ATLANTA — Winter Construction has been selected to build the new Solis Hotel Two Porsche Drive, a 214-room hotel that will be situated adjacent to the new Porsche Cars North American Headquarters in Atlanta. The hotel will also be situated close to Hartsfield-Jackson Atlanta International Airport’s International Terminal/Concourse F. The eight-story property will feature restaurants and bars, 6,500 square feet of event space with a 3,600-square-foot ballroom and a rooftop lounge with views of the Porsche Experience Center and airport. The owner of the hotel, Swiss real estate investment company ACRON, hosted a groundbreaking ceremony in early April. HOK Architecture designed the hotel, which will mirror the Porsche headquarters with glass, aluminum and metal exterior panels. Winter Construction expects to deliver the hotel by fall 2017.

LOS ANGELES AND NEW YORK CITY — SBE Entertainment has agreed to purchase Morgans Hotel Group Co. (NASDAQ: MHGC). The deal has a reported equity value of about $82 million. Morgans is the operator of high-end hotels, including the Mondrian in Los Angeles and the Royalton in New York City. When the transaction closes, Los Angeles-based SBE will acquire Morgans’ portfolio of 13 owned, operated or licensed hotel properties in London, Los Angeles, New York, Miami, San Francisco, Las Vegas and Istanbul, including its Hudson New York and Delano South Beach properties. The $82 million purchase price equates to $2.25 per share in cash, according to a statement from Morgans. Under terms of the agreement, SBE will acquire all of the outstanding shares of Morgans common stock in cash, which, together with the exchange of Morgans’ Series A preferred securities, the assumption of debt and transfer of capitalized leases, represents a total enterprise value of approximately $794 million The per share price represents a 69 percent premium over Morgans’ unaffected closing price on May 5, and a 54 percent premium to Morgans’ volume weighted average price for the 30 days up to and including May 5. “Morgans’ board of directors carefully …
EAU CLAIRE, WIS. — DoubleTree by Hilton has reopened a 112-room hotel in Eau Claire after a $21 million rebuild. Pablo Properties owns The Lismore Hotel Eau Claire, and Interstate Hotels & Resorts manages the property. The eight-story hotel’s design and name is inspired by the city of Lismore, Australia. Amenities at the property include a 24-hour fitness facility, 24-hour business center, full-service restaurant, coffee shop, bar and 14,000 square feet of meeting space, which includes a 7,200-square-foot ballroom that can accommodate 620 guests. Plans also include the addition of an indoor pool. Guest rooms feature skyline and river views, 42-inch high-definition televisions, mini-refrigerators, coffeemakers and complimentary Wi-Fi. IRVINE, CALIF. — Commercial real estate values in the United States increased by 7 percent from April 2015 to April 2016, according to Ten-X, an online real estate marketplace. The company has released its latest Commercial Real Estate (CRE) Nowcast. The pricing index, which combines Google Trends data, Ten-X’s proprietary transaction data and investor surveys to forecast CRE pricing trends in real time, reveals that commercial valuations increased by 0.6 percent month-over-month in April and are back above their year-end 2015 level. The Ten-X CRE Nowcast (formerly the Auction.com CRE Nowcast) is a price index covering the entire U.S. commercial market, including individual price trends for the office, apartments, retail, industrial and hotel sectors. “Even though the April all-sector increase is significantly stronger than the prior month’s slight gain of 0.2 percent, this still is the slowest annual growth rate from pricing for the cycle,” says Ten-X chief economist Peter Muoio. “April’s uptick in growth was seen across all major CRE sectors except hotel, where that segment’s fundamentals, as well as its pricing, continue dwindling. PLYMOUTH MEETING, PA. — PCCP LLC has provided a $30.8 million senior loan to Arden Group for the refinancing of DoubleTree Suites Philadelphia, a full-service hotel located at 640 Fountain Road, 15 miles northwest of Philadelphia in Plymouth Meeting. Built in 1987 and situated on 7.9 acres, the 253-key hotel was recently renovated with upgrades to the lobby, restaurant, bar, guest suites and elevators. The property features 195 king suites, 53 double-double suites, two food and beverage locations, 8,100 square feet of meeting space, a fitness center and an indoor swimming pool. John Randall of PCCP arranged the financing for the borrower.
