KANSAS CITY, MO. — OpenStore has selected the Kansas City market for its first-ever fulfillment center. The 113,000-square-foot facility is expected to create 46 new jobs and bring $2 million in new annual payroll to the region in the next five years. OpenStore is the largest operator of businesses on Shopify, distributing goods across a range of beauty, home goods, apparel and electronics. The Kansas City distribution center, located at Executive Park Logistics Center, represents a $5 million capital investment and positions OpenStore to provide faster and more efficient service to its growing portfolio of 40 e-commerce brands. The Miami-based e-commerce company says it selected Kansas City due to its central U.S. access point and its robust labor pool with distribution industry experience. The Kansas City region offers access to 90 percent of the contiguous U.S. in two days or less by truck. The Kansas City Area Development Council promotes the region’s business and lifestyle assets to companies and talent around the world.

LAS VEGAS — Dalfen Industrial has completed the sale of Sunset 215 West, a two-building industrial portfolio in Southwest Las Vegas, to Southern California-based GF Properties for an undisclosed price. Located at 6475 and 6485 W. Sunset Road, the 80,000-square-foot property offers corporate office and industrial warehouse space. Michael Kendall, Gian Bruno, Kenny Patricia and Kylie Jones of Colliers’ West Industrial Capital Markets team marketed the portfolio and led the disposition and acquisition process. Dan Doherty, Paul Sweetland, Jerry Doty and Chris Lane of Colliers provided local market expertise. Completed in 2017, Building 1 (6475) is 35,000 square feet and fully leased to a single tenant, and Building 2 (6485) is 45,000 square feet and fully leased to two tenants. UFC, an organization that promotes mixed martial arts events, occupies approximately 70 percent of the project.

ELSMERE, KY. — Chick-fil-A Supply, a wholly owned subsidiary of Chick-fil-A Inc. that handles the restaurant chain’s logistics and warehousing, has announced plans for a new, $100 million distribution facility in Elsmere, roughly 10 miles outside Cincinnati in Northern Kentucky.  Upon completion, the 270,000-square-foot development will be situated on a 28-acre site within 10 miles of Cincinnati/Northern Kentucky International Airport. Construction of the facility is currently underway, with the distribution center expected to be operational in 2026. According to a press release issued by the office of Kentucky Gov. Andy Beshear, the facility is expected to create more than 178 new permanent, full-time jobs over the next five years.  The new Chick-fil-A Supply facility will be located within the C5 Airport East Logistics Center, according to Link NKY. The newspaper also reported that Niagra Bottling will move into the same complex in 2026. Atlanta-based Core5 Industrial Partners is the owner of the industrial park, according to the company’s property page.  Chick-fil-A Supply currently operates nine distribution centers located in Georgia, North Carolina, Tennessee, Missouri, Ohio, Kansas and Texas. FARMERS BRANCH, TEXAS — United Fine Arts Services has signed a 63,858-square-foot industrial lease in the northern Dallas metro of Farmers Branch. According to LoopNet Inc., the building at 4335 N. Beltwood Parkway was originally built in 1976 and renovated in 1981. Sarah Ozanne and Mac Hall of Stream Realty Partners represented the landlord, Boston-based Longpoint, in the lease negotiations. The four-tenant building is located adjacent to North Las Vegas Airport and is three miles to the Cheyenne Interchange. EVERETT, WASH. — Gantry has secured $11.9 million in refinancing for Dogwood Enterprises Industrial Park, located at 3200 35th Ave. NE in Everett. Situated on 31.6 acres, the four-building property offers 106,686 square feet and direct access to I-5. The park is leased to a single tenant. Mike Wood, Demetri Koston and Tim Brown of Gantry arranged the 10-year, fixed-rate loan with a 25-year amortization schedule through a credit union for the borrower, a private real estate investor.

MINOOKA, ILL. — MDH Partners has purchased Minooka Interstate Logistics Portfolio, a 2.2 million-square-foot industrial portfolio in Minooka, about 60 miles outside Chicago. The purchase price was undisclosed. The portfolio is comprised of three Class A facilities that are fully leased. Houston Hawley of MDH Partners sourced the deal. Adam Tyler, Jim Carpenter and Mike Tenteris of Cushman & Wakefield represented the undisclosed seller. The building at 200 International Parkway South totals 473,280 square feet and is fully leased to BMW of North America, which utilizes the facility to service hundreds of dealerships located between Colorado and Michigan. The building at 1460 Cargo Court is 705,661 square feet and is fully leased to Kellanova, which distributes Kellogg’s global snacks and international cereals. The 1 million-square-foot facility at 6225 E. Minnoka Road is fully leased by WK Kellogg, which distributes Kellogg’s U.S. breakfast cereals and is the largest distribution center for WK Kellogg in the Midwest. BAYONNE, N.J. — Cushman & Wakefield has arranged a $126.3 million loan for the refinancing of a 332,640-square-foot industrial building in the Northern New Jersey community of Bayonne. The speculative structure is Bayonne Logistics Center – Building 100 and features a clear height of 40 feet and 66 dock doors, as well as five acres of parking space that can support 195 trailers and 225 cars, or 45 trailers and 800 cars. Construction of the building began in May 2022 and was completed earlier this year. John Alascio, T.J. Sullivan, Chuck Kohaut and Mitch Rothstein of Cushman & Wakefield arranged the floating-rate loan through Ares Management on behalf of the borrower, a partnership between Lincoln Equities and PCCP LLC.

APPOMATTOX COUNTY, VA. — Avaio Digital Partners plans to develop a $3 billion data center campus in Central Virginia. The data center developer and operator is an affiliate of Avaio Capital. The firm recently purchased a 452-acre site from the Appomattox County Economic Development Authority that is zoned for data center development. The shovel-ready site is located atop long-haul fiber networks, according to Avaio Digital. The developer has secured 300 megawatts of power from CVEC (Central Virginia Electric Cooperative) and Dominion Energy for the development. Details about the construction timeline were not released.
