NEW YORK CITY — DiamondRock Hospitality Co. (NYSE: DRH), a Maryland-based REIT, has sold the 725-room Lexington Hotel in Midtown Manhattan for $185.3 million, or roughly $256,000 per room. The sales price represents a cap rate of 5.4 percent based on the hotel’s 2019 net operating income. The Lexington Hotel features multiple meeting and event spaces. DiamondRock intends to invest the net proceeds from the sale in resort and urban lifestyle hotels. The buyer was locally based hospitality owner-operator MCR.

BOSTON — Shawmut Design & Construction has completed the renovation of the 312-room historic Langham hotel in Boston. The building was originally constructed in the early 1920s to house The Federal Reserve Bank of Boston and was designated as a historic landmark in 1978. Renovations included the addition of a new entrance canopy and awnings, a refurbished concierge and lounge area, a new staircase and upgraded finishes in guestroom corridors and other common areas. In addition, Shawmut renovated all of the hotel’s guestrooms, as well as the ballroom and the property’s multiple food and beverage spaces.
LOS ANGELES — Columbia Pacific Advisors Bridge Lending, a platform within Columbia Pacific Advisors, has provided a $27 million construction-to-bridge loan to recapitalize the Hyatt Hotel Nue in Los Angeles. Located at 1525 N. Cahuenga Blvd., the hotel will feature 64 guest rooms, a ground-floor lobby and restaurant, rooftop bar, lounge and pool, as well as an underground parking garage. The hotel is part of the Hyatt Unbound collection that caters to business travelers and tourists seeking a unique social experience. S3D Partners, led by Jayesh Kumar, owns the hotel. The group currently owns or maintains an interest in 12 hotels throughout California and Texas.
SEATTLE — American Life Insurance (ALI) has received a $122.7 million loan for the refinancing of 255 South King Street, an office and hotel property located in Seattle. PCCP provided the loan to ALI, which developed the mixed-use property in February 2018. 255 South King Street consists of a 209,476-square-foot office tower and a 23-story, 282-room Hilton Embassy Suites. The hotel features approximately 10,000 square feet of meeting and event space, a pool, and a fitness center. The office tower, which spans 11 stories above a seven-story retail and parking garage podium, was fully leased at the time of sale. Dave Karson, Chris Moyer, Stephen Michels, Zachary Kraft and Lauren Greenberg of Cushman & Wakefield’s Equity, Debt & Structured Finance team arranged the financing for the borrower.
PHOENIX — RED Development has announced that construction is underway for The Grove, a $300 million mixed-used development at the northwest corner of 44th Street and Camelback Road in Phoenix. Situated on 15 acres, the development will include the recently announced Global Ambassador hotel, a four-story office building, several ground-floor retail and restaurant spaces, two two-story office buildings, a self-storage facility by Hibernia Capital, a covered parking structure and an apartment building by StreetLights Residential. Completion of the first phase is slated for the latter half of 2022 with final completion and the hotel’s opening scheduled for fall 2023. The Grove is also the home to the new Phoenix Suns and Phoenix Mercury private training facility that opened in late 2020.
BASTROP, TEXAS — Redwood City, Calif.-based Ohana Real Estate Investors has purchased the 491-room Hyatt Regency Lost Pines Resort & Spa in Bastrop, an eastern suburb of Austin. The seller was an affiliate of Hyatt Hotels Corp. According to hotelbusiness.com, which tracks the hospitality industry, the sales price was $275 million. The 650-acre property features more than 36,000 square feet of indoor meeting space and 276,000 square feet of outdoor amenity space that includes a golf course, water park, amphitheater and an equestrian facility. In addition, the property adjoins the 1,100-acre McKinney Roughs Nature National Park. The deal follows Ohana’s acquisition of the 496-room La Cantera Resort & Spa in San Antonio.
NASHVILLE, TENN. — GBT Realty Corp., a Brentwood, Tenn.-based commercial development and investment company, has broken ground on the next phase of construction for Parke West, a mixed-use project located near Nashville’s West End neighborhood. The plans include a hotel, residential community, restaurants and retail space, which will all be situated within two towers. Parke West will also have a 450-space underground parking structure that will serve both towers. Developed, owned and managed by Nashville-based Chartwell Hospitality, the nine-story hotel is a dual-branded Hilton Garden Inn and Home2 Suites by Hilton. The hotels will feature a shared lobby and amenities, including a lobby bar and restaurant, fitness center, rooftop pool deck and approximately 4,000 square feet of flexible meeting space. Of the 172 rooms, 69 will operate as Home2 Suites, while the remaining 103 rooms are designated for Hilton Garden Inn. Plans for the 15-story, multifamily tower includes 210 one- and two-bedroom units. Community amenities will include a 12th floor outdoor swimming pool and deck, dog spa and a 24-hour concierge. BROOKSVILLE, FLA. — DSH Hotel Advisors has brokered the sale of a 57-room Microtel Inn & Suites by Wyndham hotel in Brooksville. Dennis Hopper of DSH represented the seller, an entity doing business as L&H LLC, and the buyer, Aarush Hospitality LLC. The sales price was not disclosed. The Microtel Inn & Suites by Wyndham is located at 6298 Nature Coast Blvd. near Interstate 75 and State Route 98. The hotel is located adjacent to Croom ATV Park, which has 2,600 acres of trails. According to its website, the hotel offers free breakfast and complimentary Wi-Fi, as well guest laundry services, an onsite gym and an outdoor pool. LAKE GEORGE, N.Y. — Boutique brokerage firm Muroff Hospitality Group has arranged the sale of Lake George Suites, a waterfront resort located in the Diamond Point area of Lake George in Upstate New York. The property includes a six-bedroom home, private beach, cottages, guestrooms, suites, pool and a marina with 20 docks and moorings. An entity doing business as Lake George Suites LLC sold the property to R.E. Hansen Industries Inc. for $3.2 million. Mitch Muroff of Muroff Hospitality Group represented both parties in the deal.
BIG SUR, CALIF. — Geolo Capital and its joint venture partner Wanxiang America Real Estate have sold Ventana Big Sur Resort, an Alila Resort in Big Sur. The buyer, an affiliate of the Hyatt Hotels Corp., bought the 160-acre property for $148 million. Geolo, which is the private equity investment arm of the John Pritzker family office, claims the $2.5 million-per-room price is a record for a North American resort. Built in 1975, Ventana Big Sur Resort is a 59-room property. Geolo Capital acquired Ventana in 2015 and then renovated and reopened the property in 2017. San Francisco-based interior design firm BraytonHughes Design Studio and Carmel, Calif.-based architectural firm Ray Parks & Associates led the renovation project. The renovations included a new Glass House Gallery, which showcases artwork, jewelry, pottery and photography from California-based artists, as well as upgrades to all the guestrooms, suites and villas. Additionally, outdoor fireside seating was added, and a new 7,000-square-foot Ocean Meadow Lawn was added for events and weddings with space for up to 200 guests.
