LAS VEGAS — Blueprint Studios Trends has leased an 81,000-square-foot space within the Southwest Corporate Campus in Las Vegas that formerly served as the headquarters of International Gaming Technology (IGT). The campus is located at 7900 W. Sunset Road. The studio plans to use the space to produce designs for large-scale events, including tradeshows, general sessions, exhibit booths, summits and sales kick-off meetings. Southwest Corporate Campus was completed in 2007. Notable neighboring tenants include IGT, IKEA, Pepsi, UFC, Freeman Company, Scientific Games, Ainsworth and Switch. The Naseef Team of Colliers International represented Blueprint. Susan Borst, Dan Doherty, Chris Lane and Jerry Doty of Colliers International represented the landlord, Panattoni Development.

MCDONOUGH, GA. — Panattoni Development Co. Inc. has broken ground on nearly 1.6 million square feet of space at Lambert Farms Logistics Park in McDonough, roughly 30 miles south of Atlanta. Located in the South Atlanta industrial submarket, 1 million square feet of space has been preleased to an international consumer brand, and the additional 550,000 square feet is being developed as speculative space. Wit Truitt, Chris Tomasulo and Reed Davis of JLL represented Panattoni in the lease negotiations and is marketing the speculative portion of the project. Construction on the development began in June and is slated for completion in the second quarter of 2018. In 2016, upscale retailer Tory Burch leased a 753,000-square-foot distribution center at Lambert Farms, which is expected to be operational later this year, creating roughly 150 new jobs.

DEER PARK, TEXAS — NAI Partners has negotiated the sale of a 73,000-square-foot industrial property situated on 6.2 acres at 2802 E. 13th St. in Deer Park, approximately 20 miles east of Houston. John Ferruzzo and Chris Kugle of NAI represented the seller, Deer Park 1031 DST, in the transaction. Jim Stark of CBRE represented the buyer, Turtle & Hughes Inc.

WENTZVILLE, MO. — Contegra Construction Co. has completed a 1.1 million-square-foot logistics center in Wentzville, about 40 miles west of St. Louis. The multi-million dollar facility, which serves as a logistics optimization center for the nearby General Motors Corp. assembly plant, is located on a 132-acre site at 201 Wentzville Industrial Drive. TVS Supply Chain Solutions operates the center. The building features 32-foot clear heights, 168 dock doors and six drive-in doors. The project is among 14 logistic facilities in the metro St. Louis area that Contegra is currently building or has completed in 2017. NorthPoint Development was the project developer.

BARTLETT, ILL. — Meridian Design Build has completed a 421,203-square-foot speculative industrial building for developer Exeter Property Group in Bartlett, about 35 miles northwest of Chicago. The new facility, located on a 34-acre site within Brewster Creek Business Park, can accommodate up to four tenants. The building features 32-foot clear heights, 117 loading docks, four drive-in doors, 449 car parking stalls and 110 exterior trailer stalls. Harris Architects provided architectural services, while V3 Cos. completed civil engineering work.

SAN BERNARDINO, CALIF. — Westcore Properties has purchased an 830,750-square-foot industrial property in San Bernardino for an undisclosed sum. The Class A, cross-dock facility is located at 6207 North Cajon Blvd. The asset features 36-foot clear height, all-concrete truck yards and secured trailer parking. Nearby corporate neighbors include Hewlett Packard, JC Penny and FedEx, among others. CBRE’s Darla Longo brokered the off-market transaction with an undisclosed seller. The firm is also marketing the space for lease.

MILPITAS, CALIF. — Nazareth Enterprises has purchased a 180,086-square-foot flex building in Milpitas occupied by Johnson & Johnson Vision for $49.8 million. The building is located at 510 Cottonwood Drive in the Silicon Valley submarket. The property was developed in 1981. Significant renovations commenced in 2008. The property features concrete construction, solar power, four dock doors and ample parking.

VERNON HILLS, ILL. — Wool Finance Partners has arranged a $14 million loan for the refinancing of two industrial buildings in Vernon Hills, a northern suburb of Chicago. The buildings total 350,000 square feet and are leased to a single tenant. A regional bank was the lender. The borrower was not disclosed. Gary Wool of Wool Finance arranged the loan.

CINCINNATI — Colliers International has brokered the sale of an 81,681-square-foot warehouse in Cincinnati for $4.1 million. The property, located at 5480 Creek Road, features 6,681 square feet of office space. Raymond Storage Concepts Inc. (RSCI) purchased the property. The company sells, rents and services materials handling equipment, including dock doors and other warehouse solutions. RSCI also maintains sales and service facilities in Columbus and Louisville, Ky. John Gartner and Erin Casey of Colliers International represented the seller, Creek Road 5480 LLC, in the sales transaction. Roddy MacEachen, Rod MacEachen and Jared Wagoner of SQFT Commercial represented RSCI.

FAIRFIELD, N.J. — Saddleback Real Estate Developers has purchased an industrial building located at 8 Kulick Road in Fairfield. The 23,200-square-foot property sold for an undisclosed price. Saddleback Real Estate plans to continue to expand its portfolio in New Jersey. The name of the seller was not released.
