HODGKINS, ILL. — Transwestern has brokered the acquisition of a 52,962-square-foot industrial building in Hodgkins, approximately 20 miles southwest of Chicago. Bear Real Estate LLC acquired the property, which is located at 7515 Santa Fe Drive, from Shamrock Real Estate LLC for an undisclosed amount. Event Equipment Sales, an affiliate of Bear Real Estate, will occupy the building. Built in 1998, the facility features 18-foot ceilings, four drive-in doors, two loading docks and parking for over 25 vehicles. Improvements to the facility are underway and include a new concrete floor, improved lighting system and updates to 8,100 square feet of office space. SALT LAKE CITY — Alaska Consolidated LLC has sold Landmark II, a 213,333-square-foot industrial building in Salt Lake City’s Landmark Industrial Park, to an unnamed buyer for an undisclosed sum. The property is located at 1941 South 5070 West. It was built in 1997. The structure was 80 percent occupied at the time of sale. CBRE’s Tom Dischmann and Craig Thomas represented the seller in this transaction.
KUTZTOWN, PA. — Woodmont Industrial Partners (WIP) has completed the sale of an industrial property located at 9747 Commerce Circle in Kutztown. The 385,000-square-foot property sold for an undisclosed price. Built in 2007, the property features an ESFR sprinkler system, T5 lighting, 32-foot ceiling heights, 50-foot by 50-foot column spacing, 20 loading docks and 10 additional knock-out dock door panels. Hearth & Home, a producer and installer of hearth product, leases 173,701 square feet of the property. Michael Hines, Brian Fiumara and Brad Ruppel of CBRE represented WIP in the transaction. WIP acquired the property in 2012 in a joint venture with AEW Capital Management.
CHICAGO — Meridian Design Build has completed a 219,858-square-foot industrial property in Chicago. The automated package sortation and distribution center is located on 41.3 acres and boasts more than 3,000 feet of expressway frontage along the north side of I-55 at South Damen Avenue. The facility features 61 loading docks, 156 interior van loading positions, 8,153 square feet of office space, 452 auto parking spaces and 301 trailer stalls. Cornerstone Architects provided architectural services, and Spaceco Inc. was the civil engineer of record.
MILWAUKEE — The Dickman Company Inc./CORFAC International has brokered the sale of a 20,860-square-foot industrial building in Milwaukee for an undisclosed price. Dean Road Property LLC purchased the building from 8800 West Dean Road LLC. Samuel M. Dickman Jr. and Samuel D. Dickman of The Dickman Company were the sole brokers in the transaction. The property is located at 8800 West Dean Road.
WACO, TEXAS — Allergan, a pharmaceutical company, has begun construction on a $200 million expansion of its Waco facility. The expansion will add 322,000 square feet of manufacturing space to the current facility, nearly doubling its current footprint. Once completed, the expansion is expected to add 100 full-time employees, with the potential for the expanded operations adding as many as 250 jobs as the facility reaches full utilization. New positions that will be added include chemists, microbiologists, process engineers and production and maintenance technicians. The expansion will add a new raw material dispensary, an automated bulk formulation suite, 10 new production lines and warehousing space. Upon completion, the Waco facility will be capable of producing more than 40 different product formulations and will increase its production capacity by more than 50 percent. The construction, commissioning and validation of the facility expansion and production processes are expected to be completed by 2020. Allergan’s Waco facility is the company’s flagship manufacturing facility for its leading eye care products, including Restasis, Lumigan, Combigan, Refresh Plus, Refresh Tears and Latisse.
HOUSTON — NAI Partners has arranged the sale of a 22,415-square-foot, freestanding industrial manufacturing facility located on 2.8 acres at 4740 Eastpark Drive in Houston. Darren O’Conor of NAI Partners represented the seller, BV Oilfield Service & Supply, in the negotiations, while Jake Wilkinson of NAI Partners represented the buyer, Power Supply Seals.
OAK BROOK, ILL. — CenterPoint Properties has purchased a three-building, 1.2 million-square-foot portfolio of Class A warehouses located in Savannah, Ga.; Charleston, S.C.; and Mobile, Ala. All three buildings are fully leased and feature 32-foot clear heights, cross dock loading configurations, 50- by 52-foot column spacing and parking for trailers. All three buildings are also located near the Ports of Savannah, Charleston and Mobile. CenterPoint purchased the portfolio from Johnson Development Associates Inc. for an undisclosed price. Frank Fallon of CBRE represented the seller in the transaction.
ELIZABETH, N.J. — Sitar Realty Co. has arranged a 104,005-square-foot industrial lease at 699 Kapkowski Road in Elizabeth. CMC Food Inc. leased the space from Northport Industrial Center LLC. William Sitar Jr. and John Cranley of Sitar Realty Co. brokered the lease transaction. Terms of the lease were not released.
U.S. Industrial Vacancy Approaches Historic Low After First-Quarter Absorption Gains, Says Cushman & Wakefield

NEW YORK — The U.S. industrial market absorbed 57.8 million square feet of space in the first quarter of 2016, up 9.3 percent from the first quarter a year ago, according to Cushman & Wakefield’s first-quarter industrial report. This marked 24 consecutive quarters of positive net occupancy gains for the sector, placing the current expansion among the longest on record, as well as among the strongest. The U.S. industrial market shed more than 182 million square feet of occupancy during the economic downturn, but it has absorbed more than 990 million square feet in the expansion. The national industrial vacancy rate continued to decline in the first quarter, falling by 20 basis points from the prior quarter and 70 basis points from the prior year to 6.1 percent. Industrial vacancy is currently tracking at the lowest level of the past 30 years and is now a full 240 basis points below the 10-year historical average. Kevin Thorpe, chief economist of Cushman & Wakefield, says the outlook for the industrial sector remains promising, and he expects 2016 to be another year of strong growth. “Going forward, the demand drivers for industrial remain firmly intact,” says Thorpe. “Much of what drives demand …
