ANCHORAGE, ALASKA — PACE Loan Group (PLG) has completed the third tranche of C-PACER financing for The Aviator Hotel in downtown Anchorage. With this round of $10 million financing, the hotel has received $16.7 million in Commercial Property Assessed Clean Energy & Resilience (C-PACER) loans to support the renovations and upgrades to the 1970s-era hotel, which is being redeveloped into a modern, Class A hotel. Once the renovation is complete in late 2024, The Aviator Hotel will have 250 rooms and suites, a retail store, coffee shop, brewery, bar and a restaurant with year-round outdoor deck with views of Denali, the highest mountain peak in North America. Renovation of the property began in 2022. To date, 61 room updates have been completed. Renovations include energy conservation measures, including HVAC upgrades, building envelope, water fixtures, lighting, insulation, snow-load management and energy-efficient heating. The conservation measures are expected to save an average of $259,773 in energy costs annually over the next 30 years, and the resilience improvements will increase the building’s resistance to extreme weather events. Matthew McCormack of PLG originated the C-PACER loans, which required collaboration with other municipal and private funding sources.

STERLING HEIGHTS, MICH. — Lionheart Capital has unveiled plans for the $1 billion mixed-use redevelopment of Lakeside Mall in the Detroit suburb of Sterling Heights. The redevelopment process will begin with the demolition of the enclosed regional mall following its closure on July 1. The new development will be anchored by a mixed-use town center and central park featuring shops, offices, coffee houses, restaurants, an area for community gatherings and events, and a two-story community center with recreational amenities including swimming pools, fitness facilities and libraries.  The project is also set to include a hotel and residential space, details of which were not disclosed, as well as 30 acres of public space, parks and infrastructure. Plans include the addition of walking, biking and hiking trails that connect to local trail networks including the Iron Belle Trail, Freedom Trail and Dodge Park Trail.  Groundbreaking on the town center is scheduled for late 2025. The development team includes master architect CallisonRTKL, landscape designer SWA and civil engineer Giffels Webster. A completion timeline was not disclosed. TAMPA, FLA. — Strategic Property Partners LLC has unveiled the next phase of Water Street Tampa, the company’s $3 billion mixed-use neighborhood underway in downtown Tampa. The next phase includes three separate buildings: a residential condominium building, a build-to-suit office complex and a hospitality/entertainment destination just north of Amalie Arena, home of the NHL’s Tampa Bay Lightning. The condo tower and office buildings will be situated on an extension of Water Street Tampa that is currently under construction on East Cumberland Avenue. The third property will feature a select-service hotel, parking garage and entertainment uses, including food-and-beverage options and a live music venue. Designed by Gensler Architects with Nichols Architects acting as architect of record, the condo tower will be the tallest building within Water Street Tampa, joining other multifamily properties Asher, Cora and Heron. Designed by Kohn Pedersen Fox, the office complex will feature ground-floor retail space and will join Thousand & One as the second office component. ROCHESTER, MINN. — Marcus & Millichap has arranged the sale of the Microtel Inn & Suites Rochester South for an undisclosed price. The 88-room, recently built property is located at 4165 Maine Ave. SE. Jon Ruzicka, Jake Erickson, Jared Plamann and Joseph Ferguson of Marcus & Millichap represented the buyer and seller, details of which were not provided.

LAKE ZURICH, ILL. — Marcus & Millichap has arranged the sale of the Holiday Inn Express & Suites Lake Zurich-Barrington, an 86-room hotel in the northwest Chicago suburb of Lake Zurich. The sales price was undisclosed. The three-story property is located at 197 S. Rand Road. Amenities include an indoor heated pool, breakfast area and fitness center. Ebrahim Valliani and Michael Klar of Marcus & Millichap represented the buyer and seller, both of which were private investors. Chris Gomes and Allan Miller of Marcus & Millichap were also listed on the deal as supporting brokers.

DENVER — Walker & Dunlop has arranged a $55 million refinancing for DoubleTree by Hilton Hotel Denver, a two-tower hotel in Denver’s Central Park submarket. Located at 3203 Quebec St., the 561-key hotel offers an indoor pool, hot tub, fitness center, on-site restaurant, business center and meeting rooms. Adam Schwartz, Aaron Appel, Jonathan Schwartz, Keith Kurland, Michael Diaz, Triston Stegall and Christopher de Raet of Walker & Dunlop arranged the loan for the borrowers, Taconic Capital Advisors LP, Pyramid Global Hospitality and Triangle Capital Group. Hudson Bay Capital provided the nonrecourse loan that carries an initial two-year term with a 12-month extension option.

PETERSBURG, VA. — The City of Petersburg has selected Bruce Smith Enterprise and The Cordish Cos. to co-develop a $1.4 billion gaming and entertainment district at the intersection of Wagner Road and I-95 in Petersburg, roughly 24 miles south of Richmond. The Petersburg City Council unanimously approved the joint venture partnership, which responded to a request for proposal (RFP) issued by the city as the preferred development partner on the mixed-use project. Upon completion, Live! Casino & Hotel Virginia will comprise more than 400,000 square feet of gaming, hotel and dining space, as well as 35,000 square feet of meeting and convention space; a 200-room hotel; 1,600 slot machines; 46 table games; a sportsbook; 3,000-seat entertainment venue; and eight food-and-beverage options. The property will be developed, owned and managed by an entity doing business as Petersburg Community Development Investors LLC. According to the developers, the project will create an expected 7,500 new jobs and generate $2.8 billion in economic stimulus within the first 10 years. Projections also include $504 million in tax revenues, including $240 million to the City of Petersburg; $802 million in economic benefits during construction; and $201 million in annual economic benefits each year after opening.

ANAHEIM, CALIF. — PSRS has arranged $9.1 million in refinancing for Cortona Inn and Suites, a hotel property in Anaheim. Situated in the heart of Anaheim Resort, the hotel features 127 guest rooms. Cortona Inn and Suites is adjacent to Anaheim Convention Center and walking distance from Disneyland. Mike Thorp and Ari Zeen of PSRS secured a seven-year loan, provided with a bank execution, for the undisclosed borrower.

Sheraton-Fort-Worth-Downtown-Hotel

FORT WORTH, TEXAS — The Gettys Group Cos., a Chicago-based hotel design and development firm, has completed the $50 million renovation of the 403-room Sheraton Fort Worth Downtown Hotel. The hotel originally opened in 1974. The capital improvement program upgraded all the bedding, furniture and bathrooms of all guestrooms and expanded the number of suites from 25 to 37. In addition, the project team upgraded the entryway, lobby and amenity spaces, which include private and conference-style workspaces and 30,000 square feet of event space. Lastly, ownership introduced a revamped lineup of food-and-beverage offerings. Dallas-based HKS Architects designed the renovation, and an entity doing business as 1701 Commerce Acquisitions owns the hotel.

PARK CITY, UTAH — Driftwood Capital has secured $33 million in refinancing for the Sheraton Park City, a hotel at 1895 Sidewinder Drive in Park City, a resort destination renowned for its ski slopes east of Salt Lake City. Michael Weinberg, Scott Wadler, Alec Fox and Edmund Aramayo of Berkadia arranged the five-year, fixed-rate CMBS loan through Goldman Sachs Bank USA. Originally constructed for the 2002 Winter Olympics, Sheraton Park City features 200 guest rooms, an indoor atrium pool with hot tub and sauna, a game room, coffee shop and Timbers Restaurant & Bar with outside covered patio and fire pits. The hotel also offers more than 12,000 square feet of meeting and event space with indoor and outdoor options and shuttle services to historic Main Street and area ski resorts.
