MANCHESTER, N.H. — CBRE has negotiated the sale of a 108-room Holiday Inn Express & Suites hotel in Manchester, located in the southern part of the Granite State. The location at 1298 S. Porter St. puts the hotel, which opened in 2003, within four miles of Manchester-Boston regional airport. Amenities include an indoor pool, fitness center and meeting/event space. Dave McElroy and Scott Hutchinson of CBRE represented the seller, a local family, in the transaction. Manchester Hospitality purchased the asset for an undisclosed price.

SAN DIEGO – Cyrus and Emilia Investments has acquired the Lincoln Hotel in downtown San Diego for $2.5 million. The hotel is located at 534-536 5th Ave. in the Gaslamp Quarter. The four-story building totals 14,503 square feet. El Cabron Restaurant occupies the ground floor, and 41 affordable housing units comprise the upper floors. Lincoln Hotel Partnership sold the property with representation by Bill Shrader of UPG. The buyer plans to renovate the affordable housing component of the property.
FRENCH LICK, IND. — Marcus & Millichap has arranged the $7.5 million sale of the Best Western Plus French Lick, a 68-room hotel in French Lick, a city in southern Indiana. Built in 2015 and located at 613 Arnold F Habig Blvd., the three-story property features amenities such as a business center, indoor pool, fitness center and complimentary breakfast. Scott Havericak and Robert Hunter of Marcus & Millichap represented the undisclosed borrower. The duo also procured the buyer, an Indiana-based limited liability company.
Cordish, Caesars Reveal Plans for 223-Acre Mixed-Use Project in Pompano Beach, Florida

POMPANO BEACH, FLA. — The Cordish Cos. and Caesars Entertainment Inc. (NASDAQ: CZR) are co-developing The Pomp, a 223-acre mixed-use development in Pompano Beach. The property’s name pays homage to the former Pompano Park racetrack on the project site, which is located 35 miles north of Miami and 10 miles north of Fort Lauderdale. Upon completion, The Pomp will feature 1.3 million square feet of retail and entertainment space, as well as 4,000 residential units, two hotels and approximately 1.4 million square feet of office space. The project will include the existing Harrah’s Pompano Beach casino, which is owned by Caesars. Cordish’s Live! brand will anchor the development’s entertainment and dining component. Called Live! at The Pomp, the brand will offer more than 25,000 square feet of food-and-beverage venues, including a Sports & Social and PBR Cowboy Bar. Sports & Social will occupy a 18,000-square-foot space with features such as an LED media wall, emcees and DJs, live fan-cams, competitions and games. SADDLE BROOK, N.J. — Atlanta-based hospitality brokerage firm Hodges Ward Elliott has negotiated the sale of Marriott Saddle Brook, a 241-room hotel in Northern New Jersey. The hotel opened in 1967 and offers an indoor pool, fitness center, 8,000 square feet of meeting and event space and an onsite restaurant and bar. B.J. Patel, Jay Morrow and Coby Campbell of Hodges Ward Elliott represented the undisclosed seller in the transaction. The buyer, which was also undisclosed, plans to implement a value-add program.
Vision Hospitality Breaks Ground on 184-Room Embassy Suites by Hilton Hotel in Downtown Chattanooga

CHATTANOOGA, TENN. — Locally based Vision Hospitality Group Inc. has broken ground on Embassy Suites by Hilton Chattanooga Downtown, a 184-room hotel located at the corner of Broad and 4th streets. Upon completion, the hotel will offer a rooftop bar, street-level bar and coffee area, restaurant and 5,000 square feet of meeting space. The site is blocks from the Tennessee Aquarium, Hunter Museum of American Art, National Medal of Honor Heritage Museum and Tennessee Riverpark. Humphreys and Associates Contractors LLC is planning for the $54 million project to debut in summer 2025. The hotel is one of 15 projects in the development pipeline for Vision Hospitality, which currently owns 16 hotels in the greater Chattanooga area.
PANAMA CITY BEACH, FLA. — A joint venture between The St. Joe Co., Hilton Worldwide Holdings Inc. (NYSE: HLT) and Key International have opened the Embassy Suites by Hilton Panama City Beach Resort, a 255-room resort overlooking the Gulf of Mexico. Located in the popular Florida Panhandle vacation town of Panama City Beach, the resort features one- and two-bedroom suites, including two-bedroom family suites and suites with bunk beds. The resort features a pool complex with a waterslide and hot tub, a fitness center, business center and approximately 15,500 square feet of meeting and event space. The property also includes two restaurants: Blu Bar & Grill, which will serve lunch and dinner, and Fin, which will provide guests with complimentary breakfast. Vue 55, a 3,800 square-foot open-air event venue on the fifth floor, will also be available for weddings and group functions. The resort is in the Pier Park shopping and entertainment district. The property offers amenities such as indoor and outdoor pools, reception and meeting rooms, outdoor lounges and gathering spaces and an onsite restaurant and bar. Fortress Investment Group Sells JW Marriott Tucson Starr Pass Resort & Spa in Arizona for $110M

TUCSON, ARIZ. — Fortress Investment Group has sold the 575-room JW Marriott Tucson Starr Pass Resort & Spa in Tucson for $110 million. The hotel is located at 3800 W. Starr Pass Blvd. The buyer was Southwest Value Partners. The JW Marriott Tucson Starr Pass Resort & Spa features three nine-hole golf courses; outdoor multi-level pools with lazy river and waterslide; private cabanas; hot tub; spa; and fitness center. The property also has 83,732 square feet of meeting and event space, including outdoor space, to host up to 3,300 guests. CLAYTON, MO. — Midas Enterprises has completed a $47 million Residence Inn by Marriott hotel in the St. Louis suburb of Clayton. The project is the first new hotel to open in the city in 30 years, according to Midas. The extended-stay hotel rises 12 stories with 170 rooms. The development includes a second-floor lounge and ballrooms, 3,300 square feet of second-level meeting space with an outdoor terrace and bar, complimentary breakfast, a 1,500-square-foot fitness center and guest laundry. Investors included Hermann Cos. and Peoples Bank. The project team included SSC Engineering, CECO Concrete Construction Inc. and Castle Contracting LLC. Midas deployed all four of its divisions — Midas Capital, Midas Construction, Midas Hospitality and Midas Development — to complete the project.
