MIAMI — Netherlands-based hotel chain citizenM and developer Miami Worldcenter Associates have broken ground on a new citizenM hotel in downtown Miami. The hotel will be part of a $4 billion mixed-use development called Miami Worldcenter. Owner, operator and developer citizenM and master developer of the mixed-use campus Miami Worldcenter Associates will make the 700 NE 2nd Ave. property into a 12-story, 351-room hotel spanning 128,000 square feet. According to plans from general contractor Suffolk Construction and architectural firm Gensler, the hotel will feature a sundeck and rooftop bar, as well as 1,850 square feet for societyM, citizenM’s branded creative spaces and meeting rooms. The site is located across the street from the MiamiCentral terminal and adjacent to Miami Worldcenter’s pedestrian-only, open-air shopping promenade. Miami Worldcenter is a 27-acre “city within a city” delivering in phases. It will feature residential, commercial and hospitality uses, as well as of 300,000 square feet of retail, restaurant and entertainment space. DEERFIELD, ILL. — Marcus & Millichap has brokered the sale of the Red Roof Inn Deerfield, a 115-room hotel, for $4.9 million. The property is located at 340 S. Waukegan Road. Ebrahim Valliani, Michael Klar, Allan Miller and Chris Gomes of Marcus & Millichap secured and represented the buyer, a private investor. Seller information was not disclosed.
WHITEFISH, MONT. — Berkadia’s Hotels & Hospitality team has arranged the sale and financing of TownePlace Suites Whitefish Kalispell, an all-suite hotel in Whitefish. Scottsdale, Ariz.-based Glacier House Hotels sold the asset to Venture Hospitality for an undisclosed price. Matt Bailly and Spencer Scott of Berkadia represented the seller, while Adrienne Kautzman, also of Berkadia, secured financing for the buyer in the deal. The 10-year, fixed-rate loan features a 60 percent loan-to-cost ratio and three years of interest-only payments. Built in 2018, the 81-suite hotel is located next to Glacier National Park and the Going-to-the-Sun highway. The property is also near Glacier International Airport, Whitefish Lake, Whitefish Mountain Resort and Flathead Lake.
Republic Urban Properties, Principal Real Estate Plan $401M Gateway at Millbrae Station Mixed-Use Project in Bay Area

MILLBRAE, CALIF. — A partnership between Republic Urban Properties and Principal Real Estate Investors is preparing to break ground on a transit-oriented, mixed-use project named Gateway at Millbrae Station in Millbrae, a suburb just south of San Francisco. Located at the Millbrae Bay Area Rapid Transit (BART) station, the development will comprise 157,000 square feet of office space, 320 market-rate apartments, 80 affordable housing units, a 164-room hotel, 400 homes and 44,000 square feet of retail. Development costs are estimated at $401 million. The two developers formed a partnership called Republic Millbrae LLC, which will finance, construct and own the residential and office components of the project. “Gateway at Millbrae Station promises to be the new standard for revitalizing transit stations by increasing ridership while increasing revenues and creating much-needed affordable housing and jobs for the city of Millbrae and San Mateo County,” says Michael Van Every, president and CEO of Republic Urban Properties. WATERTOWN, WIS. — Marcus & Millichap has negotiated the $5.8 million sale of a 79-room Holiday Inn Express hotel in Watertown, which is situated in between Madison and Milwaukee. Built in 1996, the property is located at 101 Aviation Way. Ebrahim Valliani, John Yurich, Allan Miller and Chris Gomes of Marcus & Millichap marketed the hotel for sale on behalf of the seller, a private investor. Jake Erickson and Jared Plamann of Marcus & Millichap’s Minneapolis office secured and represented the buyer, a limited liability company.
AUSTIN, TEXAS — Marcus & Millichap has brokered the $36.2 million sale of a portfolio of five Candlewood Suites hotels totaling 517 rooms in Texas and Oklahoma. Two of the assets are located in San Antonio and Midland, and the other three are located in the Oklahoma cities of Lawton, McAlester and Bartlesville. Allan Miller and Chris Gomes of Marcus & Millichap represented the seller, KJ Properties LLC, and procured the buyer, a Texas-based investment firm.
SAN ANTONIO — Hospitality Real Estate Counselors (HREC) has arranged the sale of the 384-room Hilton San Antonio Airport hotel. The property is located less than a mile from San Antonio International Airport and offers a pool, fitness center, business center and meeting space. Mike Armstrong and Arnold Armstrong of HREC handled the transaction. Both the buyer and seller were not disclosed.
NEW ORLEANS — A partnership has purchased the 1,193-room Hyatt Regency New Orleans and will continue to manage the property as a Hyatt hotel. A partnership between investment company ERG, GMB Properties, The Berger Co. and asset management firm Fulcrum Hospitality purchased the downtown New Orleans hotel for an undisclosed price. The seller was Los Angeles-based Poydras Hotel Holdings Co. The ownership team plans to invest $20 million in capital investments over the next few years. According to ERG Enterprises, the sale represents the largest hotel acquisition in Louisiana history and the first time the Hyatt Regency will fall under local majority ownership. The Hyatt Regency New Orleans is the third-largest hotel in New Orleans and is accessible to sports venues including Mercedes-Benz Superdome and Smoothie King Center. Established in 1976, the 601 Loyola Ave. property occupies a space near the French Quarter and Mississippi Riverfront and features a pool, fitness center and meeting facilities.
MILWAUKEE — Midas Hospitality has acquired Aloft Milwaukee Downtown, a 160-room hotel located at 1230 Old World Third St. The purchase price was nearly $26.5 million, according to the Milwaukee Business Journal. Jackson Street Holdings LLC developed the property in 2009. The hotel is home to five meeting rooms, a bar, fitness center, indoor swimming pool and outdoor space. It is adjacent to Fiserv Forum, the new arena for the Milwaukee Bucks basketball team. This is the third hotel Midas has acquired through its Midas Hotel Fund, which has raised $25 million to date. Aloft is under the Marriott umbrella of hotels.
FREDERICKSBURG, TEXAS — Chicago-based Mag Mile Capital has provided a $5.5 million CMBS loan for the 78-room Fairfield Inn & Suites by Marriott hotel in Fredericksburg, about 80 miles west of Austin. The property offers a pool and a fitness center. The loan carried a sub-5 percent interest rate and a 30-year amortization schedule. The borrower was not disclosed.
