LEWISVILLE, TEXAS — California-based brokerage firm Matthews Real Estate Investment Services has arranged the sale of a 48-site mobile home park in the northern Dallas suburb of Lewisville. Lewisville Mobile Home Park spans 217,800 square feet and consists of 31 mobile home lots, 17 RV lots and one single-family residence. Arthur Varela, Kevin Puder, and Chad Kurz of Matthews represented the buyer, which acquired the property via a 1031 exchange, in the off-market transaction. The property was fully occupied at the time of sale.

YARMOUTH, MASS. — JLL has negotiated the sale of the 128-room Bayside Resort Hotel in Yarmouth, located at the base of Cape Cod. The hotel sits on a 3.9-acre site and offers amenities such as an indoor and outdoor pool, fitness center, family fun center and over 2,300 square feet of meeting and event space. Alan Suzuki, Matthew Enright and Emily Zhang of JLL represented the undisclosed seller in the transaction. The buyer was an entity doing business as Bayside Yarmouth LLC.

ORLANDO, FLA. — A joint venture between SED Development LLC, JMA Ventures LLC and Machete Group Inc. has released new plans and renderings for a mixed-use destination in downtown Orlando. The development, dubbed the Orlando Sports + Entertainment District, will span 8.5 acres adjacent to Amway Center, the home arena for the NBA’s Orlando Magic. The Orlando Sentinel reports the project will cost roughly $500 million to develop. The 900,000-square-foot destination will include a 260-room hotel with an outdoor lounge and pool deck, as well as meeting space and a chef-driven restaurant. Other components will include a 270-unit high-rise apartment tower, 200,000 square feet of Class A offices that are 30 percent preleased, 1.5 acres of central green space, 100,000 square feet of shops and restaurants and a 3,500-seat live music venue that can double as an events space with the capacity to host up to 1,000 guests. The construction timeline for Orlando Sports + Entertainment District was not released.

Hard-Rock-Hotel-Long-Beach-CA

LONG BEACH, CALIF. — Gantry has arranged $8.7 million of early-phase financing covering the land acquisition for a Hard Rock Hotel development at 100 E. Ocean Blvd. in Long Beach. Project details were announced last week. The planned hotel will feature 427 rooms and suites, a rooftop bar, speakeasy theater and other Hard Rock-brand amenities. Construction is scheduled to commence in summer 2024 for an opening in spring 2027. Andy Bratt, Amit Tyagi, Stefan Malmlund and Sean Kuang of Gantry’s Irvine production office secured the funding on behalf of Steinhauer Properties, the sponsor-developer of the planned hotel. One of Gantry’s affiliated debt fund lenders provided the loan, which offers interest-only terms at a fixed rate with extension options.

COLORADO SPRINGS, COLO. — Marcus & Millichap has arranged the sale of Wingate by Wyndham Colorado Springs, a hotel located at 7245 Commerce Center Drive in Colorado Springs. A private investor acquired the asset from a limited liability company for an undisclosed price. The buyer plans to re-position the 125-key hotel under a new brand. Onsite amenities include an indoor pool, fitness center, business center, meeting space, laundry facility, breakfast area and bus parking. Additionally, the property allows easy access to downtown Colorado Springs, Garden of the Gods and Pikes Peak.

TEMECULA, ONTARIO AND SAN BERNARDINO, CALIF. — Choice Hotels International has broken ground on three Everhome Suites hotels in California’s Inland Empire region. The properties are slated to open in the second half of 2024 and early 2025. The properties include: Each hotel will feature apartment-style rooms with well-defined areas that separate work and relaxation spaces with ways for guests to customize the space. Amenities in the rooms will include fully equipped kitchens with full-size refrigerators, dishwashers, stovetops, microwaves, flatware, cookware and ample counter space; spa-style bathrooms with high-quality fixtures, large closets and additional open and closed storage; free Wi-Fi; pet-friendly options; and weekly housekeeping. Property amenities will include multi-purpose lobby and outdoor amenity areas; 24/7 Homebase Market with food, beverages and groceries; a 24/7 fitness center; and 24/7 guest laundry facilities. Choice Hotels also has six additional Everhome Suites project in various stages of development across Southern California.

FORT LIBERTY, N.C. ­— Lendlease and IHG Army Hotels have broken ground on a 207-room Candlewood Suites hotel at Fort Liberty, a U.S. Army base in central North Carolina. The companies plan to open the hotel in early 2026. As a partner lodging developer for the Department of Defense, Lendlease will own the hotel and IHG Army Hotels will operate the property. The hotel represents the 17th Candlewood Suites hotel that Lendlease and IHG have partnered on since 2009 as part of the Privatization of Army Lodging (PAL) initiative, an Army-led, public-private venture to revitalize on-post lodging for service members, their families and government travelers. Fort Liberty welcomes approximately 100,000 travelers annually at one of the base’s three existing hotels. The new Candlewood Suites Fort Liberty hotel will feature studio, one- and two-bedroom rooms with fully equipped kitchens in each suite. Amenities will include a business center, lounge, fitness center, laundry facilities, 24-hour market and an outdoor barbecue area, as well as complimentary breakfast. Lendlease and IHG will make enhancements at two other Fort Liberty hotels, the Carolina Inn and Normandy House, over the next year.

NEW YORK CITY — JLL has arranged a $260 million loan for the refinancing of the 1,780-room Sheraton New York Times Square hotel, which is located at 811 Seventh Ave. in Midtown Manhattan. The 50-story hotel features a fitness center, business center, 61,800 square feet of meeting and event space and multiple onsite food and beverage options. Kevin Davis, Mark Fisher and Russell Freed of JLL arranged the four-year, floating-rate loan through funds managed by affiliates of Fortress Investment Group. The borrower, a partnership between hospitality owner-operator MCR Hotels and global investment firm Island Capital Group, acquired the hotel in April 2022.

HEALDSBURG, CALIF. — Greenrock Capital and Petros PACE Finance have arranged $62.6 million in Commercial Property Assessed Clean Energy (C-PACE) financing for the construction of the Appellation Healdsburg in Sonoma County. CCS Healdsburg Hotel LLC — a partnership between Comstock Development Co., Wine Country Holdings (an affiliate of Appellation) and HVH Investment — will develop the property for the new culinary-forward luxury hotel brand and operator, Appellation. Slated to open in 2025, the 108-room hotel will offer a 160-seat Charlie Palmer signature restaurant and bar, a rooftop bar, fitness club, spa, two pools and 15,000 square feet of meeting and event space. The project is being developed as part of the broader North Village mixed-use master plan, which is located two miles north of downtown Healdsburg.

LONG BEACH, CALIF. — Global hotelier Hard Rock International has partnered with development firm Steinhauer Properties to develop Hard Rock Hotel Long Beach, a 31-story hotel in downtown Long Beach. The hotel will be situated adjacent to the Long Beach Convention & Entertainment Center along East Ocean Boulevard. Hard Rock Hotel Long Beach will include approximately 427 rooms and suites, including a Rock Star Suite. The hotel will also feature the tallest open rooftop bar on the Southern California coast, as well as an outdoor swimming pool with an amenities deck. The co-developers plan to break ground on the hotel in summer 2024 with plans to open the property in spring 2027. The new development is expected to create approximately 3,100 construction jobs and approximately 500 permanent positions once operations begin in 2027. The hotel represents the first new full-service hotel to be built in Long Beach in 30 years and the first new Hard Rock hotel in Southern California in almost a decade, according to Hard Rock.
