NEW YORK CITY — The Gehr Group has arranged $20 million in financing from MidFirst Bank for the leasehold interest in the Fairfield Inn & Suites Manhattan/Times Square, completing a $181 million recapitalization of the New York assets held by its newly formed subsidiary, Gehr Hospitality. The first phase of the recapitalization took place in July 2016, when the company secured a $60 million loan from French bank Natixis for the fee interest in the Fairfield Inn & Suites Manhattan/Times Square, a $46.7 million loan from Wells Fargo for the fee interest in the Four Points by Sheraton/Midtown Times Square, and a $54.5 million loan from Guardian Life Insurance Company for the leasehold interest in the Four Points by Sheraton / Midtown Times Square.

MADISON, WIS. — Waterton will manage the Sheraton Madison Hotel following the company’s recent sale of the property. The hotel’s new owner, DeFoor Brothers Development, purchased the property from a joint venture of Waterton and Marcus Hotels & Resorts, its previous manager. Located at 706 John Nolen Drive, the eight-story Sheraton is 2.5 miles from the University of Wisconsin-Madison campus. Built in 1972, the Sheraton will undergo a multimillion-dollar renovation that will update both guestrooms and corridors. The initial phase is scheduled to begin in August, with completion slated for late 2017. A subsequent phase in early 2018 will update the lobby, restaurant and bar areas. Hotel amenities include an indoor pool and whirlpool/hot tub, fitness center, computer workstations and Sheraton Club Lounge.
ST. PAUL, MINN. — Dougherty Funding LLC has provided a $15.1 million loan for the construction of a Residence Inn by Marriott in St. Paul. The 102-room hotel will be located on Grand Avenue adjacent to the Children’s Hospital and Allina’s United Hospital, with close proximity to the St. Paul Convention Center and Xcel Energy Center. Included in the project is the preservation of a firehouse that is the City of St. Paul’s oldest remaining municipal building, constructed in 1871. Dougherty Funding served as lead lender and servicer for the loan. St. Paul Hotel Ventures LLC was the borrower.
GUNNISON, COLO. — A limited liability company has acquired the 107-room Holiday Inn Express & Suites Gunnison for $9.7 million. The hotel is located at 910 E. Tomichi Ave., southeast of Grand Junction. The LLC plans to improve the hotel. Gordon Allred, Shane Hanrahan and Neville Rustomjee of Marcus & Millichap represented the buyer. Allred and Rustomjee also represented the seller, another LLC, in this transaction.
FORT LEE, N.J. — PMZ Realty Capital has arranged a $23.7 million construction loan for Hyatt Place Fort Lee. The 168-room property will offer rooms including work desks, refrigerators, coffee makers and an in-room safe. The hotel also features complimentary breakfast.
LIVERMORE, CALIF. — A 108-room Home2 Suites by Hilton has opened in Livermore. The hotel is located at 2625 Constitution Drive. Common-area amenities include an outdoor saline pool, barbecue grills and fire pit with seating. The hotel is situated near wine country, corporate businesses in the Tri-Valley area, Shadow Cliff’s Regional Recreation Area, San Francisco Premium Outlets and Del Valle Regional Park.
Commercial & Investment Properties Opens $28M Hotel, Condo Property in Downtown Knoxville

KNOXVILLE, TENN. — Commercial & Investment Properties has opened The Tennessean Personal Luxury Hotel & Residences, a $28 million hotel and condominium development located at 531 Henley St. in downtown Knoxville. The property features 82 hotel rooms and 12 condominiums, as well as amenities for guests and owners including a fitness center, valet parking, room service and the Drawing Room lounge. McCarty Holsaple McCarty designed The Tennessean, which is situated near Market Square, World’s Fair Park and the University of Tennessee.
BRIDGEWATER, N.J. — Hampton Inn & Suites is now open in Bridgewater. RD Management owns the 133-room property and developed it in partnership with XSS Hotels. Colwen Hotels will manage the property. Located at 1277 Route 22 W., the hotel is located near I-287 and Bridgewater Commons Mall. Amenities include an indoor heated pool, fitness center, meeting space, 24-hour business center, free breakfast, an on-site lounge and bar, 24-hour snack shop and complimentary Wi-Fi.
NEW YORK CITY — HFZ Capital Group, a Manhattan-based real estate development and investment company, has secured construction financing for The Eleventh, a mixed-use development located at 76 11th Ave. between 17th and 18th streets. A British financial institution provided HFZ Capital with construction financing for the development. HFZ’s John Shannon directed the firm’s negotiations to secure the financing. Situated on the Far West Side of Chelsea, The Eleventh is slated to open in 2019 featuring two towers between the High Line and the Hudson River. Bjarke Ingels Group designed the project. In addition to residences, Six Senses Hotels Resorts Spas will open its flagship North American hotel inside the project. HFZ originally secured $870 million in acquisition and pre-development financing in May 2015 from a consortium of lenders, including JPMorgan, BlackRock and SL Green Realty. Construction of The Eleventh has already begun, and sales of condominium residences will begin later this year.
REDONDO BEACH, CALIF. — The 184-unit Homewood Suites by Hilton has opened in Redondo Beach. The hotel is located at 2430 Marine Ave. The new property offers studio, one- and two-bedroom accommodations with fully equipped kitchens and separate living and sleeping areas. The hotel also provides complimentary breakfast, an evening social Monday through Thursday, Wi-Fi and grocery shopping service. Common-area amenities include an outdoor pool, whirlpool, sports court, fire pit, grill area and fitness center. The property also offers 1,157 square feet of flexible space for meetings and social events. Mogul Capital developed the property, which Evolution Hospitality manages.
