SANTA ROSA, CALIF. — MKD Investments has purchased Pine Creek Business Park, an industrial flex business park in Santa Rosa, from Pine Creek Properties for $23.5 million. Located at 3350-3360 Coffey Lane, the park features six freestanding buildings on separate parcels offering a total of 152,925 square feet. The multi-tenant buildings range in size from 20,000 square feet to 31,000 square feet. The flex buildings are leased to several tenants representing a variety of of industries. Additionally, many of the buildings are equipped with floor drains and wine making infrastructure, docks and insulation. Trevor Buck of Cushman & Wakefield represented the buyer and seller in the off-market transaction.

MIAMI — JLL Capital Markets has arranged the sale of Airport Trade Center, a 371,976-square-foot light-industrial portfolio in Miami. Situated adjacent to the Miami International Airport, the site features three cross-dock buildings that sit on 13.8 acres. Luis Castillo, Cody Brais and Taylor Osborne of JLL’s Investment Sales and Advisory team represented the undisclosed seller in the transaction. Melissa Rose and Jovi Rodriguez of the firm’s Debt Advisory team secured acquisition financing on behalf of the buyer, East Capital Partners.

HUNTLEY, ILL. — Venture One Real Estate has begun development of a new 130,000-square-foot production facility for Silesia Group in the Chicago suburb of Huntley. The project is located off Route 47 near the I-90 interchange at the Huntley Industrial Park and will more than triple Silesia’s footprint in the U.S. Integrating research, manufacturing and warehousing operations, the new facility will serve Silesia’s customers throughout the Americas. Meridian Design Build will oversee construction, and Ware Malcomb is the project architect. Brian Kling of Colliers represented Silesia throughout the site selection and development process.

BURLINGTON, N.J. — Newmark has secured a 154,000-square-foot industrial lease in Burlington, located outside of Philadelphia in Southern New Jersey. According to LoopNet Inc., the newly constructed building at 1804 River Road features a cross-dock configuration, a clear height of 36 feet, two drive-in bays, 50 exterior dock doors and 229 car parking spaces. Kyle Eaton, Robert Loderstedt, Michael Schipper and Haylee McCabe of Newmark represented the tenant, automotive parts supplier GMB North America, in the lease negotiations. The name and representative of the landlord were not disclosed.

IRVING, TEXAS — Provident Industrial, a division of Dallas-based investment firm Provident, has acquired a distribution building at 8225 Bent Branch Drive in Irving. According to LoopNet Inc., the building is a single-tenant structure with 250,659 rentable square feet. The building was originally constructed on a 23-acre site in 1997 and features 20-foot clear heights and four dock-high loading doors, per LoopNet. The seller and sales price were not disclosed.

CARROLL TOWNSHIP, PA. — Trammell Crow Co. (TCC) has broken ground on York County Trade Center, a 376,000-square-foot industrial project in Carroll Township, a southwestern suburb of Harrisburg. The site spans 35 acres, and the building will feature a cross-dock configuration, a clear height of 40 feet, 80 dock doors and 3,600 square feet of office space. Ware Malcomb is the project’s architect, and Conewago Enterprises is the general contractor. KBC Advisors will market the property for lease. Completion is scheduled for April 2026.

According to LoopNet Inc., the newly constructed building at 40 Enterprise Ave. features a clear height of 40 feet, two drive-in bays, 46 exterior dock doors and 141 car parking spaces. Kyle Eaton, Robert Loderstedt, Michael Schipper and Haylee McCabe of Newmark represented the tenant, CEVA Logistics, in the lease negotiations. The name and representative of the landlord were not disclosed.

LONG BEACH, CALIF. — Goodman North America has completed Building One at Goodman Commerce Center Long Beach, a 24-acre logistics project in Long Beach. Building One is located at 2401 E. Wardlow Road. The 504,810-square-foot Building One features 40-foot internal height clearance to maximize vertical storage capacity, 240-foot truck court depth, 61 dock doors, two grade-level doors, a secured yard and a 4,000 amp main switchboard. The building also offers flexible potential office space design and a 10,000-square-foot mezzanine with an optional 11 acres of adjacent land available for ancillary uses.

SAN DIEGO — Irvine, Calif.-based Bendetti has purchased an industrial building located at 9605 Airway Road in San Diego’s Otay Mesa submarket. Terms of the transaction were not released. Built in 2000 on 3.9 acres, the multi-tenant distribution building features 72,158 square feet of space. At the time of sale, the property was 50 percent leased to a diversified tenant mix. The property recently underwent an exterior renovation with new paint and landscaping and features functional divisibilities with multiple bay sizes, new interior office improvements, 24- to 26-foot clear heights, ample grade- and dock-high loading and concrete truck courts. Bryce Aberg, Louay Alsadek, Maddie Mawby, Charlie Jacobs and Ryan Demarest of Cushman & Wakefield represented the seller in the transaction. CALEDONIA, WIS. — Zilber Property Group (ZPG) has unveiled plans to develop a new speculative industrial facility totaling 142,000 square feet at Caledonia Corporate Park in the southern Milwaukee suburb of Caledonia. Named Zilber Industrial 2 at Caledonia Corporate Park, the facility will feature a clear height of 32 feet, high-bay LED warehouse lighting, an ESFR sprinkler system, onsite trailer parking and options for expandable truck loading and vehicle parking. Construction is expected to begin this summer, with occupancy slated for this winter. The building marks the third within ZPG’s 93-acre Caledonia Corporate Park. Site preparation and infrastructure work began at the park in August 2022. ZPG completed Zilber Industrial 1 in spring 2023. The 233,250-square-foot building is fully leased. In early 2025, ZPG completed a 311,000-square-foot build-to-suit for Saputo Cheese USA Inc. The park includes 54 acres of remaining developable land, with capacity for up to four additional buildings totaling approximately 860,000 square feet.
