BEND, ORE. — A joint venture between Tryperion Partners and Vesta Hospitality has acquired the Riverhouse Hotel & Convention Center, a 220-room hotel in Bend, for an undisclosed sum. The full-service hotel is located at 3075 US-97 BUS, along the Deschutes River. The acquisition includes a 53,000-square-foot convention center. The joint venture plans to upgrade the guest rooms and food and beverage outlets. The hotel also has prime access to walking and hiking trails along the river.

AUSTIN — HFF has arranged the sale of Lakeway Resort and Spa, a 168-room hotel and spa located at Lake Travis in northwest Austin. The property is located at 101 Lakeway Drive and is 21 miles from downtown Austin. HFF marketed the property on behalf of the seller. Ashford Hospitality Trust purchased the property, which was originally built in the 1960s. The Lakeway Resort and Spa was expanded in 1992, 2001 and 2007 and recently underwent renovations in 2014. The four-building property features 24,174 square feet of meeting space, the San Saba Spa and Fitness Center, three swimming pools, a swim-up bar, heated whirlpool, outdoor pool deck with cabanas and lounge chairs, Kid Zone and full-service restaurant. In addition to the 168 rooms, there are eight luxury condominium units available through a rental pool agreement. The property overlooks Lake Travis, is adjacent to the Lakeway Marina and is near four 18-hole championship golf courses.  Daniel Peek, John Bourret and Austin Brooks led HFF’s investment sales team.

BELLEVUE, WASH. — Wig Properties has acquired the 181-room Red Lion Hotel Bellevue for $35.4 million. The five-building hotel is located at 11211 Main Street. Red Lion Hotel Bellevue was built in 1969 and contains 5,700 square feet of meeting space. The hotel is situated in the planned East Main light rail station’s transit-oriented development overlay. It includes more than six acres of land, with Interstate 405 to the east and the Bellevue CBD to the north. The seller, Red Lion Hotels Corporation, was represented by Jason Rosauer, Gary Guenther and Rob Anderson of Kidder Mathews.

HOUSTON — MCR Development LLC has completed a renovation of the TownePlace Suites by Marriott Houston Intercontinental Airport, a 134-suite extended stay hotel located at 4015 Interwood N. Pkwy in Houston. A communal table with power outlets and USB ports was installed in the lobby for guests to charge their mobile devices, and the front desk was revamped to better serve guests’ needs. Additionally, the marketplace was redesigned and the fitness center now features all-new exercise equipment including free weights, elliptical machines, stationary bicycles and treadmills with personal TVs. All guest suites feature separate living and sleeping areas, fully equipped kitchens and 32-inch TVs. Hotel amenities include an outdoor swimming pool, a jogging and fitness trail, a grilling pavilion and free high speed internet.

HOUMA, LA. — Homewood Suites by Hilton has opened its eighth hotel in Louisiana: Homewood Suites by Hilton Houma. The 105-suite hotel is developed and owned by Ashi Houma Hotels LLC. The property is located at 142 Citiplace Drive and features complimentary internet access, hot breakfast dining, fully equipped kitchens, complimentary grocery shopping service, a fitness center, basketball court and outdoor grill.

DALLAS — The 90-room Hampton Inn & Suites Dallas Market Center, located at 3051 N. Stemmons Freeway in Dallas, is now open. U.S. Hospitality Management LLC manages the hotel. Hampton Inn & Suites Dallas Market Center is located near Dallas Love Field, Dallas Convention Center, American Airlines Center, Six Flags Over Texas and AT&T Stadium. Amenities at the hotel include Wi-Fi, a business center, fitness center and free hot breakfast. Guestrooms feature flat-screen televisions, a mini-refrigerator, microwave, work desk and lap desk. Suites are also available.

INDIANAPOLIS — 21c Museum Hotels plans to redevelop Old City Hall in downtown Indianapolis into a museum and hotel space. The $55 million project will be redeveloped following the approval of city and other financing incentives. The project will include the rehabilitation of Old City Hall and the construction of a new addition on the adjacent parcel into a 21c Museum Hotel and unique tenant space. The property will feature a boutique hotel with approximately 150 rooms, guest suites with private terraces on the rooftop, art-filled meeting and event spaces. The tenant space will occupy the second, third and fourth floors of Old City Hall. The property will also feature rotating exhibitions that reflect the global nature of art today, as well as site-specific installations and cultural programming. 21c will manage the tenant spaces and work with the city to lease space to arts-related tenants. New York-based architects Deborah Berke Partners will design the property. 21c will secure approximately $29 million in project financing, which includes equity and debt. EGG HARBOR TOWNSHIP, N.J. — MCR Development has completed the renovation of The Residence Inn by Marriott Atlantic City Airport, a 101-suite hotel located at 3022 Fire Road in Egg Harbor Township. The renovation included upgrading the lobby with new paint and furniture, including a communal table with power outlets; upgrading the fitness center with new equipment; and new furniture for the meeting room and pool area. Guest suite upgrades included new pull-out sofas, desk chairs and plush carpeting. Additionally, MCR plans to install a fire pit in the hotel’s patio area this spring.

SAN DIEGO — A regional hotel investor has purchased the 175-room Holiday Inn San Diego Mission Valley Stadium for an undisclosed sum. The hotel is located at 3805 Murphy Canyon Road. The Holiday Inn is located about three miles from Qualcomm Stadium, home to the San Diego Chargers. The seller, a special servicer, acquired the hotel through foreclosure. It was represented by Mike Armstrong of HREC Investment Advisors.

LINCOLN, NEB. — HREC Investment Advisors has brokered the sale of the 231-room Holiday Inn Downtown located in Lincoln. AJ Capital Partners purchased the property for an undisclosed sales price. The hotel is located within the historic Haymarket District of downtown Lincoln and is in walking distance to the University of Nebraska and the Nebraska State Capitol. The 16-story Holiday Inn Lincoln was built in 1974 and will undergo a major renovation. Geoff Davis, Patrick Culligan and Scott Kaniewski of HREC Investment Advisors represented the seller, Rick Takach of Vesta Lincoln Partners LLC, in the sale. Rick Takach and Vesta Hospitality Services will continue to manage the property.
