HUNTERSVILLE, N.C. — Greycor Construction Co. Inc. has completed the 324,480-square-foot expansion of a manufacturing and distribution facility in Huntersville leased to Pactiv LLC, a food packaging company. Prairie Brookwood LLC owns the facility, which is located at 14201 Meacham Farm Drive, roughly 15 miles north of Charlotte. The facility remained fully operational during the expansion, which more than doubled the size of the building. The $14 million expansion included eight concrete placements of roughly 40,000 square feet each, 70 concrete tilt-up walls, structural steel, metal decking, TPO roofing and 35 new loading docks. In addition, the build-out created new jobs in the area. The original facility was constructed more than 10 years ago and was the first building within Commerce Station Park, a public-private partnership between Prairie Brookwood and the towns of Cornelius, Davidson and Huntersville.

CORSICANA, TEXAS — Dart Container has purchased a 1.4 million-square-foot industrial building in Corsicana for an undisclosed sum. The building formerly housed Home Depot’s distribution center. It is situated on 139 acres just south of Dallas. The building consists of 13,248 square feet of modern, air-conditioned office space with paved and lighted parking for 560 cars and 1,130 trailers. The asset’s rail access is served by Union Pacific on the northwest boundary. The facility is situated on Business Highway 45 South, near I-45 and State Highway 31, and provides direct access to the Dallas/Fort Worth International Airport. The seller, Eliken Property Management, is a private, self-administered and self-managed real estate firm that owns and manages high-quality industrial properties. Eliken’s current portfolio includes more than 3.5 million square feet across the Midwest and Southeast. The firm is looking to expand its presence in Texas and Arkansas, as well as other target markets. Holmes Davis of Binswanger represented Eliken in the transaction. PHOENIX — Prologis has completed 710,000 square feet of tenant improvements and shell space in Phoenix. The new space is situated within Prologis Riverside Distribution Center and Prologis Park Riverside. Prologis Riverside Distribution Center received a 115,000-square-foot build-out for bathroom refurbishment company Home Brand, which is expanding and relocating within metro Phoenix. In addition, the property received a 115,000-square-foot build-out for video game accessory company Performance Designed Products (PDP), which relocated from California to Arizona. The tenants occupy the entire 230,000-square-foot Prologis Riverside Building II. Shell construction was also completed on the 480,000-square-foot Building III at Prologis Park Riverside, an industrial distribution center at 55th Avenue and Lower Buckeye Road. The project also included a 15-week, $15 million tenant improvement for a national e-commerce tenant. Building III sits adjacent to Prologis Park Riverside Building II, which is fully occupied by StitchFix, and Prologis Park Riverside Building I, which is fully occupied by Marshalls. Graycor Construction Co. completed construction on all the projects.
BRISBANE, CALIF. — DHL Global Forwarding has leased a 76,375-square-foot industrial warehouse building in the San Francisco Bay Area submarket of Brisbane. The building is located at 99 S. Hill Drive. The full complex contains 165,000 square feet on seven acres. The building features 22-foot clear height, 15 loading docks, two grade-level openings, sprinklers and trailer/employee parking. There is immediate access to US 101 and to the Bayshore Commuter Rail. The property is close to San Francisco International Airport and the Port of Oakland. PLEASANT PRAIRIE, WIS. — CTDI has signed a 166,620-square-foot industrial lease at Majestic Badger Logistics Center in Pleasant Prairie, about 37 miles south of Milwaukee. The global engineering, repair and logistics company will occupy the space within the 424,164-square-foot Building 1. Features of this building include a clear height of 36 feet, ESFR sprinkler system, large truck courtyard, 292 car parking spaces and office space. CTDI is the first tenant within the industrial park, which is owned by Majestic Realty Co. John Morrissey of Jackson Cross Partners represented CTDI in the lease transaction.
NORTH CANTON, OHIO — Combi Packaging Systems LLC has signed a 156,000-square-foot lease at 6299 Dressler Road N.W. in North Canton, about 20 miles south of Akron. The facility will serve as Combi’s new corporate office and house its manufacturing, engineering and management departments. A joint venture company with 3M Packaging Systems Division and the MJ Maillis Group, Combi is a manufacturer of end-of-line packaging equipment. INDIANAPOLIS — Lee & Associates has brokered the sale of a 10,320-square-foot industrial building in Indianapolis for an undisclosed price. The property is located at 5311 Commerce Circle. Cindy Hoskinson of Lee & Associates represented the seller, Eiker Investments LLC. George Dury of Dury Investment Group represented the undisclosed buyer.
CONYERS AND COVINGTON, GA. — Colliers International has brokered the $11.4 million sale of the I-20 East Portfolio, a three-building industrial portfolio located in Conyers and Covington. Two of the buildings are located at 1665 and 1715 Dogwood Drive in Conyers, roughly 25 miles east of Atlanta, and the third building is located at 11236 Harland Drive in Covington, roughly 35 miles southeast of Atlanta. Dennis Mitchell and Matt Wirth of Colliers arranged the transaction on behalf of the seller, First Industrial Realty Trust. Plymouth Industrial REIT acquired the buildings. The single-tenant portfolio was fully leased at the time of sale to three long-standing tenants: Bio-Lab Inc., Diversitech Corp. and Clarion Metals Corp.
DURHAM, N.C. — Trinity Capital Advisors, in a joint venture with SilverCap Partners, has sold 3508 Tricenter Blvd., a 272,282-square-foot industrial building in Durham. Dalfen America Corp. acquired the asset for an undisclosed price. Chris Norvell and Patrick Nally of HFF arranged the transaction on behalf of the joint venture, which originally acquired the asset in 2016 at 53 percent occupancy. Trinity and SilverCap implemented capital improvements during their ownership, including additional docks and storefront space, bringing the property to full occupancy. The building features 31 dock-high loading doors, 22-foot clear heights, a 150-foot truck court and parking space for 24 trailers. At the time of sale, the building was home to tenants such as Amcor Rigid Plastics and HatchBeauty Laboratories.
HOPKINTON, MASS. — Colliers International has brokered the sale of a flex building located at 35 South St. in Hopkinton. LakePharma, a U.S.-based biologics company, acquired the property from BCC Property I LLC, a subsidiary of Midway Corp., for $4.5 million. The buyer plans to repurpose much of the building’s existing 69,009 square feet of office, lab and manufacturing infrastructure and develop the space to allow for the performance of GMP biologics manufacturing for Phase 1 clinical trials.
