AC Marriott Hotel at Phipps Plaza in Atlanta

ATLANTA — Winter Construction has finished vertical construction on the AC Marriott Hotel at Phipps Plaza. The new six-story, 166-room hotel is located on the Phipps Plaza campus in Atlanta’s Buckhead district. Noble Investment is developing the property, which is the first AC Marriott in Georgia. The hotel will feature the AC Lounge, 2,500 square feet of meeting space, the AC Library, a fitness center, an indoor pool and a two-level parking deck that will connect to Phipps Plaza via a pedestrian walkway.

AUSTIN, TEXAS — Berkadia has originated $17.5 million in acquisition financing for the Holiday Inn Austin Midtown. Stuart Wernick and Eli Gershenson of Berkadia’s Dallas office secured the five-year, fixed-rate financing with a senior and mezzanine structure on behalf of the borrower, a partnership between Alliance Development and Compass Lodging Advisors. Berkadia selected two lenders to help secure the necessary loan proceeds required by the borrower. Located at 6000 Middle Fiskville Road, Holiday Inn Austin Midtown rises nine stories and includes 189 rooms, as well as 15,000 square feet of meeting and conference room space. Hotel amenities include a pool, fitness center, business center and cocktail bar.

WoodSpring Suites Miami

MIAMI — WoodSpring Hotels and Gold Coast Premier Properties LLC have broken ground on a new WoodSpring Suites hotel near Zoo Miami. Located at Coral Reef Drive and parallel to the Florida Turnpike, the hotel is slated for a third-quarter 2016 opening. The 124-room property will feature laundry facilities, modified kitchens and high-speed Internet. Gold Coast is also developing a WoodSpring Suites Signature hotel in Miami’s Doral submarket.

SAN FRANCISCO — Bank of China USA has provided an $87 million loan to the 155-room Loews Regency San Francisco. The planned use of the financing was not disclosed. The hotel was formerly known as the Mandarin Oriental San Francisco, and converted to the Loews Regency brand after Loews Hotels purchased the asset in April. Loews Regency San Francisco is located on floors 11 through 48 of 345 California Center at 222 Sansome St. in the Financial District. It is within walking distance of Union Square and Fisherman’s Wharf. The hotel features Brasserie S&P, more than 5,000 square feet of meeting space and a new 8,000-square-foot spa and fitness center. JLL’s Mike Huth, John Manning, Kevin Davis and Alex Witt arranged the transaction.

WASHINGTON, D.C. — Lima Hotels, a new company established by developer Habte Sequar, plans to develop a 14-story hotel and apartment building in downtown Washington, D.C. The high-rise property will be located at 317 K St. N.W. at the corner of 4th and K streets in the Mount Vernon Triangle neighborhood in Washington’s East End district. A small commercial building and auto body shop on the site will be demolished. The project will feature 200 hotel rooms on the first 11 floors and 30 apartment units on floors 12 through 14. Lima Hotels has selected PGN Architects and Gordon & Greenberg to co-design the project.

PITTSBURGH — Ethika Investments LLC, an affiliate of Laurus Corp., has allocated capital for the acquisition of the DoubleTree by Hilton Hotel – Green Tree in Pittsburgh. The 460-room property is the largest Pittsburgh hotel in the Hilton family of brands and recently underwent a $20 million renovation. Ethika and Laurus plan a $7 million capital plan, including the introduction of the Asado Grill restaurant, to improve customer experience and position the hotel as the go-to location for business meetings, conferences and weddings in the greater Pittsburgh area. The DoubleTree Green Tree features nearly 40,000 square feet of flexible, multi-functional meeting space and a 13,000-square-foot indoor athletic training center. This marks the 16th total capital allocation within Ethika’s Diversified Opportunity Real Estate Fund.

Nautilus, a SIXTY Hotel South Beach

MIAMI BEACH, FLA. — Quadrum Global and InSite Group have opened Nautilus, a SIXTY Hotel in Miami Beach’s South Beach neighborhood. The partners purchased the property in 2011 and restored it into an upscale, 250-room property, which SIXTY Collective will operate. Originally built in the 1950s, Quadrum and InSite preserved and reconstructed the property’s porte cochere, 25-foot lobby ceilings, beveled windows, teal green tile, the famous Staircase to Nowhere and the Driftwood Room supper club. The rooms feature 48-inch TVs, vintage mini-bar chests, custom artwork and balconies with ocean views in select units. The property also features a penthouse suite on the eighth floor. The property’s amenities include a 1,890-square-foot heated saltwater pool with an underwater sound system, cabanas, pool bar, 24-hour fitness center and the Nautilus Cabana Club.

DENVER — Urban Commons has purchased the 400-room Renaissance Hotel in Denver for a reported $44 million. The hotel is located at 3801 Quebec St. in the Stapleton neighborhood. The hotel includes 11 suites and about 30,000 square feet of meeting and function space, including the 11,700-square-foot Colorado Ballroom. The Renaissance is situated near the expanding Enterprise Business Park. It will also be in close proximity to the FasTrack East Corridor light rail line that should debut in 2016. James Escarzega, Steve Michels and Stephanie Tsai of Cushman & Wakefield’s Global Hospitality Group represented the seller, Trifecta Hotel D Owner LLC.

DALLAS — Acquire Real Estate, a real estate crowd investing platform, has closed its investing fund for the DoubleTree by Hilton DFW Airport, a 282-room, eight-story hotel located adjacent to Dallas-Fort Worth Airport. The project attracted investors from across the country that contributed between $5,000 and $75,000. Acquire Real Estate provided $262,500 in funding for the hotel. Investors are projected to receive average annual returns above 20 percent paid quarterly over a seven- to 10-year term. The property is located less than two miles from Dallas/Fort Worth International Airport. Hotel amenities include 17,000 square feet of function space, a full-service business center and airport shuttle services. The Buccini/Pollin Group purchased the property in January 2015 for an undisclosed amount.
