League City Resort and Conference Center to Receive Multi-Million Dollar Renovation

LEAGUE CITY, TEXAS — South Shore Harbour Resort and Conference Center is set to undergo a multi-million dollar renovation, themed “A new look. A new experience.” The renovation is designed to energize the hotel with a new design and enhanced guest experiences. Highlights will include a marina-side pool and deck, a re-appointed restaurant, 238 redesigned guest rooms and two multi-level penthouses, new exterior appointments and a lobby bar with panoramic views of the water, as well as an upgraded air conditioning system and LED energy-efficient lighting. The resort hotel and 25,000-square-foot conference center will remain open during the renovation, which is slated for completion in the second quarter of 2016. The property’s owner, American National Insurance Co., and management company, 1859 Historic Hotels, committed to the renovation based on recommendations from hospitality consultant T.R. Engel Group, which is also project manager for the renovation. Dallas-based Flick-Mars will redesign the hotel’s entrance, public spaces and guest rooms. Gilbane is the general contractor for the project, and landscape architect firm Landology will execute the redesign for the resort pool area. MCR Development Renovates Hilton Hotel in Hampton Roads Area

HAMPTON, VA. — MCR Development LLC has completed the renovation of the 149-room Hilton Garden Inn Coliseum Central in Hampton. The renovation included updates to the hotel’s guestrooms and common areas. Each unit received new furniture and design décor, and the pool, meeting rooms, event space and fitness center were updated. The hotel is located off I-64 and in close proximity to the Boo Williams Sportsplex, NASA’s Langley Research Center and the headquarters of Riverside Health System.

Omni Hotels & Resorts Purchases The Omni Mount Washington Resort

BRETTON WOODS, N.H. — Omni Hotels & Resorts has acquired The Omni Mount Washington Resort from CNL Lifestyle Properties for an undisclosed price. The resort is home to the Omni Mount Washington Hotel and Bretton Woods, a ski area and one of the largest Nordic touring centers in New England. The acquisition includes the Omni Mount Washington Hotel, the Omni Bretton Arms Inn, Bretton Woods Ski Area and Nordic Center, the Lodge at Bretton Woods, Mount Washington and Mount Pleasant golf courses, and 500 acres for future expansion and development. The resort recently underwent a $90 million expansion and renovation, which includes updated guest rooms and public spaces, a 25,000-square-foot spa, a 20,000-square-foot conference center, enhancements to the ski area and acquisition of the golf courses and development land. Omni Hotels & Resorts has been managing the resort since September 2009, and with this transaction, will transition into long-term ownership of the all-season property.

M&M Arranges Sale of 100-Room Hospitality Property in Metro Dallas

MCKINNEY, TEXAS — Marcus & Millichap has arranged the sale of Quality Inn McKinney, a 100-room hospitality property located in McKinney. Chris Gomes of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office, marketed the property on behalf of the seller, a private investor. Gomes and Miller also procured the buyer, a private investor. Quality Inn McKinney is located at 1300 N. Central Expressway in McKinney, just south of West White Avenue. Constructed in 1981 and renovated in 2013, the asset is situated on approximately 3.8 acres. The economy hotel features an outdoor swimming pool, breakfast area, meeting space, fitness room and an on-site owner apartment.

Elevated Returns Buys Majority Interest in Sunset Tower Hotel for $75M

LOS ANGELES — Elevated Returns has purchased an 80 percent stake in the 81-room Sunset Tower hotel in West Hollywood for $75 million. The hotel is located at 8358 Sunset Blvd. Partial owner and operator Jeff Klein will retain his 20 percent stake in the Art Deco hotel. He will also continue his role in the day-to-day operations of the property. Elevated Returns also recently purchased the St. Regis Resort in Aspen, Colo., as well as the Chefs Club restaurants in Aspen and New York. Stephane De Baets leads the group. The seller was KKHG Sunset Tower LLC, an investment group headed by Peter Krulewitch. JLL’s Jeffrey Davis, John Strauss and Tony Muscio executed the transaction.

