GLENDALE HEIGHTS, ILL. — Meridian Design Build has completed a 112,288-square-foot industrial tenant build-out for Prologis and OSM Worldwide in Glendale Heights. The property is located at 601 Regency Drive. The project features 10,601 square feet of office space, 13 loading docks, 95 vehicle parking stalls, 21 trailer stalls and one drive-in door. OSM Worldwide is a parcel shipping company. Harris Architects provided architectural and structural engineering services, while Kimley-Horn completed engineering design work. Dan Smolensky of Taurus Modal Group represented OSM Worldwide in the transaction, while Brian Kling and Jonathan Kohn of Colliers International represented Prologis. Meridian Design Build is currently working on improvements for a second tenant that will also occupy the building.

OAK PARK, MICH. — Wurth Baer Supply Co. has signed a 55,045-square-foot industrial lease in Oak Park, a suburb north of Detroit. The wholesale distributor to the woodworking industry will occupy the space at 13390 Cloverdale St. The landlord, Bar Pro Ventures LLC, recently purchased the facility with plans to complete an interior renovation including 3,500 square feet of office space. Jason Capitani of L. Mason Capitani CORFAC International and Steven Podolsky of Podolsky Circle CORFAC International represented Wurth Baer in the lease transaction.

PHILADELPHIA — Cushman & Wakefield has arranged the sale of a vacant and foreclosed 58-acre land parcel located at 7777 State Road in Philadelphia. Morris Iron & Steel Co., a local recycling company, acquired the site from 7777 State PA Philadelphia Loan Associates LLC for an undisclosed price. Prior to acquisition, the site was rezoned from residential/mixed-use to industrial use. Brian Hilger and Ned Franke of Cushman & Wakefield handled the transaction.

ARLINGTON, TEXAS — General Motors (GM) will invest $1.4 billion in improvements for its 4.3 million-square-foot Arlington Assembly Plant. Roughly 4,100 employees work at the facility, which will receive a new paint shop, body shop and general assembly area upgrades as part of the deal. The company will also be developing additional workspace at Arlington Logistics Center, a 1.2 million-square-foot industrial project under construction at the site of the former Six Flags Mall, according to the Fort Worth Star-Telegram.

KENTWOOD, MICH. — Wolverine Building Group has broken ground on a 300,000-square-foot addition for Hearthside Bakery’s food manufacturing facility in Kentwood, about nine miles south of Grand Rapids. The $7 million project will expand storage space for the company, which manufactures snack bars, cookies, crackers, pretzels, croutons, breadcrumbs and other baked goods. Currently, Hearthside Bakery occupies a 255,000-square-foot location and stores raw ingredients in 53-foot semi-trailers at off-site locations around Michigan. Housing all the ingredients in one location will improve the company’s efficiency. Robert Grooters Development will own the new addition, and lease it to Hearthside Bakery.

AVONDALE, ARIZ. — Lake Washington Partners has completed the 427,000-square-foot expansion of the Coldwater Depot Logistics Center in Avondale. The property is located at 1100 N. 127th Ave. The 54-acre site now accommodates 1 million square feet of cross-dock distribution/warehouse space southwest of Phoenix. Lake Washington Partners will manage the property through its management division. CBRE’s Daniel Calihan will head up the center’s leasing efforts.

PASADENA, TEXAS — NAI Partners has arranged the sale of a 41,113-square-foot industrial building situated on 2.3 acres at 2330 Pasadena Blvd. in the eastern Houston metro of Pasadena. Clay Pritchett of NAI Partners represented the seller, Whatley Properties LLC, in the transaction. Robin Webb of Bay Cam Properties represented the buyer, JGBM LLC.

BRASELTON, GA. — Ackerman & Co. has fully preleased Braselton Logistics Center, a 1 million-square-foot distribution facility in Braselton, roughly 50 miles northeast of Atlanta. Uline, a shipping and packaging supply distributor, has signed a 10-year lease to occupy the entire facility, which will serve as the company’s Southeast U.S. logistics hub. Ackerman & Co. owns Braselton Logistics Center in a joint venture with The Yates Group and JAC Real Estate Investments LLC. Brett Buckner of Ackerman, Todd Yates of the Yates Group and Julian Brown of Transwestern represented the landlord in the lease transaction. Dave Desper and Blaine Kelley of CBRE represented Uline, which will consolidate its nearly 600,000 square feet of operations in nearby Gwinnett County to the new facility. The cross-dock facility will feature 40-foot clear heights, a Ductilcrete warehouse floor slab, white TPO roof with skylights, LED lighting and parking space for 521 trailers and 639 cars. The facility’s office space will also be customized to Uline’s specifications. The ownership plans to deliver the distribution center by the end of the year, and Uline is scheduled to occupy the facility in the first quarter of 2018.

INDIANAPOLIS — Rj BOLL Realty has negotiated a 120,200-square-foot industrial lease at The Logan Building in Indianapolis. Commercial Works Inc. has leased the entire building, located at 5150 Decatur Blvd. Ray C. Boll and Jeffrey A. Boll of Rj BOLL represented Commercial Works in the lease transaction. Brian Buschuk and Brian Seitz of JLL represented the landlord, Meritex Logan LLC. Rj BOLL and JLL also arranged the sale of Commercial Works’ previous location at 255 S. Post Road in Indianapolis. Jenson Industries purchased the 55,043-square-foot building for $1.9 million.

LENEXA, KAN. — Copaken Brooks has arranged the sale of a 37,585-square-foot industrial flex building in Lenexa for $4 million. The property is located at 10749 West 84th Terrace in the Pine Ridge Business Park. The building was renovated to a half-office and half-warehouse layout in 2005. John D. Coe of Copaken Brooks arranged the sale on behalf of the seller, Peavey Properties. Easterly Government Properties Inc. purchased the building.
