Owner of Residence Inn Chicago Hotel Receives $141M Refinancing Loan

CHICAGO — Prime LaSalle/Madison Partners (PLMP) has received $141 million for the refinancing of the 381-room Residence Inn Chicago Downtown hotel located at 11 S. LaSalle St. The hotel opened in September 2015 upon completion of the adaptive reuse of the 38-story Roanoke Building & Tower, a historic property built in three phases from 1915 to 1925. It was constructed originally as the Lumber Exchange Building and also served as a late Chicago school. The Prime Group Inc. and Michael Reschke own and control PLMP. Proceeds of the financing were used to repay the senior loan and preferred equity financing originally funded to acquire and construct the hotel; to establish reserves for working capital, interest and other items; and to pay fees and transaction costs. Loan terms were not disclosed.

Keystone Property Group Begins Development of 127-Room Hilton-Branded Hotel Near Philadelphia

CONSHOHOCKEN, PA. — Keystone Property Group has begun development of Hotel West +Main, a 127-room hotel in the northern Philadelphia suburb of Conshohocken that will be operated under the Tapestry Collection by Hilton brand. Keystone has partnered with Concord Hospitality Enterprises to develop and operate the boutique hotel, which is part of the 520,000-square-foot SORA West mixed-use development. The hotel is expected to open in the second half of 2022.

DivcoWest Tops Off 480,000 SF Life Sciences Building at Cambridge Crossing

BOSTON — DivcoWest has topped off a 480,000-square-foot life sciences building at 250 Water St. within Cambridge Crossing, a 43-acre mixed-use development that is located at the intersection of the cities of Boston, Cambridge and Somerville. Global biopharmaceutical firm Bristol Myers Squibb has preleased 360,000 square feet at the building, which is expected to be complete in the first quarter of 2022. Other life sciences users at Cambridge Crossing include Sanofi and Cerevel Therapeutics.

Marriott International Plans $250M Hotel in Reston Station Near Washington, D.C.

RESTON, Va. — Marriott International (NASDAQ: MAR) has unveiled plans for a $250 million luxury JW Marriott hotel in Reston, located between Washington, D.C. and Dulles International Airport. The building will rise 26 stories, featuring 250 guestrooms, 90 for-sale residential units, 15,000 square feet of meeting space, two restaurants, an executive lounge, swimming pool and fitness center. Marriott reached a franchise agreement with Comstock Holdings Cos. (NASDAQ: CHCI) to make the hotel the centerpiece for the next phase of Comstock’s Reston Station development. The hotel will anchor the Reston Row District, the newest section of the 60-acre, mixed-use, transit-oriented project. Reston Row District is located adjacent to Reston’s first Silver Line station, offering public transportation to D.C. via the Washington Metropolitan Area Transit Authority. When completed, Reston Row District will feature two office towers totaling approximately 500,000 square feet; a 350-unit multifamily building; 65,000 square feet of retail, service and fitness spaces; and a 2,500-space underground parking garage, all surrounding a 1.2-acre central park. DENVER — PCCP has provided a $30.2 million loan to Colorado-based McWhinney for the acquisition of Hotel Indigo Denver Downtown, a full-service hotel located at 1801 Wewatta St. in Denver. Built in 2017 as part of the Union Tower West Development, the hotel features 180 guest rooms, 1,400 square feet of meeting space, a fitness center, business center and small pantry shop. Additionally, the hotel includes an 85-seat restaurant that the new ownership will re-concept to cater to both hotel visitors and local customers.

BEAVERTON, ORE. — A joint venture between Dallas-based NewcrestImage and Portland-based Centerbury Hotel Group has opened Hyatt House Portland/Beaverton. The hotel is located at 12820 SW Crescent St. in Beaverton, approximately seven miles west of downtown Portland. Situated in the downtown area, the property features 125 guest rooms, including 13 apartment-style suites with fully equipped kitchens and separate living spaces. Additional hotel amenities include two indoor lounges, an outdoor patio and barbecue area, 635-square-foot meeting room, 24-hour gym and mini-market. The Hyatt House in Beaverton marks the first joint venture for the companies. NewcrestImage currently owns and operates 30 hotels nationwide, and Canterbury Hotel Group has a portfolio of 10 hotels in the Pacific Northwest.

