FRANKLIN PARK, ILL. — Freight shipping and trucking company K2 Express has signed a 91,859-square-foot industrial lease renewal and expansion at 10800-10900 Belmont Ave. in Franklin Park. The company previously occupied 67,337 square feet at the 600,000-square-foot property, which is owned by Prologis. Brian Carroll of Newmark Knight Frank (NKF) represented K2 Express in the lease transaction. Scott Gibbel of Cushman & Wakefield represented Prologis. In addition, K2 Express signed a long-term lease at a neighboring four-acre trailer yard. Carroll represented the tenant, while Steve Levitas and Bob Chodos of NKF represented the landlord, Hill Mechanical.

HOUSTON — NAI Partners has negotiated the sale of a distribution center totaling 172,848-square-feet located at 175 Southbelt Industrial Drive in Houston. Clay Pritchett of NAI Partners represented the buyer, TTD Houston Realty LLC, a subsidiary of New England-based online furniture importer and distributor East-West Furniture LLC. The company will relocate its entire operation from the Boston area to Houston. Derek Russell and Larry Gray of Oxford Partners represented the seller, CLARK-ELLIOT LLC.
KENNEDALE, TEXAS — Karr Self-Storage, a division of Marcus & Millichap, has brokered the sale of Kennedale Self Storage, a 324-unit facility in Kennedale, a southeastern suburb of Fort Worth. The drive-up, non-climate-controlled units total 36,810 net rentable square feet. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private investor who built the property in 1985, in the sale. A Dallas-based self-storage owner/operator purchased the property for an undisclosed price.
ROWLETT, TEXAS — Lee & Associates has arranged the sale of a 21,400-square-foot industrial building located at 5201 Grisham Drive in Rowlett, an eastern suburb of Dallas. Taylor Stell, Brett Lewis and George Tanghongs of Lee & Associates represented the seller, Favcon Partners, in the transaction. Other terms of sale were not disclosed.
FAIRBURN, GA. — HFF has arranged an $11 million construction loan for the development of Graham Logistics Center, a 281,025-square-foot industrial building in Fairburn. The property is situated on 25.7 acres at 7375 Graham Road, roughly 20 miles southwest of downtown Atlanta. Gregg Shapiro and Matthew Beam of HFF arranged the four-year, non-recourse, floating-rate loan through Brand Bank on behalf of the borrower and developer, Stream Realty Partners. Upon completion, Graham Logistics Center will be divisible into four suites with separate entrances and office space, and will feature 32-foot clear heights and rear loading doors. Stream Realty Partners expects to wrap up construction on the facility in 11 months.
FLINT, MICH. — Signature Associates has negotiated the sale of a 180,000-square-foot retail property in Flint for an undisclosed price. The building is located at 4403 Clio Road. The sale is part of a federal court seizure. Grant Bruce of Signature Associates represented both the seller, Treasure Enterprise LLC, and the buyer, Rock Property Management LLC. The buyer is in the process of getting the property rezoned for industrial use.
EL PASO, TEXAS — CBRE has negotiated a 56,400-square-foot industrial lease at 19 Butterfield Trail in El Paso on behalf of furniture producer South Shore USA Inc. The deal will provide a short-term warehouse lease to bridge the storage gap as the tenant constructs its own facility. Bill Caparis of CBRE represented South Shore USA in the lease negotiations. Chad McCleskey, also with CBRE, represented the landlord, Sealy SW Properties LP.
ATLANTA — Atlanta-based Core5 Industrial Partners has signed Saddle Creek Logistics Services to a 1.2 million-square-foot lease at Southwest 85 Logistics Center, an industrial building under construction in southwest Atlanta. Saddle Creek, a provider of supply chain solutions for retailers, manufacturers and e-commerce companies, will use the new space to provide distribution services on behalf of a home improvement retailer for its Southeast locations. Core5 expects to wrap up construction on the facility this summer. Ladson Montgomery of Newmark Grubb Phoenix Realty Group and Dave Watson of Newmark Knight Frank represented Saddle Creek in the lease negotiations. The transaction marks the largest industrial lease signed to date in the Atlanta region, according to Core5. Southwest 85 Logistics Center will feature 40-foot clear heights, more than 590 trailer spaces and 200 auto parking spaces.
IRVINE, CALIF. — Industrial vacancies hit an all-time low in 2017, as changes in technology and consumer habits drove demand for distribution and warehousing space, according to Ten-X Commercial’s U.S. Industrial Market Outlook. The biannual report indicated that the national vacancy rate declined to 7.3 percent in 2017, its lowest level since the Irvine-based online real estate transaction platform began tracking the sector in 1999. In addition, the report showed that 2017 was the sixth straight year during which rent growth accelerated, and the first year on record in which the industrial sector’s rent growth outpaced that of the other three major commercial real estate sectors (office, retail and multifamily). “Right now, industrial is the cream of the commercial real estate crop, and the trends driving the sector — including e-retail, cloud computing and legalized cannabis — show no signs of abating,” says Peter Muoio, chief economist at Ten-X. Situated on 20.7 acres, the warehouse offers a 36-foot clear height, 54-by-60-foot column spacing, 36 dock doors, ESFR sprinklers, two drive-in doors and parking for 25 trailers and 184 cars. Snow Joe is a manufacturer of innovative, eco-friendly and affordable land and garden tools. Kenneth Lundberg and Patrick Lennon of NAI Hanson represented the landlord, while Brian Scheuer of Chaus Realty represented the tenant in the lease transaction.
