MOUNTAIN VILLAGE, COLO. — Merrimac Ventures and Fort Partners have broken ground on the $1 billion Four Seasons Resort and Residences Telluride and closed on a construction financing package for the project. Slated for completion in 2028, construction is underway and more than 30 percent of the property’s inventory is already sold. Situated on 4.4 acres in Mountain Village, the project is backed by the successful closing on the land and a $417 million construction loan from J.P. Morgan, with additional financing from CanAm Enterprises. Merrimac and Fort Partners worked with the Town of Mountain Village, Telluride Ski and Golf and TMVOA to secure the land and bring the project to life. The development will feature 26 private residences ranging from two to five bedrooms, 43 hotel residences ranging from one to four bedrooms and 52 hotel guest rooms. Residences will offer floor-to-ceiling windows, terraces and in-home oxygenation systems. Penthouses will offer private terraces and outdoor spa pools. Resort amenities will include ski-in/ski-out access, ski valet and private lockers, a fitness center, spa and recovery center, an indoor lap pool, an outdoor hot tub, underground parking and a private residents’ club. NEW YORK CITY — A partnership between Slate Property Group and Evenhar Development Corp. has broken ground on a medical office and civic facility at 1578 Lexington Ave. in Upper Manhattan’s Carnegie Hill neighborhood. Designed by Kutnicki Bernstein Architects, the 13-story building will feature 150,000 square feet of medical office space that will be occupied by providers within the Mount Sinai Health System. In addition, the facility will feature an employee daycare center, an 18,978-square-foot community hub that will be operated by Children’s Aid and a new facility for Life Changers Church. Financing for the project includes a $119 million construction loan from J.P. Morgan and a $40 million preferred equity investment by GoldenTree Asset Management. Occupancy is slated for spring 2028.

KYLE, TEXAS — Extended Stay America has opened a 124-room hotel in Kyle, located roughly midway between Austin and San Antonio. Extended Stay will operate the hotel under its Premier Suites brand. Houston-based Provident Realty Advisors developed the four-story hotel, which offers complimentary breakfast, onsite guest laundry services, a 24-hour fitness room and additional vending options in the lobby.

BOSTON — JLL has brokered the sale of the 80-room Boxer Hotel located at 107 Merrimac St. in Boston’s West End. The nine-story hotel was originally built in 1904 and last renovated in 2013. Additional upgrades to certain common areas and amenity spaces were completed in 2020. Amenities include a fitness center, bike rental program and an onsite restaurant and bar. Alan Suzuki, Matthew Enright and Emily Zhang of JLL represented the seller, Hersha Hotels & Resorts, in the transaction. The buyer was Eurostars Hotel Co.

COLLIERVILLE, TENN. — Hunter Hotel Advisors has negotiated the sale of the 131-room Courtyard by Marriott Memphis Collierville hotel located within the Carriage Crossing lifestyle shopping center in Collierville. Tim Osborne and Adeel Amin of Hunter facilitated the transaction and secured a $8.7 million bridge loan on behalf of the buyer, a Texas-based investor. The seller was an entity doing business as Southern Hospitality LLC. Situated near the FedEx World Technology Center, the four-story hotel includes 1,624 square feet of meeting space, an indoor swimming pool, fitness center and a full-service restaurant called The Bistro.

As healthcare systems continue to expand and consolidate, savvy development executives recognize the immense potential of strategically positioning retail properties in locations that are adjacent to major medical facilities. Doing so combines consistent foot traffic, demographic advantages and an urgent need for community-focused amenities. This was the scenario that RDC’s placemaking design team faced at the Texas Medical Center’s (TMC) new TMC3 research and development campus south of the massive healthcare cluster near downtown Houston. On any given day at that sprawling site, more than 100,000 people — about the seating capacity of the Los Angeles Memorial Coliseum — come to work, while 27,400 patients visit one of the 21 associated hospitals. Many of them are international visitors staying at local hotels with significant downtime. NASHVILLE, TENN. — Ashford Hospitality Trust Inc. has obtained a $218.1 million loan to refinance Renaissance Hotel, a 673-room hotel located at 611 Commerce St. in Nashville. Built in 1987, the hotel features meeting and event space, a club lounge, Little Fib Bar, a 24-hour market and a third-floor bar and restaurant in a glass atrium called Bridge Bar, according to the hotel website. The two-year, non-recourse loan refinanced the existing $267.2 million mortgage. The undisclosed lender underwrote the loan with three one-year extension options and a floating interest rate of SOFR + 2.26 percent, which is 172 basis points lower than the interest rate on the previous loan. In conjunction with the debt refinancing, Ashford Hospitality increased the preferred equity investment on the hotel by $53 million.

TAMPA, FLA. — Rockpoint and Newbond Holdings have acquired Westin Tampa Waterside, a waterfront hotel in downtown Tampa. The seller and sales price were not disclosed. The 309-room property is situated on a 1.5-acre site and is the only hotel on the city’s Harbour Island. Westin Tampa is within walking distance of the Tampa Convention Center, Water Street District, Sparkman Wharf and the University of Tampa. Amenities include a fitness studio, heated outdoor pool, multiple dining and bar options and meeting and social event space. Rockpoint and Newbond Holdings plan to renovate Westin Tampa’s guest rooms, lobby and meeting space.

DEER VALLEY, UTAH — PACE Equity has funded a $63.3 million mid-construction recapitalization using long-term, fixed-rate C-PACE financing for SkyRidge Resort in Deer Valley. SkyRidge Development is developing SkyRidge Resort. Designed for four seasons, SkyRidge Resort will offer the Stelle Lodge, a six-story resort with a rooftop bar, spa and guest services; a 310-yard golfing range with 15 hitting bays, a three-hole mountain golf course that converts into a nine-hole short course and the Golf Clubhouse with a bar and restaurant, grocer café and curated retail; and an Equestrian Center with a 34-stall barn, indoor and outdoor arena, a European walking path and scenic riding trails. SkyRidge Golf and Clubhouse are slated to open in late 2025, with theStelle Lodge scheduled to open in 2026.

TAMPA, FLA. — South Florida-based Two Roads Development has received $520 million in construction financing for Pendry Tampa and Pendry Residences Tampa, a hospitality and residential project that will be located in the city’s downtown area. Pendry is a luxury hospitality operating platform and a division of California-based Montage International. New York City-based Sculptor Capital Management and Connecticut-based Nuveen Green Capital provided the financing. The latter’s $290 million contribution came in the form of Commercial Property Assessed Clean Energy (C-PACE) financing. “We are thrilled to have closed the largest C-PACE transaction in history, partnering with Two Roads Development and Sculptor Capital on this transformative luxury property that will redefine Tampa’s skyline,” says Ryan Doyle, senior director of originations at Nuveen Green Capital. “This historic milestone showcases the growing sophistication and scale of C-PACE financing and its capacity to support major developments.” “Awareness of what’s happening in the Tampa Bay region is growing each year, and we received tremendous interest from across the nation to finance this development,” adds Taylor Collins, managing partner of South Florida-based Two Roads Development.
