HUNTERSVILLE, N.C. — MDH Partners has delivered Phase II of Northcross Commerce Center, an industrial park in the Charlotte suburb of Huntersville. Located along Jamesburg Drive near I-77, the second phase comprises two Class A facilities totaling 254,000 square feet. Brad Cherry, Matt Greer and Natalie Ceva of JLL are leasing and marketing the new facilities on behalf of MDH Partners. Phase II brings Northcross Commerce Center’s total footprint to nearly 700,000 square feet.
HARTFORD, CONN. — Locally based brokerage firm O,R&L Commercial has negotiated the $12 million sale of two facilities in Hartford that are operated by the Materials Innovation & Recycling Authority (MIRA). The facility at 211 Murphy Road is a 92,616-square-foot industrial building that includes a weigh station and access rights to a railspur and was also the former home of The Trash Museum. The adjacent property at 171 Murphy Road is a one-story, 19,200-square-foot industrial building. Luke Massirio and Thom Wilks of O,R&L brokered the deal on behalf of MIRA. The buyers were not disclosed.
OPA-LOCKA, FLA. — CBRE has brokered the sale of Ironwood Commerce Center, a four-building industrial park in metro Miami spanning 505,436 square feet. Boston-based TA Realty purchased the newly built park in Opa-locka, a city in the north-central region of Miami-Dade County, for an undisclosed price. José Lobon, Frank Fallon, Trey Barry, Royce Rose, Gabriel Braun and Daniel Sarmiento of CBRE represented the undisclosed seller in the transaction. Ironwood Commerce Center comprises four warehouses that were 65 percent leased at the time of sale. The facilities feature 32-foot clear heights, shared truck courts, a total of 168 loading positions and speculative office space that is ready for immediate occupancy.
BENBROOK, TEXAS — Aaron’s has signed a 170,509-square-foot industrial lease in Benbrook, located southwest of Fort Worth. The home appliances, furniture and electronics retailer relocated and expanded from Grand Prairie to Building 2 of Chisholm 20, a four-building, 917,374-square-foot development. Steve Koldyke, Kacy Jones and Brian Gilcrest of CBRE represented the landlord, locally based developer Jackson-Shaw, in the lease negotiations. David Eseke and Andrew DeLamielleure with Cushman Wakefield represented Atlanta-based Aaron’s, which operates 144 stores in Texas.
FRISCO, TEXAS — Balcones Recycling will open a 134,905-square-foot materials recovery facility in Frisco. Located on PGA Parkway between Dallas North Tollway and Preston Road, the facility will integrate modern recycling technology with employee wellness features and community engagement programs. Houston-based design-build firm KDW is handling the architectural and general contracting aspects of the project, construction of which began recently and is expected to be complete in spring 2026. Balcones Recycling first opened in the metroplex in 1995 with a facility in Farmers Branch.

Consolidated Investment Group Receives $17.7M Loan for Two-Building Industrial Portfolio in Aurora, Colorado

AURORA, COLO. — Consolidated Investment Group has obtained $17.7 million in financing for Eastpark 70’s Buildings 5 and 6, a two-building Class A industrial portfolio in Aurora. Rob Bova and William Haass of JLL Capital Markets secured the fixed-rate, five-year loan for the borrower. Completed in 2022, the 235,987-square-foot portfolio consists of buildings located at 19822 E. 22nd Ave. and 19922 E. 22nd Ave. The facilities offer 32-foot clear heights, ample dock-high and drive-in loading and ESFR sprinkler systems. The properties are fully leased to three tenants.
NANTUCKET, MASS. — Marcus & Millichap has brokered the sale of Old South Storage, a 198-unit facility on Nantucket, an island off the coast of Massachusetts. The property was built in 2018 and spans 17,344 net rentable square feet of climate-controlled space. Michael Palladino, Kevin Bledsoe and Matthew Junkin of Marcus & Millichap represented the undisclosed seller in the transaction. The sales price was $5.6 million, and the buyer was also undisclosed. Thomas Shihadeh of Marcus & Millichap assisted in closing the deal as the broker of record.
FREEHOLD, N.J. — Locally based developer Denholtz Properties has completed a 100,771-square-foot industrial flex project at 245 Willow Brook Road in Freehold, about 50 miles south of New York City. The single-story building offers units that range in size from 4,072 to 100,771 square feet, as well as 18 tailboard dock doors, a clear height of 28 feet and 165 onsite parking spaces. Zimmel Associates is marketing the property for lease.