MBA: Commercial, Multifamily Borrowing Falls 18 Percent in Fourth-Quarter 2020

WASHINGTON, D.C. — Commercial and multifamily mortgage loan originations were 18 percent lower in the fourth quarter of 2020 compared to a year ago, and increased 76 percent from the third quarter of 2020, according to the Mortgage Bankers Association’s (MBA) Quarterly Survey of Commercial/Multifamily Mortgage Bankers Originations. A decrease in originations for hotel, retail, office and healthcare properties led the overall decline in lending volumes when compared to the fourth quarter of 2019. There was a 79 percent year-over-year decrease in the dollar volume of loans for hotel properties, 72 percent dip for retail properties, 6 percent decline for office properties and a 12 percent decrease for healthcare properties. Industrial property loan originations increased 15 percent, while multifamily property lending rose 14 percent. Jamie Woodwell, MBA’s vice president of commercial research, says that unsurprisingly the data shows that the property types most affected by the pandemic struggled to transact. “Borrowing and lending remain weakest for the property types most impacted by the pandemic — particularly hotel and retail buildings,” says Woodwell. “Multifamily, led by government-backed financing from FHA, Freddie Mac and Fannie Mae, continued to see the strongest commercial mortgage activity.” Among investor types, the dollar volume of loans …

Hodges Ward Elliott Arranges Sale of 486-Room Sheraton Lake Buena Vista Resort in Orlando

ORLANDO, FLA. — Hodges Ward Elliott (HWE) has arranged the sale of Sheraton Lake Buena Vista Resort, a 486-room hotel located at 12205 S Apopka Vineland Road in Orlando. Mark Elliott, Daniel Peek, Rudy Reudelhuber and Alexandra Lalos of HWE represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed. The seller previously implemented an extensive multimillion-dollar renovation to upgrade the property to a resort-style complex. The Sheraton Lake Buena Vista Resort is located one mile from Walt Disney World. The property offers numerous guest amenities including four restaurants, two outdoor pools and a full-service spa. In addition, the resort features two bars/lounges, a 24-hour fitness center, a poolside bar and free transportation to all Disney theme parks. Shaner Hotels Opens 145-Room SpringHill Suites Property in Dublin, Ohio

DUBLIN, OHIO — Shaner Hotels has opened a 145-room SpringHill Suites by Marriott hotel in Dublin’s Bridge Park. Shaner will operate the hotel in partnership with Crawford Hoying, a real estate developer headquartered in Central Ohio. The all-suite hotel features complimentary breakfast, a fitness center, lobby bar and 840 square feet of meeting space. Bridge Park is a 30-acre development along the Scioto River, about 18 miles northwest of Columbus, that features residential, retail, office and green space.

Barbat Holdings Completes Transformation of Former Archdiocese Building in Detroit, Leases to Sonder

DETROIT — Barbat Holdings LLC, a West Bloomfield-based development firm, has completed the transformation and revitalization of 305 Michigan Ave. in Detroit. Now known as Gabriel Houze, the 100,000-square-foot, 10-story property is located in the city’s central business district across from the Westin Book Cadillac. Built in 1915 and formerly known as the Gabriel Richard Building, the property housed the Archdiocese of Detroit for over 50 years. Furniture store Weil & Co. first occupied the property upon its opening. CIBC financed the project in partnership with Invest Detroit. Sonder USA Inc., a residential hospitality concept that offers short-term rentals, has leased the entire building except for 8,000 square feet of retail space on the ground floor. Sonder will offer 125 units for lease. The Houze Living brand is a subsidiary of Barbat Holdings. The developer expects to complete Montgomery Houze in Ann Arbor and Birmingham Houze in Birmingham this summer.
