CRANBURY, N.J. — Colliers International has arranged the lease of 182,000 square feet of warehouse space at 1240 Cranbury South River Road in Cranbury. Achim Importing Co., a global home goods trading company, is relocating to the space after its previous facility at 1600 Livingston Ave. in North Brunswick, N.J., was destroyed by fire last year. Michael Markey and Jonathan Tesser of Colliers arranged the lease on behalf of Achim Importing Co. The landlord is Cosmetic Essence Innovations.

PHOENIX — Westcore Properties has purchased a 170,625-square-foot industrial property in Phoenix for $10.2 million. The facility is located at 125 North 67th Ave. The tenants include Goodman Distribution and Omni Workspace. JLL’s Bo Mills and Mark Detmer represented Westcore in the transaction.
NORTH BERGEN, N.J. — HFF has arranged the sale of Tonnelle Plaza, a retail center with a warehouse component in North Bergen. 8101 Tonnelle Avenue LLC sold the 350,000-square-foot property to an affiliate of Northeast Capital Group and BHN Associates for an undisclosed price. Developed in 1990 and renovated in 2008, the property is situated on 12.6 acres at 8101 Tonnelle Ave. The center is occupied by ALDI, Burlington Coat Factory, Planet Fitness, Chuck E. Cheese, JP Morgan Chase Bank, Sally Beauty Supply, Subway, McDonald’s, All Pet Distribution and Good Chinese Kitchen. In addition to the 155,000-square-foot retail space, the two-level center has 196,000 square feet of warehouse space fully leased to three tenants. Jose Cruz, Kevin O’Hearn, Michael Oliver, Steve Simonelli and Andrew Scandalios of HFF represented the seller in the transaction.
DESOTO, TEXAS — Glasfloss Industries has purchased a new headquarters building within the Eagle Industrial Park area in Desoto. Glasfloss is working on preparing the building for machinery setup and operations and is expecting to move in around mid-year. Established in 1936, Glasfloss Industries is the oldest manufacturer of HVAC air filtration products in the United States. The company has been continuously owned and operated by the same family for 80 years and serves all major commercial, industrial and residential HVAC filtration markets. JLL’s Craig Phelps and Worth Ross & Associates’ Steve Sheperd negotiated the transaction on behalf of the buyer.
WEST CARROLLTON, OHIO — CBRE Group Inc. has arranged the $3.8 million sale of a 179,509-square-foot manufacturing property in West Carrollton, approximately 8 miles southwest of Dayton. NuVasive, a medical device company, purchased the facility, which is located at 805 Liberty Lane, from Stag II Dayton LLC. Doug Whitten, Mike Lowe, Tim Schenke and Jeremy Kraus of CBRE represented the seller in the transaction.
WEST ALLIS, WIS. — The Dickman Co./CORFAC International completed the sale of a 55,588-square-foot industrial building in West Allis, approximately six miles west of Milwaukee, for an undisclosed price. RONK 2030 LLC purchased the building located at 2030 S. 116th St. from Anton & Shirley Stricker Trust Number One. Samuel M. Dickman Jr., Samuel D. Dickman and Anthony Huenerbein of the Dickman Co. represented the seller in the transaction. Gary Kohlenberg represented the buyer.
IRVINE, CALIF. — Mazda North American Operations has announced its plans to relocate its headquarters to a new facility in Irvine, less than a mile from its current location. The 10-year lease will allow Mazda to occupy 102,000 square feet, or five floors, within the 21-story building. The new space is located at 200 Spectrum Center Drive. Mazda will also have exclusive naming rights atop the building. The car maker will occupy half of the lobby, which will include vehicle displays. Mazda has been based at 7755 Irvine Center Drive for nearly 30 years. The new space is owned by the Irvine Company. It was designed by Pei Cobb Freed & Partners.
NORCROSS, GA. — Westmount Realty Capital LLC and Quilvest Private Equity have formed a joint venture to purchase Gwinnett Corporate Center, a 1.2 million-square-foot business park located at 1700-1865 Corporate Drive and 4145-4165 Shackleford Road in Norcross. The companies purchased the asset from the Dexter Cos., which owned and managed the property for more than 30 years, for an undisclosed price. The 115-acre property is situated in Atlanta’s I-85 North industrial submarket in Gwinnett County and features 17 Class A industrial and office buildings. Westmount will provide property management services for the property, which will be rebranded as Gwinnett Commons following tenant improvements. The joint venture has hired Reliant Real Estate Partners to lease the asset. The Corporate Drive assets were 79 percent leased at the time of sale, and the Shackleford Road buildings were 48 percent leased.
WOODBRIDGE, N.J. — A joint venture partnership between Advance Realty and F. Greek Development has opened a refrigerated storage and distribution center in Woodbridge. The 190,000-square-foot facility is situated on 9.3 acres at 275 Blair Road. Preferred Freezer Services, a worldwide operator of temperature-controlled warehouses, has leased the built-to-suit facility. The property maintains temperatures between 0 and -5 degrees Fahrenheit, and features a 65-foot high warehouse ceiling and a 35-foot high dock ceiling. The building has a total storage capacity of 10 million cubic feet and can hold 40 million pounds of computer-managed inventory on 27,363 pallets.
PORTLAND, ORE. — Keystone Automotive Industries has leased 230,000 square feet at Interstate Crossroads Distribution Center in Portland. The space is located at NE 166th Avenue and NE Cameron Boulevard. The owner, Interstate Crossroads LLP, is a joint venture between real estate finance and investment management firm PCCP LLC and project developer Specht Development. David Ellis and Don Ossey of Capacity Commercial Group/CORFAC International represented the joint venture in the deal.
