MANHATTAN, KAN. — Condor Hospitality Trust Inc. has completed the disposition of a Super 8 property located at 200 Tuttle Creek Blvd. in Manhattan. The 85-room hotel sold for $3.2 million to an undisclosed buyer. Condor will use the net proceeds of the sale for general corporate purposes, including future acquisitions.

EL PASO, TEXAS — Holliday Fenoglio Fowler (HFF) has secured $14.4 million in first mortgage financing for Hilton Garden Inn El Paso/University, a 153-room, full-service hotel in El Paso. Jason Bond and Michael Cosby worked on behalf of the borrower, TVO Groupe, to place the 10-year, fixed-rate loan with Cantor Commercial Real Estate. Loan proceeds will be used to refinance existing debt and fund future property improvement plans. The hotel is located at 111 West University Ave. adjacent to the University of Texas at El Paso.
PLANO, TEXAS — Developer Sam Moon Group has broken ground on a new 15-story, 304-guestroom Renaissance hotel in Plano. Part of the new 250-acre Legacy West master development, the hotel will include more than 100,000 square feet of conference and meeting space, restaurants, an outdoor bar terrace and a third-floor amenity deck with a swimming pool, bar, spa and fitness center. An attached parking garage will provide 470 parking spaces for guests. Brasfield & Gorrie will serve as general contractor and HKS Hospitality Group will serve as architect on the project. Other project team members include Looney & Associates, Blum Engineering, Brockett/Davis/Drake Inc., Bancorp South and Jones Lang LaSalle. Construction of the hotel is expected to be complete in spring 2017.
ATLANTA — The Urbana Varro group of companies has purchased the Artmore Hotel, an independent boutique hotel located at 1302 W. Peachtree St. in Midtown Atlanta. The buyer, which includes a national commercial real estate investment fund and a development and property management firm, purchased the asset from Jamestown for an undisclosed price. Originally built as a luxury apartment building in 1924, the Artmore Hotel is located within walking distance of Center Stage, Woodruff Arts Center, Savannah College of Art and Design and the Fox Theatre.
ATLANTA — Hunter Hotel Advisors has arranged the $42.1 million sale of the DoubleTree by Hilton Atlanta Downtown. The 312-room hotel is located at 160 Ted Turner Drive N.W., within walking distance of the Peachtree Center MARTA station, the Georgia World Congress Center, Philips Arena and the Georgia Aquarium. Hunter Hotel Advisors represented an unnamed global private equity firm in the sale. The buyer, Legacy Property Group, plans to invest $12 million to renovate the hotel and its restaurant while retaining the DoubleTree brand.
SULPHUR SPRINGS, TEXAS — Marcus & Millichap has arranged the sale of Homespring Suites, a 60-room hospitality property located in Sulphur Springs. The terms of the sale were not released. Chris Gomes and Skyler Cooper of Marcus & Millichap’s Dallas office, along with Allan Miller of the firm’s San Antonio office, marketed the property on behalf of the seller, a private investor. Cooper, Gomes and Miller also procured the buyer, a private investor. Homespring Suites is located at 1521 E. Industrial Drive. Built in 1999, the three-story, independent hotel is situated on 1.5 acres just off I-30. Amenities include an exercise room, outdoor pool, high-speed Internet access, meeting space and laundry facilities.
Laurus Corp. Completes $5M Renovation of Sheraton College Park North Hotel in Metro D.C.

BELTSVILLE, MD. — Laurus Corp. has completed the repositioning of the 207-room, nine-story Sheraton College Park North Hotel. The hotel is located in Beltsville, a Maryland suburb roughly nine miles outside of downtown Washington, D.C. The $5 million renovation includes an overhaul of each hotel room with new furniture, upgraded bathrooms, new Wi-Fi connectivity, remodeled club lounge, updated fitness center, new signage, recent landscaping and a renovated outdoor swimming pool with a sundeck. The hotel is now pet-friendly and will accommodate dogs up to 40 pounds. In addition to the renovations, the hotel features a new restaurant and bar known as Asado Brasserie.
NAPERVILLE, ILL. — The Boulder Group has brokered the $5.3 million sale of Seasons Hospice Inpatient Center, located at 2195 West Diehl Road in Naperville. The 10,342-square-foot hospice has eight years left on its lease before it expires in January 2023. The lease features annual rental escalations and no landlord responsibilities. As a result of the aging population in the United States, the hospice industry is poised for future growth, according to the Boulder Group. By 2030, 20 percent of all Americans will be age 65 or older. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller, a private real estate corporation, and the buyer, a California-based 1031 exchange investor, in the transaction.
ASBURY PARK, N.J. — iStar has announced a multi-billion-dollar redevelopment plan to transform a 1.25-mile portion of Asbury Park’s waterfront into a mixed-use development. Ten years in the making, the project will feature residential, hospitality and infrastructure space. The 20-project redevelopment includes The Asbury, a 110-key independent hotel designed by Stonehill & Taylor Architects set to open summer 2016; Monroe, a 34-unit condominium property opening in summer 2016; Asbury Lanes, a music and bowling venue; and 1101 Ocean, a mixed-use hotel/condominium/retail project designed by Handel Architects. Upon completion, the redevelopment project will add more than 2,100 homes and 300 hotel rooms to the town. The project team includes hotel innovator David Bowd; architects Gary Handel, Paul Taylor and Chad Oppenheim; landscape designer Madison Cox; and landscape architects Melillo + Bauer Associates. Anda Andrei, formerly of Ian Schrager Co., is serving as creative lead for the redevelopment project, which will include music venues, galleries, chef-owned restaurants, local retailers, nightspots and seasonal farmers’ markets. Additionally, the development team is partnering with Asbury Park businesses, cultural institutions, entrepreneurs, artists and community groups to help revitalize the neighborhood. iStar is financing the 20 individual projects that comprise the Asbury Park redevelopment.
CAMBRIDGE, SOMERVILLE AND BOSTON, MASS. — DivcoWest has acquired a 42-acre master-planned development site known as NorthPoint from Canyon Partners Real Estate for an undisclosed price. The site is located across the Charles River from downtown Boston and spans the cities of Boston, Cambridge and Somerville. Located adjacent to two MBTA lines, the transit-oriented site is fully entitled for the development of approximately 4.5 million gross square feet, including 2.4 million gross square feet of residential space and 2.1 million square feet of commercial product. When complete, the project will feature a mix of residential, commercial office, retail, hospitality and life sciences uses surrounding a central park. JLL and DLA Piper represented the seller, while Goulston & Storrs represented the buyer in the transaction. Canyon originally purchased the property in 2010 through its Canyon-Johnson Urban Funds with its development partner, The HYM Investment Group.
