NEW YORK CITY — JBA Equities has arranged a $135 million loan for the refinancing of the Mondrian Park Avenue hotel in the NoMad district of Manhattan. Journal Hotels manages the 190-room hotel, which opened in October 2017. KeyBank Real Estate Capital provided a $110 million senior mortgage loan and South Korea-based Fidelis Asset Management provided a $25 million mezzanine loan. Jonathan Aghravi, Charles Han and Eli Terry of JBA Equities, along with Tal Bar-or of Lantern Real Estate, secured the loan for the borrower, Moin Development.

Madison Realty Capital Provides $210M Construction Loan for Four Seasons Hotel, Condos in Fort Lauderdale

FORT LAUDERDALE, FLA. — Madison Realty Capital has provided a $210 million construction loan for the development of the Four Seasons Hotel and Private Residences located at 525 N. Fort Lauderdale Beach Blvd. in Fort Lauderdale. The borrower, Fort Partners, will use the financing to complete vertical construction on the 22-story Four Seasons-branded development, located approximately two miles from downtown Fort Lauderdale and adjacent to the Atlantic Ocean. The property, situated on an entire city block, will feature 148 hotel rooms and 83 residential condominium units, of which 60 percent have been presold. The hotel and condominiums will feature access to multiple infinity pools, five-star restaurants, ballrooms, meeting spaces, a fitness center, spa center and valet parking. Fort Partners holds the exclusive right to develop Four Seasons-branded properties in Florida and its previous developments include the Surf Club Four Seasons Hotel and Residences in Surfside and the Four Seasons Hotel Palm Beach. The new Four Seasons project in Fort Lauderdale is expected to open in 2021.
Ryman Hospitality to Purchase Block 21 Mixed-Use Campus in Downtown Austin from Stratus for $275M

AUSTIN, TEXAS — Ryman Hospitality Properties Inc. (NYSE: RHP) has reached an agreement with Stratus Properties Inc. (Nasdaq: STRS) to purchase Block 21, a mixed-use and entertainment development occupying a full city block in downtown Austin. Ryman has agreed to purchase the property from Stratus for $275 million, including a debt assumption of $142 million. Block 21 houses Austin City Limits Live at the Moody Theater, a 2,750-seat venue that hosts America’s longest running music series, Austin City Limits. Past artists that have played the annual concert series include Dave Matthews Band, Lauryn Hill, Beck, Elvis Costello, Coldplay, Robert Plant, Cyndi Lauper and B.B. King. The project also features W Austin Hotel & Residences, 3TEN ACL Live club, 40,000 square feet of Class A office space and 18,000 square feet of retail and restaurants, including Starbucks and Urban Outfitters. CAPE GIRARDEAU, MO., CARUTHERSVILLE, MO., AND NEW CUMBERLAND, W.V. — VICI Properties Inc. (NYSE: VICI), a New York City-based REIT that specializes in casinos, has acquired three such properties in Missouri and West Virginia. Eldorado Resorts Inc. sold the assets for $278 million in an all-cash deal. In Missouri, Isle Casino Cape Girardeau is located in Cape Girardeau in the southern part of the state, while Lady Luck Casino is a riverboat casino in Caruthersville, located even further south near the Tennessee-Missouri border. Both cities are situated along the Mississippi River. In West Virginia, Mountaineer Casino, Racetrack & Resort is in New Cumberland, a city situated along the Ohio River in the northern part of the state. Isle Casino opened in 2012 and features 41,500 square feet of casino space, three dining venues, a pavilion and an entertainment center. Lady Luck opened 1995 and consists of a dockside casino spanning 21,500 square feet, two restaurants and a 40,000-square-foot pavilion. Mountaineer opened as a racetrack and resort in 1951. The casino debuted in 1994 and offers a 357-room hotel, five dining venues, 1,486 gaming machines and 36 table games. AUSTIN, TEXAS —A partnership between C12 Capital Management LP and Sardis Developments is underway on construction of Loren at Lady Bird Lake, a 108-room luxury hotel in Austin that will be operated by New York-based Loren Hotel Group. The property will also feature 26 for-sale residences, including two penthouses. Amenities will include a pool, fitness center, spa and a bar and lounge with an outdoor seating area. Site work has begun and completion is scheduled for the fourth quarter of 2021. Rhode Partners is the project architect, and Hoar Construction is the general contractor. Michael Landon of CBRE arranged an $80 million first lien construction loan through Hall Structured Finance for the project.
ST. LOUIS — Chesapeake Hospitality has opened an 88-room Hotel Indigo in downtown St. Louis. Located at 501 Olive St., the boutique hotel property features a restaurant, rooftop bar and event spaces. The project involved the redevelopment of the former LaSalle Building, an office building dating back to the early 1900s. Each guest room pays homage to the building’s history and location within its décor. Guests have access to mini-refrigerators, complimentary Wi-Fi and USB charging ports.
INDIANAPOLIS — U.S. OCG has acquired a 497-room, three-property Marriott hotel portfolio in Indianapolis for an undisclosed price. The hotels, located adjacent to each other, include a 315-room Marriott, a 119-room Delta and a 63-room Fairfield Inn & Suites. Together, they include more than 90,000 square feet of meeting space. Nate Sahn, James Foxx, Pravin Boteju and Stephen LaMotte Jr. of CBRE represented the seller, a joint venture between Shadeland Enterprises LLC and Midwest Investments Associates LLC.
NEW HAVEN, CT. — Noble Investment Group has acquired the 135-room New Haven Hotel at Yale University. Noble plans to reposition the hotel to capitalize on the area, which includes Yale University and the Yale-New Haven Hospital, the primary teaching hospital for the Yale School of Medicine and the Yale School of Nursing. The hotel features a business center and fitness center as well as 1,000 square feet of flexible meeting space. The sales price was undisclosed.
PHOENIX — Cambria Hotels, an upscale brand franchised by Choice Hotels International, has opened its third hotel in Arizona: Cambria Hotel Downtown Phoenix Convention Center. Situated at 222 E. Portland St., the seven-story, 127-room hotel features a spacious rooftop, multi-function meeting and event space, a pool with cabanas and bar, a state-of-the-art fitness center and Poppy, an on-site restaurant. Guest rooms feature modern fixtures, abundant lighting and plush bedding, as well as spa-style bathrooms. Oxford Hotels & Resorts manages the hotel, which was developed by True North Studio.
DALLAS — Locally based developer Hall Group has opened the HALL Arts Hotel, a luxury boutique hotel located in the Dallas Arts District. Designed by HKS Architects, the property features a 183 guest rooms, 19 suites, a restaurant and lounge, rooftop pool, fitness center, contemporary art collection and more than 6,000 square feet of meeting and event space. The property is the first hotel to open in the district.
