BUFFALO GROVE, ILL. — Darwin Realty has brokered the sale of a 53,289-square-foot office/industrial property located at 1500 Busch Parkway in Buffalo Grove. JJS Properties sold the property to Knipex Tools for an undisclosed price. The buyer, the North American sales and marketing organization for the German hand-tool manufacturer, plans to relocate its operations from Arlington Heights, Ill., to the facility. Dan Predergast and Adam Haefner of Darwin Realty represented the seller, while Brian Hellgeth of Brian Properties represented the buyer in the transaction.

LOGAN, N.J. — Greenyard has selected Dermody Properties to develop a 152,200-square-foot build-to-suit facility in Logan. Located within LogistiCenter at Logan, the packing and cold storage facility marks the first expansion of the Fresh division of Greenyard in the United States. Greenyard is a distributor of fresh and prepared fruits, vegetables, flowers, plants and growing media. Currently operating at UNIVEG Logistics America, the company’s name will change to Greenyard Logistics USA upon completion of the new facility. LogistiCenter at Logan is a 5.5 million-square-foot industrial park owned by Dermody Properties and Great Point Investors.
GRAND PRAIRIE, TEXAS — Environmental consultant ES&H has acquired an 11-acre tract across the street from its north Texas hub to develop a warehouse and water treatment facility. The company will break ground in the first quarter of 2017 at 3405 Gilbert Road in Grand Prairie. Will Dillard of Dallas-based Bradford Commercial Real Estate Services represented the buyer in a direct deal with the seller, Lawrence Watts of Dallas. ES&H has received tentative approval from the city for the expansion project. The warehouse will span roughly 20,000 square feet.
HOUSTON — NAI Partners has represented the landlord in a 22,400-square-foot industrial lease at 2906 Holmes Road in Houston. Chris Caudill and Joel Michael of NAI Partners represented owner KRP Ventures LP during lease negotiations. Mike Easley of Waterman Steel represented the tenant, Premier Auto Transport, a trucking and transportation company.
OGDEN, UTAH — An out-of-town investor has purchased a 258,902-square-foot industrial building in Ogden for an undisclosed sum. The building is located at 1330 W. 3300 S. The deal represents one of the largest transactions of its kind in Weber County this year. Jeff Heaton and Eli Priest of Newmark Grubb ACRES represented the seller.
DALLAS — A group of heirs has sold a 40.7-acre tract of undeveloped land to William Young, a Houston-based investor. The acreage is situated at 10407 S. Central Expressway, where I-45 and I-20 converge in Dallas County. The site features 300 feet of frontage along South Central Expressway. Wayne Burgdorf of Coldwell Banker Commercial Advisors represented the seller, Dallas South 48 JV, an investment group formed in 1986. Suzanne Haselberger of Realty Associates in Houston represented Young in the transaction.
KNIGHTDALE, N.C. — Scannell Development Co. has purchased 78.8 acres of land located at 2309 Hodge Road in Knightdale for Eastgate540, a 1 million-square-foot industrial park. Phase I of Eastgate540 will be a 150,000-square-foot building with an adjacent pad-ready site for an additional 150,000-square-foot building. Scannell plans to deliver Phase I by second-quarter 2017. Upon completion, Eastgate540 will include six Class A industrial buildings featuring 32-foot clear heights, an ESFR sprinkler system, T-5 lighting and a shared 190-foot concrete truck court. Chester Allen, Barry Bowling and Carlton Midyette III of CBRE | Raleigh represented the seller, Hicks, Murphy and Myrick Families, in the land sale. Kalmon Dolgin, Premier Broker $3.5M Purchase of Warehouse Space in Old Bethpage, N.Y.

OLD BETHPAGE, N.Y. — Kalmon Dolgin Affiliates Inc. (KDA) has arranged the sale of a 42,500-square-foot property at 195 Sweet Hollow Road in Old Bethpage for $3.5 million. Linda Wong of KDA, along with Jason Miller and Jeff Schwartzberg of Premier Commercial Real Estate, represented the buyer Long Guang Lin, while William Becker of Racanelli, Becker and Associates LLC represented the seller, 195 Sweet Hollow Road Corp., in the transaction. The buyer will use the warehouse space for its kitchen cabinet and marble business, New Star Kitchen. The property was formerly used by Advance Relocation Molloy Brothers Moving and Storage, which has relocated its operations to Farmingdale, N.Y. The one-story property has a 5,000-square-foot office.
Middletown, R.I. — Leicester Associates has sold 875 Aquidneck Ave. in Middletown to Middletown Self-Storage LLC for $1.8 million. The property is a 15,000-square-foot office and distribution center that is located along Route 138A on 1.66 acres of land. Thomas Sweeney of Sweeney Real Estate & Appraisal was the exclusive broker on this transaction.
DEERFIELD BEACH, FLA. — Berger Commercial Realty has arranged two retail and industrial leases in Deerfield Beach, roughly 40 miles outside of Miami. The leases include 10,351 square feet of industrial space to Vapor Supply LLC at Enterprise Commerce Center, located at 1901 Green Road, and 8,077 square feet of retail space to PGH International LLC at 1825 S. Powerline Road. John Forman and Keith Graves of Berger Commercial represented the landlord, Mancini & Sons Florida LLC, in both transactions.
