GRAYSLAKE, ILL. — Bridge Development Partners LLC has unveiled plans to develop a 133,951-square-foot industrial facility for Okabe Co. in Grayslake. The metal working company will relocate its North American headquarters from Vernon Hills, Ill. The development, located at the intersection of Peterson and Midlothian roads, will feature 30-foot clear heights, 10 exterior truck docks, two drive-in doors, 4,000 amps of power and an ESFR sprinkler system. Okabe acquired the land site from the Lake County Fair Association. The 21.8-acre site features close proximity to I-94 and major thoroughfares in Lake County. Mas Ishida of Colliers International represented Okabe in the build-to-suit deal, while Keith Puritz, Brett Kroner and Eric Fischer of Cushman & Wakefield represented Bridge. CARY, ILL. — Avison Young has arranged the sale of a 61,000-square-foot building in Cary, about 45 miles northwest of Chicago. The sales price was not disclosed. The property, located at 165 Chicago St., is fully leased to AMPAC, a global manufacturer of creative and flexible packaging for pharmaceuticals, health and beauty products and retailers. The building, developed in 1985, includes three exterior docks, one drive-in door and heavy power for manufacturing. Erik Foster and Mike Wilson of Avison Young represented the seller, ML Realty Partners. Agracel Inc., a regional industrial development firm based in Effingham, Ill., purchased the property.
CHICAGO — CenterPoint Properties has been selected by CRRC Sifang America Inc. to develop a 380,944-square-foot industrial building for the rail car manufacturer in Chicago. Located on 45 acres at 13535 S. Torrence Ave., the facility will include warehouse, office and rail car assembly and testing space. The building footprint also incorporates room for future growth and expansion of CRRC’s North American production capabilities. The Chicago assembly facility will serve initially to fulfill a contract between CRRC and the Chicago Transit Authority (CTA) for new rail cars. CRRC will assemble, test and deliver the CTA’s new, modern 7000 Series transit cars, with the first cars expected by 2019. The building will achieve a LEED certification upon completion and feature LED lighting for internal production lighting, skylights for natural lighting, water-efficient fixtures, natural landscaping and storm water management. A groundbreaking ceremony took place on March 16.
CHICAGO — Dayton Street Partners has sold its 43,000-square-foot distribution facility at 920 W. Pershing Road in Chicago to a private investor for $4.1 million. Originally acquired in 2015, Dayton Street transformed the manufacturing building into a modern warehouse/distribution facility. Last year, Trane U.S. signed a 25,000-square-foot lease at the property and Stanley Steemer signed an 18,000-square-foot lease.
HIALEAH, FLA. — Miller Construction Co. has completed the second phase of Centergate at Gratigny, a $25 million industrial development located at the intersection in Hialeah. Situated on 30 acres at the intersection of Gratigny Parkway and LeJeune Road, the new construction spans two buildings and 602,657 square feet. Fairchild Partners, a Miami-based brokerage firm, will oversee leasing of the property, which will feature Class A office, an air-conditioned mezzanine and security-controlled access for all bays. RLC Architects of Boca Raton designed the two 301,000-foot buildings that comprise the second phase of development.
NORTH ATTLEBORO, MASS. — Stubblebine Co./CORFAC International and Atlantic Commercial Real Estate LLC have arranged the sale of 20 Alice Agnew Dr. in North Attleboro for $3.6M. HTI Medical purchased the property, a 44,450-square-foot office/warehouse building. David Stubblebine, James Stubblebine and Rob Stave of Stubblebine Co., represented the seller, Mercury Trading International, and Mark Kearins of Atlantic Commercial Real Estate LLC represented the buyer. 20 Alice Agnew Drive is the former home of Mercury Trading International and is located in the North Attleboro Industrial Park. HTI Medical was established in 1997 as a provider of clinical laboratory and ultrasound equipment.
CARTERET, N.J. — Circle Squared Alternative Investments and the Hampshire Cos. have acquired land for a planned industrial property in Carteret. The property, located at 1500 Blair Road, will be developed into a 156,000-square-foot warehouse/distribution facility. The project will be constructed on a six-acre parcel of land ground leased for a term of 50 years with two renewal options of 20 and 25 years each.
JANESVILLE, WIS. — Coldwell Banker Commercial McGuire Mears & Associates has arranged the sale of a 10,164-square-foot industrial building in Janesville in southern Wisconsin. The sales price was not disclosed. The former PPG building is located at 461 W. Conde St. PPG Industries Inc. vacated the premises in June 2016 after shutting down its Janesville operations. Milwaukee-based Aerial Work Platforms, which sells, leases and services scissor lifts and booms used in the construction industry, purchased the building. Aerial Work Platforms will be relocating from a 5,000-square-foot location on McCormick Drive in Janesville. Bill Mears of Coldwell Banker represented both the buyer and the seller in the transaction.
WILMER, TEXAS — Colliers International Group Inc. has finalized the sale of 33.6 acres at Sunridge Business Park, an industrial site located at Fulghum Road near Interstate 45 in Wilmer, a city on the southern outskirts of Dallas. Chris Teesdale and Tom Pearson of Colliers represented Sunridge Business Park in the transaction. Pete Richardson of Primera Cos. represented the buyer, GP Storage LLC.
CHANNAHON, ILL. — Industrial Outdoor Ventures (IOV) has acquired an 18.9-acre truck and container yard in Channahon near Joliet. The purchase price was not disclosed, but the asking price was $8 million. Cavalea Continental Freight Inc., the seller, built the property in 2006 to be used as an intermodal container storage facility for customers moving ocean freight through the southwest suburban intermodal rail yards. The property is located at 23264 Youngs Road and includes a maintenance shop and office building. IOV plans to make some improvements to the asphalt and office space. Dan McGillicuddy and Steve Ostrowski of JLL represented the seller in the transaction. IOV has retained Josh Hearne of Cawley Chicago to market the property for lease.
