NEW YORK CITY — Hyatt Hotels Corp. (NYSE: H) has opened The Grayson, a 296-room hotel located at 30 W. 39th St. in Midtown Manhattan that is part of The Unbound Collection by Hyatt family of brands. Guestrooms feature exposed concrete ceilings, bathrooms with subway tiles and mini-fridges with craft cocktails. In addition, the hotel houses multiple food-and-beverage concepts, as well as a fitness center. Italian architect Marcello Pozzi designed The Grayson, and Fortune Hotel Collection developed and manages the property. Opening preview rates start at $409 per night.

Residence-Inn-Boston-Framingham

NORWOOD AND FRAMINGHAM, MASS. — JLL has negotiated the sale of two Marriott-branded hotels totaling 221 rooms in metro Boston. The Residence Inn Boston Norwood/Canton and Residence Inn Boston Framingham total 96 and 125 rooms, respectively. Both hotels offer guest suites with fully equipped kitchens and complimentary breakfast, as well as physical amenities such as fitness centers, business centers and indoor pools. Alan Suzuki and Matthew Enright of JLL represented the seller, APEX Capital Investments Corp., in the transaction. The buyer, JNR Management Inc., plans to make capital improvements at both properties.

TAMPA, FLA. — Miami-based investment, development and design firm LD&D has announced plans for the development of a $200 million mixed-use project in downtown Tampa. The project site, located at 1101 E. Harrison St., comprises two acres within the 40-acre master-planned development district known as ENCORE. LD&D acquired the property from the Tampa Housing Authority (THA). Plans for the project include the construction of a 28-story multifamily building, a 178-room hotel, 32,500 square feet of ground-floor retail space and a 586-space parking podium. Baker Barrios Architects is the designer for the project. Construction is scheduled to commence in the second half of 2023. The residential tower, which the developers say will be the tallest building in the area, will feature 365 units and more than 45,000 square feet of amenity space. Amenities will include a 4,500-square-foot wellness area, 10,000-square-foot coworking space and a 26th-floor sky lounge with views of the city. CHARLESTON, S.C. — Lowe, with construction company BL Harbert International, has completed the vertical construction of The Cooper, a 225-room, waterfront hotel located at 176 Concord St. in downtown Charleston. The hotel will feature 12,000 square feet of ground-floor retail space, a 7,000-square-foot spa and fitness center, almost 20,000 square feet of indoor-outdoor event space, food-and-beverage offerings and an outdoor infinity-edge pool. Lowe is also working with the City of Charleston to expand Joe Riley Waterfront Park at the site by 400 feet. McMillan Pazdan Smith and Robert Glazier were architects for the project, with interior design by Champalimaud Design and landscape architecture by DesignWorks.

ATLANTA — Hodges Ward Elliott (HWE) has arranged the sale of Artmore Hotel, a 103-room boutique hotel located in Midtown Atlanta across from the Woodruff Arts Center and one mile from the Georgia Tech campus. Originally opened as the Granada Apartments in 1924, the property was converted to hotel use in 1984. Todd Ratliff and Nate Ries of HWE represented the undisclosed seller in the transaction. The buyer and sales price were not disclosed.

ORLANDO, FLA. — One Stop Housing has purchased the Ambassador Hotel, a 155-room hotel located at 929 W. Colonial Drive in Orlando, from Sammy Investments Orlando for $7.1 million. The buyer plans to convert the hotel into an affordable housing community. When completed, the property will feature a mix of studio, one- and two-bedroom apartments. Construction is scheduled to begin this year. Glen Jaffee of Cushman & Wakefield represented the seller and procured the buyer in the $7.1 million acquisition. The Orlando City Council approved zoning for the Ambassador Hotel to be redeveloped into an affordable housing community in late July. Once complete, the community will become the eighth hotel conversion for One Stop Housing.

DU QUOIN, ILL. — Mumford Co. has negotiated the sale of the Fairgrounds Inn hotel in Du Quoin, a city in southern Illinois. The sales price was undisclosed. The property rises two stories with 59 rooms and a swimming pool. The asset is situated adjacent to the Du Quoin County Fairgrounds. George Arvanitis of Mumford represented the seller, Sunrise Hotels LLC. Maakrupa Hospitality Inc. was the buyer.

KENNER, LA. — HREC Investment Advisors has arranged the sale of the Hilton New Orleans Airport, a 319-room hotel located at 901 Airline Drive in Kenner. Situated near the new terminal at Louis Armstrong New Orleans International Airport, the hotel features an onsite restaurant, airport shuttle, outdoor pool, fitness center, business center and meeting rooms. An entity doing business as NOLA Airport 319 LLC purchased the hotel for an undisclosed price. Scott Stephens, Len Wormser and Ketan Patel of HREC Investment Advisors represented the unnamed seller in the transaction. Greg Porter and Mike Armstrong of HREC Capital Markets Group arranged an undisclosed amount of acquisition financing on behalf of the buyer.

ST. PETERSBURG, FLA. — CBRE has brokered the sale of Courtyard by Marriott St. Petersburg Downtown, a 128-room hotel located at 300 4th St. N in downtown St. Petersburg. Atlanta-based The Radco Cos. purchased the hotel from Blackstone for $29.1 million. Christian Charre, Paul Weimer, Jennifer Jin and Andrew Pastorino of CBRE’s hotel division in Miami represented the seller in the transaction. The Courtyard by Marriott was converted from an independent boutique hotel in 2006 and underwent a renovation in 2015. Amenities include a restaurant and bar, onsite fitness and business centers, an indoor pool, 806 square feet of meeting space and valet parking.

HOUSTON — Arizona-based investment banking firm Arriba Capital has provided a $37.4 million construction loan for a dual-branded hotel that will be located at 1514 Leeland St. in downtown Houston. The hotel will total 221 rooms under the Home2 Suites by Hilton and Tru by Hilton brands and offer shared amenities such as a lobby bar, breakfast dining areas, meeting space, an outdoor pool, fitness room, laundry facilities and a market pantry. Completion is slated for the third quarter of 2024. The borrower and developer is Houston-based PA Hospitality, which will also manage the property. Hall Structured Finance provided the loan.
