Waldorf-Astoria-Miami

MIAMI — A joint venture between Property Markets Group (PMG), Greybrook Realty Partners and S2 Development has launched condominium sales at the Waldorf Astoria Hotel & Residences Miami. The estimated development cost for the project is $970 million, according to Greybrook’s website.  The 800,000-square-foot project is located at 300 Biscayne Blvd. in the heart of downtown Miami. Rising 100 stories, the building is expected to be the tallest residential tower south of New York City, according to the development team.  The project will feature a five-star hotel operated under Hilton’s Waldorf Astoria banner and 360 condominiums with interiors by San Francisco-based design firm BAMO. Residences will offer floor-to-ceiling glass windows with views of the Atlantic Ocean.  Shared amenities at the Waldorf Astoria Hotel & Residences Miami are set to include a lounge named Peacock Alley, indoor and outdoor event spaces, a signature restaurant, resort-style swimming pool with cabanas, spa and fitness center. HUMBLE, TEXAS — Marcus & Millichap has brokered the sale of the Comfort Inn & Suites IAH Bush Airport East, a 61-room hotel located in the northern Houston suburb of Humble. Andrew Frosch, Louis Dan, Chris Gomes and Allan Miller of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were private investors that requested anonymity.

ROANOKE, TEXAS — Marcus & Millichap has brokered the sale of the 58-room Best Western Roanoke Inn & Suites in Roanoke, located north of Fort Worth in Denton County. Andrew Frosch, Chris Gomes and Allan Miller of Marcus & Millichap represented the seller, a private investor, in the transaction. Gomes and Miller also procured the buyer, another private investor. Both parties requested anonymity.

WILMINGTON, DEL. — Miami-based Driftwood Capital is underway on a $31 million project that will convert an 11-story office building in Wilmington, Del., into a 134-room hotel that will be operated under the Staybridge Suites brand. The new hotel, which is expected to open in the second quarter of next year, will offer a lobby lounge, fitness center, business center with meeting space and a convenience mart. First International Bank & Trust provided $14.9 million in construction and permanent financing for the project. Other partners include Whiting-Turner Contractor Co. and Dever Architects. Driftwood’s in-house hospitality management team will oversee operations of the property.

NEW YORK CITY — Fleet Financial Group has received approval from the New York City Board of Standards and Appeals for Eastern Emerald, a 350,178-square-foot hotel and multifamily project that will be located in the Corona neighborhood of Queens. The 25-story building will span a full city block and rise 372 feet. Distinct uses will include approximately 175,000 square feet of residential space, 149,500 square feet of hotel space and 25,000 square feet of retail space. London-based SASI Studio is designing the project in conjunction with architect of record Fleet Architects PC. Construction is scheduled to begin this summer, and completion is slated for 2024.

BETHANY BEACH, DEL. — Savills Inc. has brokered the sale of a 100-room Holiday Inn Express hotel in the coastal Delaware town of Bethany Beach. The hotel, which is located two blocks from the beach, is part of the InterContinental Hotels Group (IHG) family of brands and offers a business center and a 1,400-square-foot conference space. Marc Magazine and Tom Baker of Savills represented the seller, a partnership between two entities doing business as Bethany Boardwalk Group LLC and Bethany Beach Ocean Inn LLC, in the transaction. The buyer was EOS Acquisitions LLC.

The oceanfront hotel offers resort-like suites, a full-service spa and five meeting rooms. Marc Magazine and Tom Baker of Savills represented the seller, a partnership by entities doing business as Bethany Boardwalk Group LLC and Bethany Beach Ocean Inn LLC, in the transaction. The buyer was EOS Acquisitions LLC.

CLEARWATER BEACH, FLA. — Moss Construction will build the second phase of the J.W. Marriott Clearwater Beach in the Tampa Bay area. The beachfront project is expected to be completed in early 2023. Developed by Dr. Kiran Patel, the 450,000-square-foot property will include 162 hotel rooms and 36 furnished residential units. Community amenities will include an elevated 11th floor swimming pool and bar, spa, meeting rooms, ballrooms, gym and an ocean-front restaurant with private dining. The new addition will have approximately 250 feet of private beach for guests. Located at 691 S. Gulfview Blvd., the new hotel will offer views of the Gulf of Mexico and the Intercoastal from the private balconies.

Canopy-by-Hilton-RiverWalk-San-Antonio

SAN ANTONIO — Developer Hill Associates has completed the Canopy by Hilton RiverWalk, a 195-room hotel in San Antonio. The 22-story boutique hotel is a redevelopment of a historic former bank building that was originally constructed in the late 19th century. Amenities include a guest lounge, fitness center, meeting rooms and a terrace bar that includes a suspended bottle rack and an interactive water feature. The design team included Gensler (architect of record), Lake Flato Architects, Mark Zeff Design (interior) and TBG Partners (landscape).
