MOBILE, ALA. — ASH II has sold the 170-room Radisson Admiral Semmes hotel to a private party for $3.5 million. The sale included the hotel, which is located at 251 Government St. in Mobile, and a vacant lot. The buyer plans to undertake a renovation to the property. FERNANDINA BEACH, FLA. — TRT Holdings/Omni Hotels has purchased the 1,350-acre Amelia Island Plantation resort in an auction from Amelia Island Co. for $67.1 million. Located 6800 1st Coast Highway in Fernandina Beach, the property spans 249 rooms, a tennis center, a spa and 50,000 square feet of meeting space. The Plasenica Group conducted the auction.
WASHINGTON AND ALTOONA, PA. — Chatham Lodging Trust has completed the acquisition of two hotels. The first is the 105-room Courtyard by Marriott in Altoona, and the second is the 86-room SpringHill Suites by Marriott in Washington. The purchases were part of a previously announced, four-property portfolio purchase. Chatham has now closed on three of the four properties and expects to close on the last hotel, a Residence Inn by Marriott located in White Plains, N.Y., following the completion of due diligence.
TULSA, OKLA. — Anish Hotels Group has opened the 136-unit Aloft Tulsa, the first Aloft hotel in Oklahoma. The property is located at 6716 S. 104th E. Ave. in Tulsa. Amenities include more than 1,000 square feet of meeting space, a bar and free wireless Internet. LodgeWorks L.P. is managing the hotel.
GREENVILLE, N.C. — Atlas 1 SPC has sold a 121-room hotel to Preena for an undisclosed amount. The two-story Greenville property was formerly branded as a Baymont Inn. Preena plans to undertake upgrades to the property and affiliate it with a national franchise. Ed James of Mumford Co. represented the seller.
ATLANTA — Georgia State University has purchased the former Wyndham Garden Hotel and The Baymont Inn and Suites from a private party for an undisclosed amount. The properties, which combined include 453 rooms, are located adjacent to Georgia State's main campus at 175 Piedmont Ave. in Atlanta. The school will convert both properties into student housing. Hunter Realty's Bob Hunter and Kyle Stevenson represented the seller.
BOSTON — Felcor Lodging Trust has acquired the Fairmont Copley Plaza hotel in Boston for $98.5 million. The hotel is located on Copley Square in the city's Back Bay neighborhood. It contains 383 guestrooms, 23,000 square feet of meeting space, and a restaurant and bar. The seller, Fairmont Hotels & Resorts, will continue to manage the property. Kevin Mallory of CB Richard Ellis Hotels led the brokerage team that represented the seller.
ANN ARBOR, MICH. — RockBridge Partners, an affiliate of RockBridge Capital, has acquired a 197-room, full-service Sheraton hotel in Ann Arbor. RockBridge plans to complete a comprehensive $8 million renovation on the property and convert the hotel from a Four Points by Sheraton to the flagship Sheraton brand. The renovation will begin in December with completion expected in May 2011. The property will receive upgrades to the exterior façade, a full renovation of the public areas, an expansion of the fitness center and enhanced meeting space. Additionally, the guestrooms will be refurbished with upgraded bedding and a soft and case goods package. Amenities include a full-service restaurant and bar, an indoor/outdoor pool, a fitness center, a business center and more than 16,000 square feet of meeting space. Terms of the acquisition were not released.
BRIDGETON, MO. — Fairwood Capital LLC has purchased Embassy Suites St. Louis-Airport for an undisclosed price. Located at 11237 Lone Eagle Dr. in Bridgeton, the 159-room hotel features a business center, 4,000 square feet of meeting space, an indoor swimming pool, a fitness center and a restaurant. Fairwood plans to renovate the hotel’s guest suites and public areas. When completed, the renovated two-room guest suites will feature the Embassy Essentials Bedding Collection, flat-screen HD televisions, coffee makers and high-speed wireless Internet access. Memphis, Tenn.-based Maximum Hospitality will assume day-to-day operations of the property.
MIAMI BEACH, FLA. — Sunstone Collins has purchased the 409-room Royal Palm Hotel in an online auction through the Miami Dade Clerk of Courts for $126.1 million. Jones Lang LaSalle Hotels arranged the foreclosure sale for a court-appointed receiver. The resort hotel is located at 1545 Collins Ave. in Miami Beach and is within walking distance to the Miami Beach Convention Center. Amenities at the property, which was built in 2002, include two outdoor pools, a fitness center, four meeting rooms and a restaurant.