M&M Arranges Sale of 146-Room Courtyard By Marriott in Dallas

DALLAS — Marcus & Millichap has arranged the sale of The Courtyard Dallas-LBJ at Josey, a 146-room hotel with a long-term franchise agreement. Chris Gomes of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office, represented the seller and procured the buyer, both Dallas-based private investment groups. The three-story concrete structure was built in 1986 and went through renovations and upgrades in 2014 and 2015, including the addition of modern amenities and finishes throughout. Common areas include an on-site restaurant with bar, sundry shop, fitness center and two event rooms with a total of 1,248 square feet of event space.

Cambria Hotel & Suites Times Square Opens in Manhattan

NEW YORK CITY — Concord Hospitality and Choice Hotels has developed the 78,000-square-foot Cambria Hotel & Suites Times Square at 30 W. 46th St. in Manhattan. Designed by Gene Kaufman Architect, the 21-story, 196-room LEED-certified hotel is the largest Cambria hotel in the country. The guestrooms include private terraces for the second-floor rooms, and a refrigerator and flat-screen television. On-site amenities include a rear outdoor garden with lounge seating, a front outdoor area with tables and chairs, a 700-square-foot fitness center, a 24-hour business center, event facilities, dry cleaning and laundry services, and free WiFi. Additionally, the hotel features a 1,000-square-foot restaurant and a 500-square-foot bar/lounge designed by McGinley Design.

IHG Opens 160-Room Hotel Indigo in Metro Atlanta’s Vinings Neighborhood

SMYRNA, GA. — InterContinental Hotels Group (IHG) has opened the 160-room Hotel Indigo Atlanta-Vinings, the brand’s third hotel in metro Atlanta. The new hotel is located at 2857 Paces Ferry in Smyrna’s Vinings district, roughly 20 miles from downtown Atlanta. The hotel features artwork from Nellie Mae Rowe, who previously owned the land that houses the hotel, and The Public House at Vinings, a Southern-themed restaurant and bar. Other amenities include a 24-hour fitness center, 3,200 square feet of meeting space and Neighborhood Guide, Hotel Indigo’s interactive touchscreen display. Rialto Capital Management owns the Hotel Indigo Atlanta-Vinings and Valor Hospitality Partners manages the property.

Quadrum Global to Build 26-Story Hotel in Manhattan

NEW YORK CITY — Quadrum Global is planning to construct a hotel at at 351 W. 38th St. in Manhattan, a property the firm acquired last year. Marvel Architects will design the 26-story, 500-room hotel, which is situated within the boundaries of the Hudson Yards district. In addition to the site, Quadrum has the opportunity to acquire addition air rights at the site, which would allow for increased density. The firm has hired JLL’s Hotels & Hospitality Group to advise on the selection of hotel brand and operator to align with the hotel’s lifestyle amenities and services.

Carey Watermark Investors Acquires Le Meridien Dallas, The Stoneleigh

DALLAS — Carey Watermark Investors Inc. (CWI 1) has acquired Le Meridien Dallas, The Stoneleigh, a 176-room hotel in Uptown Dallas. Originally built in 1923, Le Meridien Dallas, The Stoneleigh is an Art Deco-style hotel that is listed on the National Register of Historic Places. The hotel underwent a $36 million renovation in 2008. Since then, $4.5 million has been spent to further upgrade the property, and in early 2016, an additional $4 million renovation is planned for guestroom and corridor updates, the addition of an outdoor courtyard event space, a pool and other enhancements. Le Meridien, a Starwood Hotels & Resorts brand, is a global hotel brand with a portfolio exceeding 100 hotels in more than 50 countries. The hotel will continue to be managed by Merritt Hospitality, an affiliate of HEI Hotels & Resorts, a hospitality owner and operator that owns and manages 48 hotels and resorts throughout the United States. Merritt Hospitality manages the Westin Pasadena, Westin Minneapolis, Sheraton Austin at the Capitol and the Boca Raton Marriott at Boca Center for CWI 1.
