ANKENY, IOWA — The Opus Group has begun leasing the first building at Corporate Woods Industrial Park in Ankeny just north of Des Moines. Columbus, Ohio-based Power Distributors will lease nearly 70 percent of the 208,000-square-foot speculative industrial warehouse for its velocity distribution center. Located adjacent to Interstate 35, the facility is situated on 52 acres of land and features 32-foot clear heights. Corporate Woods is owned by a joint venture partnership between Opus Development LLC and Founders Properties LLC. Marcus Pitts, Justin Lossner and Jones Lang LaSalle of The Opus Group marketed the property for lease. Bob Bettendorf of The Bettendorf Co. represented Power Distributors in the leasing.

STERLING HEIGHTS, MICH. — L. Mason Capitani CORFAC International has arranged a 26,128-square-foot industrial lease for Superior Cam, a sheet metal manufacturer, in Sterling Heights. The facility is located at 35120 Stanley Drive. Superior Cam is based in Madison Heights, Mich., and operates out of 200,000 square feet collectively. Jason Capitani of L. Mason Capitani CORFAC International represented the landlord on the multi-year lease transaction.
WESTON, FLA. — Cushman & Wakefield has arranged the sale of Weston Commerce Park, a 134,400-square-foot warehouse and distribution building located at 1951 N. Commerce Parkway in Weston. The sales price was undisclosed, but Broward County records show the asset sold for $14.3 million. Mike Davis, Rick Brugge, Michael Lerner and Christopher Metzger of Cushman & Wakefield represented the seller, Founders Properties, in the transaction. The buyer was EastGroup Properties. Situated on an eight-acre parcel, the rear-load Weston Commerce Park features 30-foot clear heights, an ESFR sprinkler system, T5 lighting, 40- by 40-foot column spacing and a 118-foot truck court.
HOUSTON — NAI Partners has arranged the sale of a crane-served manufacturing facility located at 8550 Telephone Road in Houston. Metal Works Properties sold the 57,360-square-foot property to Durco Ltd. for an undisclosed price. Chris Caudill of NAI Partners represented the seller, while Barrett Gibson and Jeff Peltier of Colliers International represented the buyer in the deal.
BRANFORD, CONN. — O,R&L Commercial has completed a long-term lease for 8,000 square feet of R&D and flex space, located at 4 Pin Oak Drive in Branford. Saphlux LLC will expand its research and development operations in the newly constructed facility. Rich Lee of O,R&L Commercial represented the landlord, Plato Associates, while Rich Guralnick, also of O,R&L Commercial, represented the tenant in the lease.
MAGNOLIA, TEXAS — Lee & Associates has brokered the sale of a 6,400-square-foot industrial property located at 37825 Spur 149 Road in Magnolia, roughly 40 miles outside Houston. Patrick Wolford of Lee & Associates represented the buyer, TecPac Ventures. Bill Farris of Paradigm Commercial Real Estate represented the seller, Houghtaling & Guthrie GP.
AKRON AND NORTH CANTON, OHIO — SkyView Advisors has arranged the portfolio sale of A-1 Store It All for $7.3 million. The two self-storage facilities include a total of 165,200 net rentable square feet of climate-controlled and non-climate-controlled units, and two locations in Akron and North Canton. The facilities are situated on approximately 10.7 acres of land collectively. The Akron facility was built in 1978 and holds 710 non-climate controlled storage units. The North Canton facility was built in 1980 and holds 427 non-climate controlled units. Ryan Clark and Jay J. Crotty of SkyView Advisors represented the seller, A-1 Store It All, and the buyer, Valley Storage Co.
MILWAUKEE — The Dickman Co. Inc./CORFAC International has arranged a 29,200-square-foot office and industrial lease in Milwaukee. Cablemaster Corp., a power cord manufacturer, will occupy the space located at 1600 W. Cornell St. Cornell Industrial Properties LLC owns the building. Samuel M. Dickman Jr., Samuel D. Dickman and Zach Hansen of Dickman Co. were the brokers involved in the transaction.
Cushman & Wakefield Arranges $50.1M Sale of Industrial Portfolio in Palm Beach County

FORT LAUDERDALE, FLA. — Cushman & Wakefield has arranged the $50.1 million sale of an industrial portfolio in northern Palm Beach County totaling 915,887 square feet. Located within a 3.5-mile radius in West Palm Beach, Riviera Beach, Magnonia Park and Lake Park, the fully leased portfolio spans 38 buildings on 16 sites totaling nearly 54 acres. The portfolio houses 218 tenants with an average unit size of 4,200 square feet. Scott O’Donnell, Greg Miller, Dominic Montazemi and Mike Davis of Cushman & Wakefield represented the seller, a private trust. Cushman & Wakefield co-marketed the portfolio with Robert Smith of CBRE. The buyers were SL Florida Small Bay Portfolio LLC and SL Florida Small Bay Portfolio II LLC.
GREENVILLE, S.C. — A development partnership between Atlanta-based TPA Group, Greenville-based Appian Investments and Boston-based Long Wharf Real Estate Partners plans to build a new 331,850-square-foot spec industrial facility in Greenville. The property will be situated within the 1,100-acre Augusta Grove business park on a 46.1-acre site at the intersection of Matrix Parkway and Old Grove Road. Known as Augusta Grove #17, the Class A, rear-load project will feature 32-foot clear heights, LED lighting and an ESFR sprinkler system. The development team plans to break ground on the property by the end of the year and wrap up construction by late summer 2017. NAI Earle Furman is marketing the property for lease or sale. The project team includes Greenville-based general contractor Harper Corp., architect Wakefield Beasley & Associates and civil engineer blueWATER Civil Design.
