PORTLAND, MAINE — Fathom Cos., a locally based hospitality development and management firm, has debuted The Weldon, a 13-room boutique apartment-style hotel in Portland. Local businessmen Chris DiMillo and Jay Hibbard own The Weldon, which offers one- and two-bedroom suites with fully equipped kitchens, washers and dryers and individual sound systems. Shared amenities include a fitness center and private office spaces. Rates start at $399 per night.

CARY, N.C. — The development team behind the 92-acre Fenton mixed-use development in Cary, which includes Hines, Columbia Development and Affinius Capital, has announced a new 186-room hotel coming to the development. The master developers are bringing on Mainsail Lodging & Development and Ross Hotel Partners to co-develop the seven-story hotel, with Mainsail also signed on to operate the property upon completion. The developers will break ground in first-quarter 2025 and open the hotel in first-quarter 2027. Designed by BRPH, the hotel will be a member of the Tribute Portfolio Hotels by Marriott International family of brands and will feature a second-floor signature restaurant and bar; a lobby bar and coffee shop; 6,000 square feet of event space spanning six meeting rooms; a ballroom to accommodate groups up to 300 people; and a 1,500-square-foot culinary studio for cooking demonstrations and ticketed experiences. Other amenities will include a fitness center and an outdoor heated pool with an expanded sundeck. Additionally, the master developers have signed office leases with two new tenants. NEW YORK CITY — Ariel Property Advisors has arranged an $8.7 million loan for the refinancing of a retail and hospitality portfolio in Manhattan’s Theater District. The fully occupied portfolio consists of two properties, both of which feature bars/restaurants that are owned and operated by the undisclosed borrower. In addition, the second property has a boutique hotel occupying floors three through six that is leased to a third-party operator. The direct lender and addresses of the property were also not disclosed. Ben Schlegel, Matt Swerdlow, Christoffer Brodhead and Rhea Vivek of Ariel originated the three-year loan.

AMARILLO, TEXAS — PMZ Realty Capital has arranged a $19 million loan for the refinancing of a dual-branded hotel in Amarillo. The hotel opened in 2021 and totals 235 rooms under the Four Points and Fairfield Inn & Suites flags, which are part of the Sheraton and Marriott family of brands, respectively. The names of the borrower and the CMBS lender that provided the loan were not disclosed.

LA CROSSE, WIS. — Marcus & Millichap has arranged the sale of a 107-room Home2 Suites by Hilton hotel in La Crosse, a city in southwest Wisconsin on the Mississippi River. The sales price was undisclosed. Built in 2016, the four-story property features an indoor pool, business center and fitness center. Ebrahim Valliani, Michael Klar and Dan Danielak of Marcus & Millichap represented the seller, while Valliani and Klar procured the buyer. Both the buyer and seller were regional hotel ownership groups. Chris Gomes and Allan Miller of Marcus & Millichap provided additional support for the transaction, and Todd Lindblom, broker of record in Wisconsin, assisted in closing the sale.

JAMUL, CALIF. — The Jamul Indian Village Development Corp. (JIVDC), a subsidiary of the Jamul Indian Village, has released plans for a $270 million Jamul Hotel to accompany the Jamul Casino in Jamul, approximately 20 miles east of San Diego. C.W. Driver Cos., as general contractor and construction manager, has topped out the 16-story project, which is slated for completion in spring 2025. The 254,000-square-foot hotel will feature 200 guest rooms, including 52 suites, an upscale restaurant, speakeasy bar, resort spa, banquet space and rooftop pool. The property will also feature a 350-space parking structure.   JCJ Architecture provided architectural services for the project.

1300-116th-Ave-Bellevue-WA

BELLEVUE, WASH. — Seattle-based Kauri Investments has acquired a freestanding medical office building, located at 1300 116th Ave. in the Seattle suburb of Bellevue, for $6.7 million. The seller and existing tenant, Eye Clinic of Bellevue, will lease back the 5,519-square-foot building until the ophthalmology practice moves into a more modern facility. Once the lease ends, Kauri plans to redevelop the asset, which is on a large parcel, into a 150-key hotel. Kauri Investments currently owns six other hotel sites Washington and Oregon. Pat Mutzel of Cushman & Wakefield’s private capital group in Seattle brokered the off-market transaction.

Northside-SanTan-Village-Gilbert-AZ

GILBERT, ARIZ. — Okland Capital and San Tan Development Group have broken ground on Phase I of Northside at SanTan Village, a mixed-use development in the Phoenix suburb of Gilbert. The first phase will feature 37,245 square feet of retail and restaurant space spread across six buildings. Completion of phase one is slated for mid-2025, with a grand opening expected in fall 2025. The hotel component is scheduled to deliver shortly after and future uses are currently being designed. At full build-out, Northside at SanTan Village will span 20 acres and feature a 134-key hotel, retail, restaurants and community green space. Development costs were estimated at $100 million. The project team includes Okland Construction as general contractor and Aline Architecture Concepts as architect for the retail center. Bryan Babits and Alberto Caballero of Western Retail Advisors are handing leasing for the project’s retail and restaurant spaces.

WASHINGTON, D.C. — Cronheim Hotel Capital has arranged a $42.3 million acquisition loan for Cambria Hotel Washington, D.C. Convention Center, a 182-room hotel located at 899 O St. NW in downtown D.C. Built in 2014 by Concord Hospitality, the hotel is situated with a half-mile of the Walter E. Washington Convention Center and features a rooftop gathering area. The borrower, locally based Frontier Development & Hospitality Group, plans to overhaul the hotel and rebrand it to the Hyatt House flag. Other details of the renovation and loan underwriting were not disclosed.

ATLANTA — The LCP Group has provided an undisclosed amount of construction financing for the development of Moxy Centennial Olympic Park, a 183-room hotel in Atlanta’s downtown entertainment district. The developer is a partnership between Atlanta-based Nexera Capital and Emerge Hospitality Group. Upon completion, the property will feature 13 stories, with a rooftop restaurant and lounge, lobby bar and ground-level retail space. The hotel’s opening is scheduled for the second quarter of 2026. Nearby attractions include the Georgia Aquarium, World of Coca-Cola, State Farm Arena and the Mercedes-Benz Stadium, the home arena of the Atlanta Falcons and Atlanta United.
