FARRAGUT, TENN. — Ziff Properties Inc. has acquired the former U.S. Golf & Tennis Center in Farragut with plans to convert the building into a 65,000-square-foot self-storage facility. The building is located on six acres, roughly 17 miles west of Knoxville. ExtraSpace Storage will manage the facility, which will include climate- and non-climate-controlled units. A construction timeline was not disclosed.

SAN FRANCISCO – CIM Group, in partnership with fifteenfortyseven Critical Systems Realty (1547), has commenced construction for its 240,000-square-foot data center campus on 7.3 acres at 400 Paul Ave. in San Francisco. The first phase of development will include the renovation of two existing 1930s-era buildings. Totaling 54,225 square feet, the buildings will be modernized to provide creative office and support space for data center tenants. Additionally, construction will start immediately for the campus, including a 187,000-square-foot purpose-built data center. The two-story building will feature a secure and scalable data center with 24 MW of power capacity.
SAN LEANDRO, CALIF. – Colony Industrial has purchased the two-building East Bay industrial portfolio in San Leandro for an undisclosed price. Totaling 587,051 square feet, the portfolio includes two light industrial buildings located at 2380-2388 Williams St. and 1717 Doolittle Drive. The portfolio is leased to five tenants. This is Colony Industrial’s first investment in the Oakland/East Bay area. Darla Longo, Barbara Perrier, Rebecca Perlmutter Finkel and Michael Kendall of CBRE brokered the transaction.
Alliant Credit Union Closes $14.6M Refinancing for Industrial Property in Chandler, Arizona

CHANDLER, ARIZ. – Alliant Credit Union has arranged a $14.6 million loan for the refinancing of an industrial property located in Chandler. The property features 162,714 square feet of distribution space. The undisclosed sponsor had recently closed with a higher interest rate bridge loan and was seeking a low-leverage transaction to replace that debt. Alliant structured the 10-year loan with a 30-year amortization schedule and two years of interest-only payments.
ELGIN, ILL. — iHerb Inc. has signed a 257,344-square-foot industrial lease in Elgin. The company sells nutritional supplements, vitamins, personal care, baby care and other health products. The industrial building, Zilber Industrial I, is located at 2640 Auto Mall Drive with immediate access to I-90. Jack Brennan and John Hamilton of CBRE represented the tenant in the lease transaction. Dominc Carbonari and Frank Griffin of JLL represented the owners, Zilber Property Group.
Sheldon Gross Realty Arranges Sale of 41,500 SF Warehouse, Retail Facility in East Brunswick

EAST BRUNSWICK, N.J. — Sheldon Gross Realty has arranged the sale of a 41,500-square-foot warehouse and retail facility in East Brunswick. New Jersey based HSJE Realty purchased the property, which is located at 2 Claire Road, for an undisclosed amount. Jonathan Glick and Glenn Jaffe of Sheldon Gross Realty represented the undisclosed seller in the transaction. Corporate America Realty & Advisors represented HSJE Realty. The facility, which is located approximately halfway between New York City and Philadelphia, currently has three tenants, each of which uses a portion of the building for warehousing and retail.
WARREN, R.I. — Sitar Realty Co. has arranged the sale of a 451-unit, climate controlled self-storage facility located at 130 Franklin St. in Warren. The purchase price for the 63,000-square-foot property was $7.4 million. Warren is located approximately 13 miles southeast of Providence. Storage Acquisition Group purchased the property from Warren Self Storage. William Sitar Jr. and John Cranley of Sitar Realty represented the buyer in the transaction.
OCEANSIDE, CALIF. — Lee & Associates – North San Diego County has arranged the sale of an industrial building located within Rancho Del Oro Technology Park at 4039 Calle Platino in Oceanside. Rexford Industrial Realty acquired the property from San Diego-based 6th & K Ltd for $20 million. The building features 143,274 square feet of industrial space. Tim Moore of Lee & Associates represented the seller, while Adam Molnar and Greg Lewis of CBRE represented the buyer in the transaction.
KIRKLAND, WASH. — Colliers International has arranged the sale of Building A of Kirkland 405 Corporate Center in Kirkland. KOF Enterprises acquired the property, located at 11411 NE 124th St., from Claddagh Ventures for $14.8 million. At the time of sale, the property was 97 percent leased. Derek Heed and Gregg Riva of Colliers International, along with NAI Puget South Properties and NAI Hunnerman, represented the seller in the deal.
MAGNOLIA, TEXAS — The Jenkins Organization has opened Magnolia Parkway Storage, a 293-unit self-storage facility in Magnolia, a northwestern suburb of Houston. The property will feature climate- and non-climate-controlled units across 44,933 net rentable square feet and includes boat/RV storage space. The facility, which will be the company’s 23rd in the Houston area, also has the capacity to be expanded. The grand opening was Saturday, April 21.