SEGUIN, TEXAS — The Seguin Main Street Program has purchased the historic Aumont Hotel located at 301 N. Austin St. in Seguin. The hotel, which was built in 1916, is vacant but is designed with retail space and an event venue on the first floor, apartments on the second and third floors and office suites on the fourth floor. The almost 20,000-square foot building is celebrating its centennial this year. Suzanne Puente of Berkshire Hathaway Home Services – Don Johnson Realtors represented the buyers, Gregg Woodall and Amy Woodall of New Braunfels, in the sale. Kelley Rose of Heritage Texas Properties represented the seller, Thomas Giles, who purchased the building in 2003 and rehabbed it into its current form. The buyers plan to renovate the apartments and offer premier residential rental space, as well as maintain the retail and office space with minor upgrades.
DURHAM, N.C. — Duke University plans to develop a $62 million hotel on its west campus in Durham. Located at 230 Science Drive, the 198-room JB Duke Hotel will feature two bars, a restaurant, landscaped courtyards and terraces, local décor and furnishings and a grand hall with a two-story glass wall. The hotel will also feature the 20,850-square-foot Thomas Executive Conference Center, which will comprise a 5,450-square-foot ballroom, multi-purpose spaces, two boardrooms, two 65-seat classrooms, pre-function spaces and a business center. Duke University’s MBA programs will use the hotel and conference facilities for working professionals and non-degree executive education courses hosted by the school’s Fuqua School of Business. The hotel will be within walking distance of Cameron Indoor Stadium, Wallace Wade Stadium, Koskinen Stadium, the Duke medical center, Duke Chapel, Sarah P. Duke Gardens and a 2,200-space parking garage that is currently under construction. Duke University has selected Durham-based WDI Hospitality LLC to manage JB Duke Hotel, which is a “father-and-son property” with Washington Duke Inn & Golf Club, which is also owned by Duke University and managed by WDI Hospitality. Duke University expects to start taking reservations at JB Duke Hotel in January 2017.
MIAMI BEACH, FLA. — Marcus & Millichap has brokered the $13 million sale of Sadigo Court South Beach, a historic 30-unit boutique “apartment hotel” building located at 334 20th St. in Miami Beach’s Collins Park neighborhood. Originally built in 1936 about two blocks from the Atlantic Ocean, Sadigo Court features five junior suites with kitchenettes and 25 fully furnished one-bedroom suites with full kitchens. The buyer, a private investor based in Bay Harbor Islands, Fla., has options to renovate and reposition the property as a 50-room hotel, as well as construct a new building on the south side of the property. Joseph Thomas of Marcus & Millichap’s Fort Lauderdale office represented both the buyer and seller, a private investor based in Miami Beach, in the transaction.
DALLAS — Marcus & Millichap has secured the sale of Hawthorn Suites, a 98-room hotel located in Dallas. Chris Gomes of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office, marketed the property on behalf of the seller, a private investor. Gomes, Miller and Joseph Jaques, an associate in Marcus & Millichap’s Dallas office, also procured the buyer, a private investor. Hawthorn Suites is located at 7900 Brookriver Drive, less than three miles from Dallas Love Field Airport. Built in 1984, the midscale extended stay hotel is situated on four acres. Amenities include a free hot breakfast buffet with a dining area, business center, on-site exercise facility and outdoor swimming pool. Each suite provides a full kitchen, sitting area and flat-screen TV.
ANDOVER, MASS. — Hilton Worldwide has opened DoubleTree by Hilton Boston Andover, located at 123 Old River Road in Andover. The five-story, 293-room hotel features guest rooms with 50-inch high-definition televisions, mini refrigerators, coffeemakers, clock radios, complimentary Wi-Fi; 24-hour fitness center; a heated pool and hot tub; computer station; and a restaurant and bar. The property, which recently underwent a renovation, is owned and managed by Linchris Hotel Corp.
