MORENO VALLEY, CALIF. — Leading grocery retailer ALDI has earned LEED (Leadership in Energy and Environmental Design) Gold certification from the U.S. Green Building Council (USGBC) for its environmentally sustainable distribution center and regional headquarters in Moreno Valley. According to USGBC, LEED projects are responsible for diverting more than 80 million tons of waste from landfills. Compared to the average commercial building, LEED Gold buildings consume a quarter less energy and generate 34 percent lower greenhouse gas emissions. To meet LEED Gold standards, ALDI worked with Graycor Construction Co. as a design-build partner along with architects and engineers to improve the design and materials used in the development of its distribution center and regional headquarters. The sustainable building features include: • Renewable energy from onsite solar panels that provide 60 percent of the electricity. • Ammonia refrigeration system, which is a naturally occurring element and highly energy-efficient. • Electric vehicle charging stations and bicycle racks that promote the use of greener methods of transportation. • Water-efficient landscaping and plumbing. DALLAS — JLL has negotiated the acquisition of 88 acres of land situated within Mountain Creek Business Park in Dallas on behalf of Liberty Property Trust. JLL’s Kurt Griffin and Nathan Orbin negotiated the sale. Liberty Property Trust plans to build two distribution buildings on the site. The first is a 752,760-square-foot, Class A distribution facility that will be built on 55 acres. The second is a 460,620-square-foot, Class A cross-dock building that will be situated on 32 acres. Mountain Creek Business Park, a master-planned, 410-acre business park, is located in southwest Dallas at Mountain Creek Parkway and I-20. Tenants include Jack in the Box, Costco, Nestle, Niagara Bottling, Ulta Beauty and Kimberly Clark.
LOS ANGELES — An unnamed buyer has purchased an eight-property industrial portfolio in Los Angeles for $38.4 million. The transaction includes two land parcels known as the Los Angeles Downtown Industrial District. The portfolio contains a total of 4.6 developable acres adjacent to the Fashion District, near the Arts, Flower and Produce districts. Quantum Associates represented the buyer. COMPTON, CALIF. — United Parcel Service (UPS) has signed a 10-year lease for 521,816 square feet at the Brickyard in Compton. The Brickyard is a 1 million-square-foot industrial development on the site of a former brick manufacturing facility. JLL’s Mike Fowler and Tim O’Rourke represented UPS. CBRE’s Bret Quinlan is acting as the leasing agent for the landlord, Trammell Crow.
Darwin Realty Negotiates Sale of 53,289 SF Office/Industrial Building in Buffalo Grove, Illinois

BUFFALO GROVE, ILL. — Darwin Realty has brokered the sale of a 53,289-square-foot office/industrial property located at 1500 Busch Parkway in Buffalo Grove. JJS Properties sold the property to Knipex Tools for an undisclosed price. The buyer, the North American sales and marketing organization for the German hand-tool manufacturer, plans to relocate its operations from Arlington Heights, Ill., to the facility. Dan Predergast and Adam Haefner of Darwin Realty represented the seller, while Brian Hellgeth of Brian Properties represented the buyer in the transaction.
LOGAN, N.J. — Greenyard has selected Dermody Properties to develop a 152,200-square-foot build-to-suit facility in Logan. Located within LogistiCenter at Logan, the packing and cold storage facility marks the first expansion of the Fresh division of Greenyard in the United States. Greenyard is a distributor of fresh and prepared fruits, vegetables, flowers, plants and growing media. Currently operating at UNIVEG Logistics America, the company’s name will change to Greenyard Logistics USA upon completion of the new facility. LogistiCenter at Logan is a 5.5 million-square-foot industrial park owned by Dermody Properties and Great Point Investors.
GRAND PRAIRIE, TEXAS — Environmental consultant ES&H has acquired an 11-acre tract across the street from its north Texas hub to develop a warehouse and water treatment facility. The company will break ground in the first quarter of 2017 at 3405 Gilbert Road in Grand Prairie. Will Dillard of Dallas-based Bradford Commercial Real Estate Services represented the buyer in a direct deal with the seller, Lawrence Watts of Dallas. ES&H has received tentative approval from the city for the expansion project. The warehouse will span roughly 20,000 square feet.
HOUSTON — NAI Partners has represented the landlord in a 22,400-square-foot industrial lease at 2906 Holmes Road in Houston. Chris Caudill and Joel Michael of NAI Partners represented owner KRP Ventures LP during lease negotiations. Mike Easley of Waterman Steel represented the tenant, Premier Auto Transport, a trucking and transportation company.
OGDEN, UTAH — An out-of-town investor has purchased a 258,902-square-foot industrial building in Ogden for an undisclosed sum. The building is located at 1330 W. 3300 S. DALLAS — A group of heirs has sold a 40.7-acre tract of undeveloped land to William Young, a Houston-based investor. The acreage is situated at 10407 S. Central Expressway, where I-45 and I-20 converge in Dallas County. The site features 300 feet of frontage along South Central Expressway. Wayne Burgdorf of Coldwell Banker Commercial Advisors represented the seller, Dallas South 48 JV, an investment group formed in 1986.
