STILLWATER, OKLA. — Rockbridge Capital has arranged $12.1 million in first-mortgage financing for the development of a 101-room Residence Inn by Marriott in Stillwater. The new hotel will be located along the Highway 51 corridor within a 112-acre, mixed-use development. It will be situated three miles from Oklahoma State University, adjacent to Meridian Technology Center and Oklahoma Technology & Research Park. The new Residence Inn will be developed, owned and operated by A.G. Holdings. Terms of the financing were not disclosed.

POWAY, CALIF. — Ocean Park Hotels has completed the development of Hampton Inn & Suites San Diego-Poway, which is located at 14068 Stowe Dr. in Poway. The three-story, 71,000-square-foot hotel offers 108 rooms, more than 3,000 square feet of meeting space, a fitness room and an outdoor pool. R.D. Olson Construction served as general contractor for the project, which was completed on schedule. Phoenix-based PK Architecture provided design services for the project; Hollywood, Calif.-based Level 3 Design Group provided interior design services.
OVERLAND PARK, KAN. — Integrated Capital, as owner, has completed the $20 million renovation of the Overland Park Marriott, which is located at 10800 Metcalf Ave. in Overland Park. The 398 guest rooms and suites, hotel corridors, the concierge lounge, the ballroom and 14,000 square feet of meeting space were renovated as part of the project. Amenities at the 11-story hotel include four restaurants, an indoor/outdoor connecting pool, 17 meeting rooms and a fitness center.
SAN DIEGO — Bilbro Construction Company Inc. has completed the first phase of renovations at Doubletree Golf Resort, which is located in the north San Diego community of Rancho Penaquitos. The company provided modifications to the 138 guest rooms at the Arnold Palmer-managed, 18-hole golf course resort. Renovations included site concrete, storm drain system improvements; waterproofing upgrades; new stucco; HVAC modifications; and updated tile and wall finishes. Marx/Okubo served as construction manager for the project. Bilbro is also acting as general contractor for the second phase, which is currently underway.
MAHWAH, N.J. — An $8.2 million capital improvements program is under way for The Sheraton Mahwah Hotel, located within Crossroads Corporate Center in Mahwah. Renovations to the guestrooms were completed in October, and included a complete redesign of the spaces with new colors, a hi-definition television, new beds and bathrooms with new fixtures. Additional renovations, which should be complete by the first quarter of 2009, include renovations to common areas and the addition of upgraded amenities. The lobby will be redesigned to feature a towering waterfall, as well as a 32-seat bar, and a communications hub that includes complimentary wireless Internet access and computer stations. New carpeting, wall coverings and furnishings will also be installed. Finally, the hotel’s 12th floor Skylite Ballroom and first floor Grand Ballroom will be renovated as well. The Sheraton Mahwah is operated by Interstate Hotels & Resorts.
NEW YORK CITY — Vertical construction has topped out for Trump SoHo New York, a 400-unit luxury hotel condominium building located at 246 Spring St. in the SoHo neighborhood of Manhattan, New York City. Standing at 46 stories, the tower is the largest building in the neighborhood. Upon completion in fall 2009, the project will comprise 141 deluxe suites, 253 studio suites, five penthouse suites and one Presidential Suite. Units will range in size from 422 to 905 square feet, with the three highest floors devoted to the penthouses and the Presidential Suite. Building amenities include world-class restaurant Quattro, 24-hour room service, a library, a business center, a private rooftop venue named SoHi, an approximately 11,000-square-foot spa, a full-service lobby, a ground-level bar and 12,000 square feet of meeting space. The project is being developed as a joint venture between The Trump Organization, Bayrock Group and The Sapir Organization. The exterior was designed by Handel Architects, and the interior designer is Rockwell Group. Bovis Lend Lease is the construction manager, and Prodigy International Development Sales is serving as exclusive sales and marketing agent.
ELIZABETH, N.J. — Following a $10 million renovation and conversion, the grand reopening has been held for the Crowne Plaza Newark Airport, located at 901 Spring St. in Elizabeth. Formerly a Four Points by Sheraton, the 11-story hotel features 260 rooms. Amenities include indoor and outdoor swimming pools, a fitness center, a business center, 6,000 square feet of meeting space and complimentary shuttle service to nearby Newark Liberty International Airport. The hotel is owned and managed by Newark Four Port LLC under an exclusive license agreement with InterContinental Hotels Group.
MILWAUKEE — Site preparation work has begun on a $27 million Aloft Hotel, which will be located along the Milwaukee River within the Park East Corridor of Milwaukee. The five-story hotel, which is a member of the Starwood Hotels & Resorts Worldwide Inc. brand, will feature 160 rooms and is slated for completion in November 2009. Using $1 million in Tax Incremental Financing, the city of Milwaukee, in conjunction with Milwaukee River Hotel LLC, is developing a Riverwalk segment, dockwall, public plaza and street improvements as part of the project. More than $800 million in development is already underway or has been completed within the Park East Corridor.
TAMPA, FLA. —Tampa-based BayStar Hotel Group will develop a 168-room Hotel Indigo in the downtown Tampa community of Channelside. Hotel amenities include a heated swimming pool, 2,700 square feet of meeting space and a casual gourmet restaurant. The property is owned by Seaboard Hotel Associates, a joint venture between BayStar and St. Petersburg, Fla.-based Ballast Point Group. Groundbreaking is set for the first quarter of next year, and delivery of the $29 million project is expected in 2010. This is the second Hotel Indigo slated for Tampa; Baystar is also redeveloping downtown Tampa’s Heritage Hotel into a Hotel Indigo, which will deliver in 2009.
MIAMI — The newly constructed 124-room Hilton Suites by Hilton Miami — Airport West has opened its doors at 3590 N.W. 74th Ave. in Miami. Owned and managed by Boca Raton, Fla.-based Economos Properties, the new hotel features a swimming pool, 888 square feet of meeting space, an executive business center and a 24-hour pantry.
