TAMPA, FLA. — Cushman & Wakefield has arranged the $40.4 million sale of Tri-County Business Park, a 676,735-square-foot industrial park located at 13300 McCormick Drive in Tampa. Rick Brugge, Mike Davis and Michael Lerner of Cushman & Wakefield arranged the transaction on behalf of the seller, True North Management Group. A joint venture between Birtcher Anderson and JCR Capital acquired the asset. Tri-County Business Park includes 20 buildings constructed between 1980 and 1988. The buildings feature varying clear heights and both grade-level and dock-high loading. At the time of sale, the property was 75 percent leased to tenants including Leader Tech, Seven Seas Water Corp. and Clextral Inc.

NEW HAVEN, CONN. — Fischer Commercial Real Estate has arranged the sale of an industrial property located at 300 East St. in New Haven. Space Craft Holdings sold the property to 300 East Street LLC, a title-holding entity whose members are the owners of New Haven-based Luckey Climbers, for $1.5 million. Situated on 2.3 acres, the property features 27,238 square feet of space. Luckey Climbers is a bespoke design-build firm specializing in creating unique and imaginative three-dimensional climbing structures for children-oriented institutional and commercial clients. The firm plans to relocate its manufacturing and executive offices from Chapel Street in New Haven to the new property. Alan Fischer of Fischer Commercial Real Estate represented the seller and buyer in the off-market transaction.

LONGVIEW, TEXAS — Dollar General Corp. plans to build a nearly 1 million-square-foot distribution center in Longview, its second in Texas and 17th nationwide. The new property is expected to create 400 full-time jobs and serve roughly 1,000 Dollar General stores in Texas and the Southeast. Goodlettsville, Tenn.-based Dollar General has selected Clayco as the project’s general contractor, Leo A. Daly as the architectural engineering firm and Elan Design as the civil engineering firm. The development team plans to break ground on the new distribution center in the first quarter. Dollar General currently has more than 1,400 stores and over 12,000 employees in Texas alone. The company has 15 distribution centers that are located in Alabama, California, Florida, Georgia, Indiana, Kentucky, Mississippi, Missouri, Ohio, Oklahoma, Pennsylvania, South Carolina, Texas (San Antonio), Virginia and Wisconsin. The company’s 16th distribution center in Amsterdam, N.Y., is currently under construction.

ELMWOOD PARK, N.J. — NAI James E. Hanson has brokered the sale of an industrial/flex building located at 20 Bushes Lane in Elmwood Park. RH Foster Associates sold the 15,700-square-foot property to 20 Bushes Lane LLC for an undisclosed price. Renovated in 2015, the property features two loading docks with heavy lift levelers and ample parking. The buyer plans to use the property to manufacture valves and regulators. Joshua Levering and Nicholas DePaolera of NAI Hanson represented the seller, while Andrew Somple, also of NAI Hanson, represented the buyer in the deal.

MADISON, WIS. — Tribe 9 Foods LLC has signed a 50,814-square-foot industrial lease in Madison. The manufacturer of grain-free foods, gluten-free foods, nut butters and pastas will occupy the space at 2901 Progress Road. Andy Hess of Founders 3 represented the tenant in the lease transaction. Scott Revolinski of Founders 3 represented the landlord, LCM Funds 40 Madison LLC.

HOUSTON — Colliers International has negotiated a 28,219 SF industrial lease within Northway Park II in Houston on behalf of Campbell Fittings Inc., a manufacturer of fittings and sleeves for industrial hoses. Walter Menuet and Judd Harrison of Colliers International represented the tenant in the lease negotiations. Kelly Landwermeyer of Holt Lunsford Commercial represented the landlord, CenterPoint Houston UCET LLC.

PASADENA, TEXAS — NAI Partners has secured a 22,000-square-foot industrial lease at 2915 Pasadena Boulevard in the southeastern Houston metro of Pasadena. The property, which is situated on 1.5 acres, was built on a speculative basis. Clay Pritchett of NAI Partners represented the landlord, Houston Industrial Development One LP, in the lease negotiations. Sarah Hoffman, also of NAI Partners, represented the tenant, machinery manufacturer Stacey Supply Corp.

COLLIERVILLE, TENN. — Canadian-based label company CCL Label and Turkish specialty label producer Korsini SAF have opened a $25 million in-mold label facility in Collierville, roughly 30 miles southeast of Memphis. The 85,000-square-foot building is located at the Interstate 269/State Road 385/US 72 crossroads, adjacent to CCL Label’s existing 111,000-square-foot production plant. The new facility will produce in-mold labels for the injection molded containers market and will create 130 new jobs. In addition, the facility has the potential for a 36,000-square-foot future expansion.

PASADENA, TEXAS — Duke Realty Corp. has acquired Bayport Distribution Center II, a two-building, 772,500-square-foot industrial property located near Port Houston in Pasadena. The Class A property was built in 2008 and consists of one 600,000-square-foot building and one 172,500-square-foot building that are fully leased to three tenants. The property features clear heights ranging from 24 to 30 feet and a total of 157 dock-high doors and eight drive-in ramps. Trent Agnew, Rusty Hamlyn and Dane Petersen of HFF represented the seller, a partnership between Mountain West Industrial Properties and an undisclosed institutional investor, in the sale.

MENOMONEE FALLS, WIS. — EnSync Inc. has signed a 42,600-square-foot industrial lease in Menomonee Falls, 20 miles northwest of Milwaukee. The energy company will occupy the space at 13901 Main St. Samuel D. Dickman, Samuel M. Dickman Jr., Nick Keys and Cale Berg of the Dickman Co. Inc./CORFAC International brokered the transaction. 13901 Leasing Co. LLP is the property landlord.
