SAVANNAH, GA. — PRP LLC and Atlanta-based TPG Group have sold Interstate Center II, a 604,930-square-foot distribution facility in Savannah. An affiliate of Gramercy Capital purchased the property for $32.9 million. The property was owned in partnership between one of PRP’s comingled investment funds and TPG Group. Built in 2009 on a 54-acre parcel, the property features 32-foot clear heights and cross-dock loading. Interstate Center II was fully leased this summer to tenants including Ameriwood Industries, a subsidiary of Montreal-based Dorel Industries.

LOS ANGELES — Gramercy Property Trust has purchased a 208,167-square-foot industrial project in the Los Angeles submarket of Santa Fe Springs for $27 million. The facility is located at 13132 Lakeland Road, 10947 Painter and 11010 Shoemaker Ave. It is fully leased to Votaw Precision Technologies. Jeff Chiate, Jeffrey Cole, Ed Hernandez and Mike Adey of Cushman & Wakefield’s National Industrial Advisory Group represented the seller, Double Run LP, in this transaction.

OGDEN, UTAH — ReaderLink has leased a 500,000-square-foot, built-to-suit distribution space in Business Depot Ogden. The new facility will be located at 1019 W. 400 N. in Ogden. The space will be completed at the end of the second quarter in 2017. JLL’s Andy Wheeler and Wick Udy represented the hardcover, trade and paperback books distributor.

SKOKIE, ILL. — Matrix Financial Partnership has completed the sale of a 38,500-square-foot commercial property located at 3721 Chase Ave. in Skokie. R2 Companies acquired the building for an undisclosed price. The buyer plans to redevelop the building along with others in the area into a mix of retail and industrial uses. Dan Prendergast of Darwin Realty represented the seller, while Aaron Kaplan of Vandon Forbes represented the buyer in the deal.

Revived Industries acquired the 11,560-square-foot building from Associated Bank NA for an undisclosed sum. HOUSTON — Carolyn Maxey, Trustee has sold a 17.4-acre undeveloped land tract at 700 Almeda Genoa Road in Houston to McKee Tessa LLC. The site is located 1.5 miles west of Highway 288 in south Houston. KALAMAZOO, MICH. — Signature Associates has brokered two industrial sales totaling 22,350 square feet in Kalamazoo. In the first transaction, Hinkle Properties sold a 15,930-square-foot industrial property, located at 433 Ransom St., to WAI LLC for an undisclosed price. Jeff Chrystal of Signature Associates represented the seller in the deal. In the second transaction, Raitt Corp. sold a 6,420-square-foot industrial building, located at 3785 Franklin St., to Mikowski Holdings Co. for an undisclosed sum. Chrystal and Eric Holdorf of Signature Associates represented the seller in the transaction.

FRANKLIN, PEABODY, WILMINGTON AND AVON, MASS. — New York Life Real Estate Investors, on behalf of institutional investors, has originated $37 million in acquisition financing for a four-building industrial portfolio located in the Greater Boston area. The five-year loan has a floating rate. The portfolio, which is 95 percent leased, comprises assets in Franklin, Peabody, Wilmington and Avon.

HAWTHORNE, CALIF. — Carter Validus Mission Critical REIT II Inc. (CVMC REIT II) has acquired the 288,000-square-foot AT&T Hawthorne Data Center in the Los Angeles suburb of Hawthorne for $79.5 million. CVMC REIT II, a non-traded REIT headquartered in Tampa, Fla., will assume the existing net lease with AT&T Corp. as part of the transaction. The previous owner was Israel-based Red Sea Group. The one-story, powered shell data center is located on a 15.9-acre site and includes an on-site substation delivering a 12,470-volt, 22.5 MVA (mega-volt amp) commercial power service feed. An eight-foot iron fence surrounds the site, with guarded gates on the east and west ends of the property. Security features include 24-hour on-site security staff, closed-circuit monitors, secure keycard access, biometrics scanner and alarmed doors. HAMBURG, N.Y. — Monmouth Real Estate Investment Corp. has acquired an industrial building located at 3779 Lake Shore Road in Hamburg. An undisclosed seller sold the property for $35.1 million. Situated on 49 acres, the 338,584-square-foot facility is net leased for 15 years to FedEx Ground Packaging System Inc.
