Chateau Elan Winery & Resort Braselton

BRASELTON, GA. — Winter Construction has completed a 33,000-square-foot, two-level addition to the Chateau Elan Winery & Resort, a four-diamond hotel in Braselton. The addition includes a ballroom with partitions, pre-function and service space, restrooms, storage and office space. The new Paris Ballroom features 20-foot ceilings, French chandeliers and an outdoor terrace. The addition is the largest construction project at the hotel in recent years, according to Winter Construction. The Atlanta-based general contractor worked with architect Chapman, Griffin, Lanier, Sussenbach Architects on the addition.

LAS VEGAS — The owner of the SLS Las Vegas has partnered with Starwood Hotels & Resorts Worldwide to open the first W Hotel in Las Vegas. The hotel will occupy an existing 289-room tower that is currently operated under the SLS LUX brand. The new W Hotel is scheduled to open in the third quarter of 2016. The SLS Las Vegas will also become part of Starwood’s Tribute Portfolio, as part of the agreement. The hotel will include a dedicated entry and reception area for W Hotel guests, an Away Spa, and an outdoor pool and bar known as WET. It will also feature the signature W Living Room, which is the brand’s unique take on the traditional hotel lobby. Starwood will manage W Las Vegas, while Kreeger will continue to manage the remainder of the SLS property. The SLS Las Vegas is owned by Las Vegas Resort Holdings LLC. SLS Las Vegas will join Starwood’s four existing hotels in the market, including the Westin Las Vegas Hotel, Casino & Spa, the Westin Lake Las Vegas Resort & Spa, Four Points by Sheraton Las Vegas East Flamingo and Element Las Vegas Summerlin.

Radisson-Trevose-PA

TREVOSE, PA. — HREC has arranged the sale of Radisson Philadelphia Northeast located at 2400 Old Lincoln Highway in Trevose. Haverford Hotel Partners LP sold the 274-guestroom hotel to TJM Properties for an undisclosed sum. The property is in close proximity to the Sesame Place Theme Park, Parx Casino & Racetrack, Philadelphia Mills Shopping Mall, and The Sportsplex. Ketan Patel and Geoff Davis of HREC’s New York City office represented the seller in the transaction.

SAN DIEGO — Bartell Hotels has purchased the 211-room San Diego Airport Hilton on Harbor Island for $37.7 million. The hotel is located at 1960 Harbor Island Drive. The property is situated along San Diego’s waterfront, less than a mile from San Diego International Airport. It underwent an extensive renovation in the early 2000s when the hotel joined the Hilton Worldwide brand. Bartell plans to make an additional $5 million in upgrades. The company now owns eight properties in San Diego.

WEEHAWKEN, N.J. — Roseland, a subsidiary of Mack-Cali Realty Corp., is developing two dual-branded Marriott hotels at Port Imperial, the company’s $3 billion mixed-use, master-planned waterfront development in Weehawken. Roseland and its partner, XSS Hotels, secured approximately $94 million in financing for a syndicated construction loan led by Fifth Third Bank, with additional syndicated lending institutions, including Santandar and Investors Savings Bank. Featuring a 210-key Renaissance hotel and a 154-key Residence Inn, the project will feature meeting and function space for 450 guests and a 15,000-square-foot deck off the sixth floor sky lobby offering views of Manhattan. The two hotels will be built on top of the 850-space Port Imperial parking garage with 17,000 square feet of ground-level retail space next to the New York Waterway ferry terminal. Expected to create more than 100 permanent full-time jobs, the hotels are slated for completion by the end of 2017.

Hyatt Fairfax at Fair Lakes

FAIRFAX, VA. — An affiliate of Atlanta-based Songy Highroads LLC has purchased the Hyatt Fairfax at Fair Lakes in Fairfax, roughly 19 miles west of Washington, D.C. The 14-story hotel was constructed in 1989 and features 316 guestrooms, a 24-hour fitness center, heated indoor pool, jogging trails, the NoVa Market convenience store, patio for outdoor events and 9,000 square feet of meeting space, which includes a 4,140-square-foot ballroom. The hotel also features the NoVa Grill and NoVa Bar as dining options for guests. Songy Highroads plans to implement a $14 million renovation to the hotel, which will include updating the pool and fitness center, upgrading rooms and corridors to Hyatt Regency standards and converting 30 to 60 of the guestrooms into extended stay rooms. Future improvements could include enhancing the hotel entrance and adding new meeting space. Songy Highroads hired Ambridge Hospitality to manage the hotel.

MECHANICSBURG AND ENOLA, PA. — HREC Investment Advisors has arranged the sale of two hotels in Pennsylvania. The properties are the 70-room Baymont Inn & Suites Mechanicsburg Harrisburg West in Mechanicsburg and a 69-room Mircotel Inn & Suites by Wyndham in Enola. Ketan Patel and Geoff Davis of HREC represented the undisclosed seller in the transaction. The name of the buyer was not released.

SAN DIEGO — The Viejas Band of Kumeyaay Indians has opened a new $50 million hotel tower at the Viejas Casino and Resort in the eastern San Diego County submarket of Alpine. The 109-room tower includes a top-floor technology suite, as well as an additional gaming floor, specialty bar, ballroom, meeting and board rooms, resort-style pool, and extensive multi-use grounds. Construction on the tower began in June 2014. An existing administration building was demolished and the site was reconfigured prior to construction commencing. Swinerton Builders built the four-star resort project, which JCJ Architecture designed. Xpera CM managed the design and construction.

HARPERS FERRY, W.VA. — Marcus & Millichap has arranged the sale of the Quality Hotel and Conference Center, a 100-room hotel located in Harpers Ferry, W.Va. The asset sold for $2.95 million or $29,500 per room. Karianne J. Cibello and Gordon Allred of Marcus & Millichap marketed the hotel along with two retail buildings on nearly 14 acres. Cibello and Allred also secured the buyer, a local business owner who plans to upgrade the property. Ralph Nash served as the broker of record for the transaction. Located at 4328 William L. Wilson Freeway, the Quality Hotel & Conference Center is next to River Riders family adventure resort and one mile from the Hollywood Casino at Charles Town.

JACKSONVILLE, FLA. — Aileron Investment Management has arranged a $13.8 million loan for the construction of a 122-room Residence Inn by Marriott hotel located in Jacksonville. The transaction was structured as an SBA 504 loan, with Aileron providing an $8.7 million first mortgage loan, and a $5.1 million interim second mortgage loan. Upon completion of the construction, the loan will convert to long-term permanent financing. Florida Business Development Corp. was the CDC on the transaction.
