COCONUT CREEK, FLA. — Bluewater Builders Inc. is building a new 105-room Hampton Inn & Suites Hotel at the northeast corner of the Sawgrass Expressway and U.S. 441 in Coconut Creek. Morlin Hospitality Management will open the new hotel at the beginning of the second quarter in 2014. Anderson Architecture designed the new hotel, which will feature Jacuzzis in some suites, a heated pool, outdoor spa, three meeting rooms totaling 1,000 square feet, an exercise facility, refrigerator/microwave in every room, WiFi access, Direct TV and guest laundry facilities.
SANTA FE, N. MEX. – A joint venture between PCCP, LLC and 1754 Properties LLC has acquired the 158-room La Posada de Santa Fe Resort and Spa for an undisclosed sum. The resort is located at 330 E. Palace Ave. in downtown Santa Fe near the new Santa Fe Community Convention Center. The JV plans to carry out a $5-million improvement project at the resort. It will then be rebranded under Starwood Hotels & Resorts’ The Luxury Collection brand. The hotel originally opened in 1940. It has undergone more than more than $7.6 million in renovations since 2008. The seller, Ektornet, had purchased the resort in 2007 from a prior partnership that involved 1754 Properties.
MIAMI — A joint venture between Mayan Properties, Concord Hospitality and Travelers Hotel Group has begun building the Hyatt Place Miami Airport, a 135-room hotel in Miami. The hotel is located at 3549 LeJeune Road near Miami International Airport. The joint venture expects to open the hotel in the fourth quarter of 2014. The $21 million hotel is the first Hyatt Place hotel in Miami to be constructed from the ground up, according to Mayan Properties. Aztec Group, an affiliate of Mayan Properties, recently secured a $15 million construction loan and raised additional equity for the project. Concord Hospitality will manage the hotel once construction is complete. The project team includes general contractor RCI Inc. and architects PFVS Architecture, Israel Bigelman and MoniOmi Design. The new hotel will include 42-inch TVs in the guestrooms, a pool deck, outdoor terrace, fitness center and a market featuring Starbucks Coffee, bars and dining options.
GRANGER, IND. — Hampton Hotels has broken ground on the 99-room Hampton Inn & Suites Mishawaka in Granger, located about 10 miles northeast of South Bend. Each guest room at the four-story hotel will feature high-speed Internet, refrigerator, microwave, hair dryer, iron and ironing board, 42-inch LCD television and Serta Suite Dreams beds. The hotel will also include a two-story lobby, business center, indoor swimming pool, a 675-square-foot fitness center and 500 square feet of meeting room space. The development is a joint venture between Holladay Properties, the owners of the Hilton Garden Inn South Bend/Gillespie Conference Center, and Gateway Hospitality Group, which will oversee construction. The hotel will be located at 7347 Heritage Square Drive and is slated for a fall 2014 completion.

NEW YORK CITY — NorthMarq Capital has arranged a $68.5 million loan for the refinancing of the New York Hilton Hotel at JFK Airport, a 356-room hotel in the Jamaica neighborhood of Queens. Ernest DesRochers, senior vice president and managing director of NorthMarq’s New York City office, arranged the 10-year loan, which includes a 30-year amortization schedule. PLYMOUTH, MINN. — Marcus & Millichap has arranged the $2.2 million sale of the Days Inn Plymouth West/Minneapolis, a 113-room hospitality property located in Plymouth, a western suburb of Minneapolis. Jon Ruzicka, a hospitality investment specialist, and Gordon Allred, vice president of investments at Marcus & Millichap, represented the seller, a private fund, and the buyer, a limited liability company. The four-story property is located near the intersection of Interstate 494 and Highway 55 at 2955 Empire Lane. The buyer plans to renovate the property.
SAVANNAH, GA. — Chatham Lodging Trust, a hotel REIT, has purchased the 160-room SpringHill Suites by Marriott Savannah Downtown/Historic District for $39.8 million. The hotel is the newest hotel in Savannah’s waterfront district. The hotel’s amenity package includes a heated outdoor pool, fitness center, 2,645 square feet of meeting space and valet parking. The hotel is managed by Island Hospitality Management, which is 90 percent owned by Jeffrey Fisher, CEO of Chatham Lodging Trust.
