KATY, TEXAS — TMEIC Power Electronics Products Corp., a Tokyo-based partnership between Toshiba and Mitsubishi, has broken ground on a 45,000-square-foot industrial facility in Katy, a western suburb of Houston. Lone Star Construction is the general contractor for the facility, which is expected to open later this year. Roughly $6 million in capital expenditures has been earmarked for the project. Located off Grand Parkway in Energy Park West Business Park, the property will serve as a center of assembly, testing and packaging of photovoltaic inverters for the solar power market.

BILLERICA AND MARLBOROUGH, MASS. — The RAM Cos. has acquired two industrial and flex buildings, located at 35 Dunham Road in Billerica and 734 Forest St. in Marlborough, for $10.1 million. The Billerica property offers 65,912 square feet of space and is located within Middlesex Corporate Park. Tark Inc., SciSafe and Microchips Biotech are tenants at the property. Situated within Cedar Hill Business Park, the Marlborough property features 54,884 square feet of industrial space. At the time of sale, the property was fully leased to a variety of tenants, including CeQur Corp., Sunrun, Chroma Systems Solutions and Commonwealth Financial Network. The name of the seller was not released.

2-Bell-Drive-Ridgefield-NJ

RIDGEFIELD, N.J. — KW International has signed a long-term lease for an industrial building located at 2 Bell Drive in Ridgefield. The Carson, Calif.-based company will occupy the entire 83,000-square-foot speculative building. Mike Markey, Jon Tesser and Reid Wilbraham of Colliers International represented the tenant, while Stephen Elman of Cushman & Wakefield represented the landlord, Sitex Group, in the deal.

ONTARIO, CALIF. — Nellson LLC has leased a 302,080-square-foot industrial/R&D facility in Ontario. The space is located at 1000 S. Etiwanda Ave. The full-service bar and powder nutrition provider is relocating from its campus in Irwindale. Nellson plans to build out a lab to support corporate research and development efforts, commercial scale-up and testing of customer formulations. The firm will invest approximately $40 million to $50 million in the Ontario facility. The lease transaction was valued at $30 million. Frank Geraci of Voit’s Inland Empire office represented both the renter and the landlord, IDI Gazeley, in this lease transaction.

NEW BERLIN, WIS. — Grandbridge Real Estate Capital has arranged a $4.7 million loan for the refinancing of an industrial property in New Berlin near Milwaukee. The building consists of 80,720 square feet and sits on approximately seven acres. The 15-year, fixed-rate loan includes a 15-year amortization schedule. An insurance company provided the capital.

ALEXANDRIA AND FAIRFAX, VA. — Bethesda, Md.-based First Potomac Realty Trust has sold Plaza 500, a 502,830-square-foot industrial property located at 6295 Edsall Road in Alexandria. Matan Cos. purchased the asset, which was 90.5 percent leased as of Sept. 30, 2016, for $75 million. First Potomac has also sold One Fair Oaks, a 214,214-square-foot office building located at 4114 Legato Road in Fairfax, for $13.7 million. CACI International, an information technology firm, fully occupied the property through the end of 2016. The buyer was an affiliate of Beacon Capital Partners, according to the Washington Business Journal.

AUSTIN, TEXAS — St. Clair Commercial Realty (SCCR) has purchased seven industrial buildings totaling 211,000 square feet on Techni Center Drive in Austin. While all buildings are located on separate parcels and vary in size from 3,600 to 36,000 square feet, the firm intends to collectively rebrand them as the “Techni Center Business Park.” Ryan Wilson and Matt Fain of Equitable Commercial Realty procured the sale for SCCR and have been retained to handle leasing as well.

MONROE, N.J. — Cushman & Wakefield has arranged the sale of an industrial building located at 26 Englehard Drive in Monroe. A Boston-based advisor acquired the 324,540-square-foot property from Principal Real Estate Investors for an undisclosed price. The property features 45- by 50-foot column spacing, 170-foot truck courts, 48 loading positions and rail line service by Conrail. Gary Gabriel, David Bernhaut, Andrew Merin, Kyle Schmidt, Brian Whitmer, Jules Nissim and Jason Goldman of Cushman & Wakefield represented the seller in the deal.

CHICAGO — Premier Design + Build Group LLC has been selected to construct a 40,750-square-foot distribution facility in Chicago’s Portage Park neighborhood. Dayton Street Partners and WBS Equities are the project developers. The speculative facility will sit on 1.6 acres at 4150 N. Knox Ave., a few miles south of O’Hare International Airport. The warehouse will feature 30-foot clear heights, two parking lots and four covered dock positions. Chris Kiziak of Premier Design + Build is the project manager and Scott Lebak is the field superintendent. Kimley-Horn will provide engineering services, while Cornerstone Architects Ltd. is providing architectural services. Mike Senner and Steve Kohn of Colliers International are handling the leasing.

MILWAUKEE — The Dickman Co. Inc./CORFAC International has brokered the sale of an 11,400-square-foot industrial building in Milwaukee. The building is located at 2330 W. Clyburn Ave. The buyers, Evan Hughes and William P. McQuillan, purchased the building from 6211 Church Road Property LP. TJ Huenerbein of the Dickman Co. represented the buyers.
