SALISBURY, MD. — Salisbury-based Marshall Hotels & Resorts has received assignments for three distressed hotel properties in the Northeast. The company has been named receiver for the Four Points by Sheraton Hotel & Suites Allentown Airport, a 145-room hotel located in Allentown, Pa., as well as the Holiday Inn Danbury, a 114-room hotel located in Danbury, Conn. It also has been named operator for the Holiday Inn Buffalo Amherst Hotel, a 199-room hotel located in Buffalo, N.Y., which is currently in receivership.

ROCKLIN, CALIF. — Cassidy Turley BT Commercial has brokered the $2.025 million sale of the 67-room Rocklin Park Hotel, located at 5450 China Garden Road in Rocklin. Onsite amenities include the Chops Grill & Oven and the luxurious Spa LaLé. Cassidy Turley BT Commercial’s Scott Griemsmann and Eric Gunderson represented the seller, LNR Partners LLC, in the transaction; the buyer was OMKAR Rocklin Inc.

MCCOMB, MISS. — Mississippi-based McComb Lodging LLC has acquired the Comfort Inn in McComb in an all-cash transaction. Located along Interstate 55, the hotel offers 55 guestrooms, high-speed Internet access, premium cable television, an outdoor pool and a fitness center. Hodges Ward Elliott's Select Service Division represented the undisclosed seller in the transaction. The sales price was not released.

PHILADELPHIA — Pebblebrook Hotel Trust has acquired the Sofitel Philadelphia Hotel for $87 million. The 306-room hotel is located in the Center City area of Philadelphia. It features 15,000 square feet of meeting space, a fitness center, a brasserie that serves French-style breakfast and a bar/lounge. The building was originally constructed in 1964 as the home of the Philadelphia Stock Exchange; it was converted into a hotel in 2000. The acquisition included the assumption of a a $56.1 million, non-recourse loan set to mature in February 2012. The loan carries a floating interest rate and interest-only payments. Pebblebrook also announced it has entered into an agreement to acquire another hotel located in the San Francisco Bay area for $84 million.

LISLE, DEERFIELD AND ROSEMONT, ILL. — Dallas-based Aimbridge Hospitality has partnered with AREA Property Partners to acquire three Hyatt hotels in the Chicago market. According to Aimbridge, the properties will continue to operate under the Hyatt brand and $13.5 million has been allocated for ongoing capital improvements to the properties. The assets are the 316-room Hyatt Lisle, which features 13,200 square feet of meeting space in Lisle; the 301-room Hyatt Deerfield, which offers 15,000 square feet of meeting space in Deerfield; and the 206-room, boutique-style Hyatt Rosemont, which is located in Rosemont. Aimbridge will operate the newly acquired properties.

METAIRIE, LA. — Atlanta-based Songy Partners Ltd., in a joint venture with AImbridge Hospitality and Argonaut Private Equity, has acquired a Sheraton Hotel, which is located at Four Galleria Blvd. in Metairie. The Situs Companies, serving as a special loan servicer to a CMBS trust, sold the property for $9.8 million. The 181-room hotel features more than 4,000 square feet of meeting space, a rooftop lap pool, a restaurant and a fitness facility. Aimbridge Hospitality will manage the property. The Plasencia Group brokered the transaction.

GRENADA, MISS. — Mississippi-based Hospitality Lodging has acquired the Comfort Inn in Grenada for an undisclosed price. The property will be repositioned as to the EconoLodge brand in early 2011. The two-story, 64-room hotel offers complimentary USA Today, wireless high-speed Internet access, microwaves and refrigerators, coffee makers, irons, ironing boards, hair dryers, premium cable television, a seasonal outdoor swimming pool and a fitness center. Anthony Falor of Hodges Ward Elliott's Select Service Division represented the undisclosed seller in the transaction.

MIAMI — Fort Lauderdale, Fla.-based Moss & Associates, serving as construction manager, has completed the construction of Soho Beach House, a members-only hotel located at 4385 Collins Ave. in Miami. The $48 million boutique hotel offers 50 rooms that average 1,300 square feet and Soho's signature rustic-designed Cowshed Spa. Additional amenities include a media screening room, two pools and direct beach access through landscaped gardens, as well as four bar spaces and restaurant Cecconi's Miami Beach. The project involved converting the Sovereign Hotel, a 1942 art deco property, into the Soho Beach House. Local architect Allan Shulman and London-based interior designer Martin Brudnizki designed the new property.

OCEANSIDE, CALIF. — Construction has begun on R.D. Olson Development’s $25 million Courtyard by Marriott hotel, located at 3501 Seagate Way in Oceanside. The four-story, 82,000-square-foot property will feature 140 guest rooms and suites and include 2,000 square feet of meeting space, a fitness room, and a large outdoor pool and spa. Marriott International will manage the hotel, which represents the company’s newest prototype design, while the Irvine, Calif.-based developer retains ownership. Seattle-based Johnson Braund Design Group is the project architect. The second hotel R.D. Olson will have developed in the market, the Courtyard by Marriott in Oceanside will be completed in fourth quarter 2011.
