JOLIET, ILL. — CG Schmidt has been selected to construct an approximately $18 million expansion for the Autobahn Country Club located at 3795 South Patterson Rd. in Joliet. The facility, which sits on 350 acres, is a traditional private club that has replaced golfing with car racing as its most popular amenity. The expansion project will include a new clubhouse, restaurant, hotel, speed pavilion and condos. The new pavilion houses 23 hotel rooms on the second floor and 13 condos on each of the third and fourth floors. Completion is slated for October 2009.

LAKELAND, FLA. — Andy Kern of Molinaro Koger’s Washington, D.C., office has arranged the sale of the Lakeland Hampton Inn & Suites on behalf of Platinum Ridge Florida LLC. The 117-room facility was acquired by Greenbelt, Md.-based Columbia Hospitality for an undisclosed price. Based on a long-term franchise agreement with Hilton Hotels Corp., the building will remain a Hampton Inn & Suites, and will be managed by Baywood Hotels.

ORLANDO, FLA. — InterContinental Hotel Group (IHG) has announced plans to convert the Lexington Orlando CityPlace into the Orlando market’s fourth Crowne Plaza hotel. Located off Interstate 4, the 14-story Crowne Plaza Orlando-Downtown is expected to open this summer. The hotel, which houses 227 rooms, will be owned and managed by S&L Hospitality. Amenities at the facility include 6,500 square feet of meeting space for business functions and special events, Crowne Plaza Sleep Advantage, 50 king suites, and a District Five Restaurant and Lounge.

FRISCO, TEXAS — Courtyard by Marriott will construct the first of its new mid-rise prototype hotels at Frisco Market Center, an 88-acre, master-planned development located in the Dallas suburb of Frisco. The 150-unit hotel will be located along Main Street facing the Dallas North Tollway. The new concept is known as Go Marriott, and will include a lobby with a front desk in pods rather than a long desk, environmentally friendly operations, a GoBoard touch-screen information system, wireless technology, hi-definition televisions and three food service options. The hotel also will include 5,000 square feet of meeting space, a pool, an exercise area and a connection to the Frisco Market Center trail system. Groundbreaking is scheduled to occur later this year, with completion expected in late 2009.

CLEARWATER, FLA. — Sarasota, Fla.-based American Hotel Development Partners has been selected to build a $13.2 million, 106-room Staybridge Suites hotel at the St. Petersburg-Clearwater International Airport. Construction, which is expected to begin in August, is slated for completion in late 2009. The St. Petersburg-Clearwater International Airport is undergoing a $10 million renovation project, and has been awarded a $1.5 million grant from the Federal Aviation Administration for safety, security and the airport’s terminal renovation projects.

SUFFOLK, VA. — Virginia Beach, Va.-based Landmark Hotel Group has acquired the 3-year-old Hilton Garden Inn Suffolk from Noble Investment Group. Landmark will continue to operate the hotel as a Hilton Garden Inn, and will also manage the Suffolk Conference Center, which is attached to the facility. The company plans to make significant upgrades to the property. The price of acquisition was not disclosed.

LIBERTYVILLE, ILL. — On behalf of owners Frank and Sandy Sun, McHenry, Ill.-based Dixon Construction Group has broken ground on a 16,000-square-foot Hampton Inn located at 2061 Shell Dr. in Libertyville. The four-story hotel will feature 96 guestrooms, a pool, spa and meeting room. Additionally, a new restaurant will be built as an outlot on the hotel grounds. Construction of the $8 million project is scheduled for completion in March 2009.

GAITHERSBURG, MD. — Construction is underway on the $9 million renovation of the Holiday Inn Gaithersburg, which is located at 2 Montgomery Ave. The exterior renovation, which includes a complete upgrade of the façade, is 50 percent complete. Interior renovations include high-tech amenities in each of the 300 guestrooms, a revitalization of the main ballroom and an expanded business center. Environmentally sound improvements at the facility include low-flow toilets and showerheads, recycling containers in every guestroom, and environmentally friendly paint. During construction, the hotel will remain open for business.

PALM SPRINGS, CALIF. — RockBridge Partners, an affiliate of RockBridge Capital LLC, and Davidson Hotel Company have acquired Hyatt Regency Suites in Palm Springs from PSH Holdings Inc. for an undisclosed price. Located at 285 N. Palm Canyon Dr., the property features 194 one-bedroom suites, private balconies, mountain/desert views, high-speed Internet access, a full-service dining room, a putting green, a pool, a spa and 9,200 square feet of flexible meeting space. An $18.5 million renovation is planned for the property. The renovation, which will begin summer 2009, will upgrade virtually every aspect of the property. Davidson, who holds a minority interest in the joint venture, will coordinate the renovation and manage the hotel. Newport Beach, Calif.-based Maxim Hotel Brokers advised both parties in the transaction.

HERNDON, VA. — On behalf of Dallas-based Ashford Hospitality Trust, Molinaro Koger has arranged the sale of the Hyatt Hotel Washington Dulles International Airport located in Herndon Virginia. The 316 all-suite facility was acquired by Annapolis, Md.-based Thayer Lodging Group. With a Four-Diamond rating, the hotel will retain the Hyatt brand and continue to be managed under a long-term agreement with Global Hyatt Corporation. Amenities at the facility, which is located less than 2 miles from Washington Dulles International Airport, include an indoor pool, a high-energy fitness center and 10 meeting rooms with 7,250 square feet of meeting space. The price of the acquisition was not disclosed.
