MONROE, OHIO — IDI Gazeley has unveiled plans to develop Park North at Monroe Building 10, a 755,911-square-foot warehouse facility in Monroe, about 30 miles north of Cincinnati. Building 10 will be the largest 36-foot-clear-height availability in greater Cincinnati, according to CBRE. The facility is slated for completion in the fourth quarter of 2017. Jeremy Kraus of CBRE is marketing the building for lease. Park North at Monroe is a master-planned park located between Cincinnati and Dayton, with access to I-75. Tenants within the park include Home Depot, Cornerstone Brands and Hayneedle.

LITTLE FERRY, N.J. — Marcus & Millichap has arranged the sale of an industrial property located at 100-120 Industrial Ave. in Little Ferry. A private investor sold the property for $7 million. Robert Filley, Steve Mariani and Daniel Farley of Marcus & Millichap represented the seller in the transaction. The name of the buyer was not released.

GARLAND, TEXAS — Marcus & Millichap has negotiated the sale of a 54,000-square-foot industrial property at 3605 Security St., near the intersection of South Jupiter and West Miller roads in Garland, a northeastern suburb of Dallas. The property, leased to Andreola Terrazzo & Restoration, a stone restoration company, underwent roughly $450,000 of renovations in 2015. Adam Abushagur of Marcus & Millichap represented the seller and procured the buyer, both of whom are private investors.

MIAMI, ORLANDO AND JACKSONVILLE, FLA. — Atlanta-based MDH Partners LLC has purchased a portfolio of 23 distribution buildings in Florida totaling more than 3.3 million square feet. The Class A and B properties are located in Miami, Orlando and Jacksonville. The sales price was undisclosed. Hank Hall and Kevin Troy of Colliers International’s Atlanta office arranged $134 million in acquisition financing through Bank of America, Wells Fargo and Synovus Bank on behalf of MDH. Since May 2014, the company has purchased or developed 93 industrial properties totaling more than 11.7 million square feet. MDH’s other assets are located in Atlanta, Memphis, Tampa, Charlotte, Raleigh, Greenville, Winston-Salem, Norfolk and Richmond.

TEMPE, ARIZ. — Carter Validus Mission Critical REIT II has purchased the 44,244-square-foot Tempe Data Center for $16.2 million. The facility is situated near Phoenix Sky Harbor International Airport, downtown Phoenix and downtown Tempe. The facility has been fully leased to a national provider of wireless voice, messaging and data services since 1997. It underwent remodeling in 1983, 2008 and 2011. The center features 15,000 square feet of white space, 8,711 square feet of office space and 20,533 square feet of warehouse space, including a 4,355-square-foot mezzanine level. CBRE’S Luke Denmon and Mindy Korth and Kirk Kuller of Colliers International represented the seller, El Dorado Holdings, in this transaction.

TUALATIN, ORE. — Superwinch has leased 38,812 square feet of factory space at Koch Corporate Center in Tualatin. The industrial park is situated at SW 115th Avenue and Tualatin-Sherwood Road. The designer, manufacturer and marketer of winch systems and accessories is building a design and manufacturing facility to complement existing facilities in Connecticut and the United Kingdom. The new facility will become Superwinch’s corporate headquarters. It will include both assembly and distribution of new product abilities. The new facility is scheduled for completion this April, with Superwinch taking occupancy the following month. CBRE’s Cara Nolan represented Superwinch. The landlord is PacTrust.

SEATTLE — Terreno Realty Corp. has acquired a 45,000-square-foot industrial distribution building in Seattle for $7.8 million. The facility is located at 637 S. Lucile St. It sits adjacent to the city’s Port and SoDo (south of Downtown) districts. The asset is fully leased to one tenant on a short-term basis.

KATY, TEXAS — TMEIC Power Electronics Products Corp., a Tokyo-based partnership between Toshiba and Mitsubishi, has broken ground on a 45,000-square-foot industrial facility in Katy, a western suburb of Houston. Lone Star Construction is the general contractor for the facility, which is expected to open later this year. Roughly $6 million in capital expenditures has been earmarked for the project. Located off Grand Parkway in Energy Park West Business Park, the property will serve as a center of assembly, testing and packaging of photovoltaic inverters for the solar power market.

BILLERICA AND MARLBOROUGH, MASS. — The RAM Cos. has acquired two industrial and flex buildings, located at 35 Dunham Road in Billerica and 734 Forest St. in Marlborough, for $10.1 million. The Billerica property offers 65,912 square feet of space and is located within Middlesex Corporate Park. Tark Inc., SciSafe and Microchips Biotech are tenants at the property. Situated within Cedar Hill Business Park, the Marlborough property features 54,884 square feet of industrial space. At the time of sale, the property was fully leased to a variety of tenants, including CeQur Corp., Sunrun, Chroma Systems Solutions and Commonwealth Financial Network. The name of the seller was not released.

RIDGEFIELD, N.J. — KW International has signed a long-term lease for an industrial building located at 2 Bell Drive in Ridgefield. The Carson, Calif.-based company will occupy the entire 83,000-square-foot speculative building. Mike Markey, Jon Tesser and Reid Wilbraham of Colliers International represented the tenant, while Stephen Elman of Cushman & Wakefield represented the landlord, Sitex Group, in the deal.
