NORTH AURORA, ILL. — The Opus Group and AEW Capital Management have broken ground on a 452,000-square-foot speculative industrial warehouse in North Aurora, approximately 40 miles west of Chicago. The facility will be situated on 25 acres at 1100 Orchard Gateway Blvd. The property features 36-foot clear heights, 48 docks, four drive-in doors, 79 trailer parking spaces and 263 car parking spaces. The facility can accommodate up to two tenants with distribution and light manufacturing needs that are looking to occupy 200,000 square feet of space or more. Completion of the project is slated for July 2016. Opus Development Co. is the developer, Opus Design Build is the design-builder and Opus AE Group is the architect and structural engineer of record. Brendan Kelly and Todd Heine of Avison Young will market the property for lease.

WOODBURN, ORE. — Bradley C. Shepard, Stanley V. Shepard and Growing Investments LLC has purchased a 52,524-square-foot industrial property in Woodburn for $3.2 million. The property is located at 2257 Progress Way. The building is fully leased to Columbia Helicopters. The purchase includes an additional 5.6 acres of industrial-zoned land for future development. Thomas McDowell and Raymond Duchek of Norris & Stevens represented the buyers. Peter Stalick, Steven Klein and Jeff Kiersey of Kidder Mathews represented the seller, Mercer Holdings, in this transaction.
SPRING, TEXAS — CWER Properties LLC has purchased a 6,363-square-foot industrial building on 3.9 acres at 2610 Spring Cypress Road in Spring. Reed Vestal and Taylor Schmidt of Lee & Associates represented the seller, and James Robertson of Workspace Real Estate represented the buyer.
SARALAND, ALA. — NAI Mobile has arranged a 125,000-square-foot lease for warehouse space at 252 Jacintoport Blvd. in Saraland, a suburb of Mobile. Situated within the Mobile River Industrial Park, the new facility is slated to open in April. The tenant, Danby Products, an appliance manufacturer, also plans to operate a small factory outlet retail store at the site. The company will employ 25 full-time workers once the facility is fully operational. David Dexter of NAI Mobile represented Danby Products in the lease transaction.
RAMSEY, N.J. — Prestige Management Services has acquired an industrial facility located at 133 Williams Drive in Ramsey. Kislevitz Family LLC sold the 175,438-square-foot property for $16 million. Prestige will occupy the entire building starting in spring 2018. Constructed in 1980 and renovated in 2012, the building features 21,000 square feet of office space, 27-foot clear ceiling heights, 32-foot column spacing and parking for 245 vehicles. BOLINGBROOK, ILL. — The Opus Group has unveiled plans for a 112,000-square-foot speculative warehouse and office building in Bolingbrook, approximately 30 miles southwest of Chicago. The project, known as 1325 Remington, will be located on nine acres within the Carlow Corporate Center along the I-55 corridor. The building will feature 28-foot clear heights, ESFR sprinklers, three drive-in doors, 11 loading docks and parking for 242 cars. The development will be able to accommodate single or multi-tenant occupancy and is slated for completion this October. Opus Development Co. will be the developer, Opus Design Build will be the design-builder and Opus AE Group will be the architect and structural engineer of record. Dominic Derose and Vern Schultz of Colliers International will market the property for lease.
LAKE BLUFF, ILL. — Avison Young has negotiated a long-term, 190,925-square-foot industrial lease in Lake Bluff, approximately 35 miles northwest of Chicago. Homewerks Worldwide, a global supplier of home and commercial plumbing and HVAC products, will move its headquarters into the 256,300-square-foot building at 45-85 Albrecht Drive. Globe Corp. is the landlord. The facility, built in 1995, is situated on 19 acres and features 28-foot clear heights, 20 dock doors and parking for 410 cars. HOUSTON — NAI Partners has represented Point2Point Crowded House Moving & Storage in the lease of 31,075 square feet of distribution warehouse space located at 527 W. 38th St. in Houston. KILLINGLY, CONN. — CBRE/New England has secured $7.8 million in permanent financing for affiliates of The Grossman Companies for an industrial building located at 349 Lake Road in Killingly. The long-term, fixed-rate loan was provided by HarborOne Bank. Situated on 20.7 acres, the 207,878-square-foot industrial facility is fully leased to C&M Corp. and Superwinch with a long-term parking lease to Rite Aid. Kyle Juszczyszyn and Chris Coutts of CBRE/NE arranged the financing for the borrower.
EAST POINT, GA. — Atlanta-based Solution Property Group has purchased a former General Services Administration warehouse in East Point, a town roughly seven miles south of Atlanta, for an undisclosed price. The company plans to demolish the 55-year-old building and replace it with a new 538,500-square-foot project known as Creekside at Langford Distribution Corridor. The industrial property will be the closest bulk distribution center to Atlanta’s central business district, according to Solution Property Group, which plans to deliver the facility in the early fall of this year. Solution Property Group has selected Pat Murphy, Ray Stache and Spencer Green of Cushman & Wakefield to lease Creekside at Langford Distribution Corridor.
