Hyatt-Place-New-York-Chelsea-Hotel

NEW YORK CITY — Locally based construction firm Omnibuild has delivered the Hyatt Place New York Chelsea Hotel, a 510-room property located at 140 W. 24th St. in Manhattan. Developed by Magna Hospitality Group and designed by Gene Kaufman Architects, the hotel rises 45 stories and spans 173,000 square feet. The hotel also features a glass staircase to the hotel’s mezzanine space, a second-floor terrace bar area and a guest breakfast pantry. The second-floor terrace area includes a wall opening/glass hanger door leading to the bar, which includes a retractable enclosure system to ensure year-round use.

MINNEAPOLIS — D2 Capital Advisors has arranged a $48.6 million loan for the construction of a 123-room, luxury boutique hotel in the North Loop District of Minneapolis. Commutator LLC is the developer of the project, which will be located at 125 N. 1st St. The 133,000-square-foot hotel will feature a rooftop bar, cellar bar, retail space, meeting space and a restaurant. Snow Kreilich Architects is the project architect, Neri & Hu is designing the interiors and Greiner Construction is the general contractor. Construction is scheduled to begin this month with completion slated for the first quarter of 2023. Jack Cortese and David Frankel of D2 arranged the loan with a Seattle-based REIT.

SALT LAKE CITY — The Davies Group at Los Angeles-based George Smith Partners has secured $35.2 million in construction financing for the first phase of a hotel-to-multifamily conversion project in downtown Salt Lake City’s The Granary District. The five-acre site features two landmark towers. The first phase of renovation includes the transformation of the property’s south tower into a 184-unit multifamily asset with boutique-style amenities. The planned future phase includes the adaptive reuse of the property’s north tower. The land site offers 2.7 acres of excess developable land, creating an opportunity for future mixed-use infill development. Malcolm Davies, Zack Streit, Drew Sandler, Alexander Rossinsky, Aiden Moran, Brandon Asherian and Ben Tracy of The Davies Group sourced the financing on behalf of the undisclosed sponsor.

ROUND ROCK, TEXAS — Atlanta-based private equity firm Noble Investment Group has purchased the Hyatt Place Austin | Round Rock, a 138-room hotel located on the northern outskirts of Austin. Built in 2017, the pet-friendly property is situated within the La Frontera mixed-use development and offers a pool, fitness center, meeting rooms and complimentary breakfast service. The seller and sales price were not disclosed.

The Wylie Hotel

ATLANTA — Coral Gables, Fla.-based Driftwood Capital has bought The Wylie Hotel, a 111-room boutique hotel in Atlanta’s historic Old Fourth Ward neighborhood. The property, which opened in May 2021, is the only independent boutique hotel in Midtown Atlanta, according to Driftwood Capital. Kim King Associates and WHI Real Estate Partners were the sellers. The sales price was not disclosed. Located at 551 Ponce De Leon Ave. NE, The Wylie Hotel is situated adjacent to Ponce City Market, a mixed-use destination along the Atlanta BeltLine. The hotel is also just 1.5 miles from Georgia Tech, one mile from the North Avenue MARTA station and 12 miles from Hartsfield-Jackson Atlanta International Airport. The Wylie Hotel was formerly 551 Ponce, a 1920s-era hotel. The renovation and expansion of the property added a glass-enclosed sunroom on the first floor, which is home to Mrs. P’s Kitchen & Bar, along with a second-floor outdoor terrace and 11 restored guestrooms. The expansion project also included a five-level addition to the rear of the historic building, which added 100 guestrooms, administrative offices and a fitness center. Guestrooms on the fifth floor have private terraces with views of Ponce City Market.

BETHANY BEACH, DEL. — Privately held firm EOS Investors has opened Hotel Bethany Beach, a 101-room property located about two blocks from the Atlantic Ocean in coastal Delaware. EOS Investors acquired the pet-friendly property earlier this year and is planning a $5.5 million interior renovation. Amenities include a pool, fitness center, business center, 1,400 square feet of meeting and event space and complimentary breakfast service.

MIDDLETOWN, OHIO — Main Street Community Capital has unveiled plans for Hollywoodland, a 50-acre mixed-use development along the Great Miami River in Middletown. The city, which boasted a population of about 50,000 residents as of the 2020 census, is located 25 miles southwest of Dayton and 30 miles northeast of Cincinnati. Development costs for the project are estimated at $1.3 billion. The Middletown City Council met for over six hours this week to discuss the project with the public. The official vote on approving or denying the development is scheduled for Oct. 21. If approved, Hollywoodland would be a public-private partnership between the city and Main Street Community Capital. If approved, the development would include:  A luxury hotel with an attached, publicly owned convention center, rooftop bar and themed restaurants;  a family-oriented hotel with a water park; the adaptive redevelopment of an existing First National Bank building into a boutique hotel;  an indoor entertainment and concert venue;  an indoor amusement park;  3,000 deck-based parking spaces;  luxury, mid-rise multifamily units and condominiums;  a pre- and post-production motion picture studio with sound stages and support offices;  restaurants, bars, brew-pubs and cafes;  a comedy club; and lifestyle, convenience and recreational retail space.  The project …

NEW YORK CITY — Lightstone has topped out Moxy Williamsburg, a 216-room hotel in Brooklyn. Designed by Stonehill Taylor, the property will offer amenities such as a fitness center, coworking spaces, meeting and event rooms, a rooftop terrace and multiple food and beverage concepts. Leeding Builders Group is managing construction of the project. The opening is set for late 2022.

NEW YORK CITY — National investment and development firm Lightstone has topped out Moxy Lower East Side, a 303-room hotel located at the junction of Manhattan’s Little Italy, SoHo and Chinatown neighborhoods. The design team includes master architect Stonehill Taylor, interior design firms Michaelis Boyd and David Rockwell, who designed the restaurant and underground lounge. Other amenities will include a coworking lounge, fitness center and three meeting rooms. Completion is slated for late 2022.

DETROIT — Oxford Capital Group and Hunter Pasteur have broken ground on The Godfrey Hotel Detroit in the city’s Corktown neighborhood. The 227-room hotel will be situated at 1401 Michigan Ave., between Trumbull and Eighth streets. Completion is slated for 2023. Oxford’s wholly owned management affiliate, Oxford Hotels & Resorts LLC, will manage the property. The seven-story hotel will be home to I|O, an indoor/outdoor rooftop lounge with expansive views of downtown Detroit. The property will also feature a ground-floor restaurant, lobby bar, 5,500-square-foot ballroom and fitness center. The hotel will be affiliated with Hilton’s Curio Collection. Elkus Manfredi Architects is the project architect, and The Gettys Group is designing the interiors. Currently, there are Godfrey hotels in Chicago, Boston, Tampa and Hollywood. Project investors include several prominent Detroit families led by Nate Forbes and James Grosfeld. Founded in 1999, Hunter Pasteur has built and developed more than 1,500 single-family and multifamily projects in Southeast Michigan. Jordan Ray, Steve Buchwald and Jamie Matheny of Mission Capital Debt & Equity, part of Marcus & Millichap Capital Corp., arranged $64 million in financing for the development.
