008. The property once housed the corporate offices of the Michigan Basic Property Insurance Association. In addition to the clinic, the building now houses 50 transitional residential units, a computer lab, clubhouse, therapy rooms, indoor and outdoor multipurpose spaces and administrative offices. The project was designed to support the mission of the John D. Dingell VA Medical Center by offering a safe home with programming to help veterans establish a path to independent living.

TARZANA, CALIF. — Oasis Healthcare Center, a 45,000-square-foot open air complex, has opened in Tarzana at 19500 Ventura Blvd. It is one of the first medical structures to open in the San Fernando Valley post-pandemic. The building features filtration systems, open hallways, open-air walkways, valet parking and 4,000 square feet of available ground-floor space dedicated for restaurant use. HED designed the center. Scott Romick and Eugene Kim with Lee & Associates/LA North Ventura are handling leasing.

SKOKIE, ILL. — Unibail-Rodamco-Westfield has unveiled plans to add up to 200,000 square feet of healthcare space to its redevelopment of Westfield Old Orchard mall in Skokie. The medical space is expected to be available for leasing in 2024. Greg Gerber and Chris Cummins of JLL will handle the leasing assignment. In 2022, Unibail-Rodamco-Westfield unveiled plans for the redevelopment of Westfield Old Orchard mall to include health and wellness amenities, luxury residences and open green space. Currently, there are 17 restaurants, 143 retailers, two fitness studios and 1.7 million square feet of retail space.

The building is 85 percent leased by M Health Fairview, Dermatology Consultants, LifeStance Health, Highland Foot and Ankle Clinic and RAYUS Radiology. M Health Fairview’s clinic will occupy the second floor, with a pharmacy on the first floor. The clinic will provide primary care services, including family, women’s and general pediatric care. Urgent care with extended and weekend hours will also be offered to the community. M Health Fairview Rehabilitation Services, which offers physical therapy and sports medicine, will also be part of the new space. The existing M Health Fairview clinic at 2155 Ford Parkway is now operating out of the Highland Bridge location. Dermatology Consultants will occupy 12,000 square feet on the first floor and will move its practice from its existing St. Paul location at 280 Snelling Ave. in May. LifeStance Health will occupy 4,100 square feet on the first floor. Highland Foot and Ankle Clinic relocated its practice from 2221 Ford Parkway and will lease 1,600 square feet. HOUSTON — Locally based venture capital and private equity firm 4M Investments has begun leasing Park 10 Commons, a medical office development located at 17754 Katy Freeway in West Houston. The firm has tapped Newmark to lead the leasing initiative. The development consists of one existing building and three proposed buildings that will ultimately comprise 206,000 square feet of medical office space, as well as 4,500 square feet of retail space. Details on construction timelines were not disclosed.
