SUN PRAIRIE, WIS. — Scannell Properties has broken ground on a 102,125-square-foot industrial and office facility for Kollege Town Sports in Sun Prairie, approximately 15 miles northwest of Madison. Kollege Town Sports is a division of Riddell, a designer and developer of athletic apparel and equipment. The building, situated on 13 acres, will support operations such as sales, production and warehousing. Kollege Town will transition to the new facility from its current location in Windsor in spring 2017. The project team includes Avison Young, real estate consultant and construction manager; Incentis Group, public incentives consultant; Scannell Properties, developer; Heitman Architects, architect; Sullivan designBUILD, general contractor; and Quam Engineering, civil engineer.

GRAND RAPIDS, MICH. — Friedman Integrated Real Estate Solutions has negotiated the lease of 36,400 square feet of industrial space in Grand Rapids. Clark’s White Glove Delivery will occupy the climate-controlled warehouse, located at 7458 Expressway Drive, beginning in October. Expressway Dr LC – Robert Grooters Development Co. is the landlord. Larry Schultz of Friedman Integrated Real Estate Solutions represented the tenant in the transaction.

DALLAS — Dallas-based Paladin Partners has finalized the sale of a 1.5 million-square-foot former Home Depot Distribution Center, now called North Texas Industrial Center. The building was sold on behalf of a joint venture partnership that included Hackman Capital Partners, Oaktree Capital and Calare Properties Inc. The building is situated in Corsicana at 2200 S. Business 45, less than a quarter mile from I-45.

HOUSTON — NAI Partners has represented Pac-Van Inc. in leasing a freestanding office/warehouse facility situated on 3.1 acres at 12206 Beaumont Highway in Houston. Founded in 1993 in Indianapolis, Pac-Van specializes in providing portable storage and office space solutions. The company provides 14-gauge steel storage containers. Michael Keegan of NAI Partners represented the tenant, Pac-Van, during lease negotiations, while Fausto Nolassco of Realty Associates represented the landlord, Gabriel Valeriano.

LAKEVILLE, MASS. — Calare Properties Inc. has received nearly $4 million in financing for the acquisition of 8 Lakeville Business Park, a 100,000-square-foot warehouse building located in Lakeville. Kyle Juszczyszyn, Chris Coutts and Lenny Pierce of CBRE/New England’s Debt & Structured Finance team secured the financing, which was provided by East Boston Savings Bank. The fully leased property is occupied by Guardian Building Products and T3 Expo.

HIALEAH GARDENS, FLA. — Bridge Development Partners LLC has selected PREMIER Design + Build Group LLC to construct Crossroads East, a 420,373-square-foot industrial facility comprising two warehouses in Hialeah Gardens, a suburb of Miami in Miami-Dade County. Situated on 30 acres, the warehouses will feature TPO roofing systems, 32-foot clear heights, 75 truck dock positions in each building, two drive-in doors per building, an ESFR sprinkler system and a 449-space parking lot that will accommodate both buildings. Kirk Conners of PREMIER is overseeing the project’s construction, and PREMIER’s Ed Lebak is the superintendent. Bridge Development Partners, the developer of the project, has selected Wayne Ramoski and Gian Rodriguez of Cushman & Wakefield to lease the asset, which is set to open in the fourth quarter of this year. PREMIER recently delivered Crossroads West and plans to construct Crossroads South, which will mark the completion of the new industrial park.

HOUSTON — NAI Partners has arranged the lease for a freestanding 23,000-square-foot manufacturing facility to Lion Millwork Co., a cabinet and carpentry business. The newly constructed property is located at 13735 FM 529 in Houston. John Ferruzzo and Nick Peterson of NAI Partners represented the landlord, Southbelt Park Ltd., during lease negotiations, while Michael Foreman and Beau Kaleel of Cushman & Wakefield represented Lion Millwork.

SAVANNAH, GA. — CenterPoint Properties plans to develop a 492,492-square-foot spec industrial facility within CenterPoint Intermodal Center in Savannah. Situated on 32 acres about four miles from the Port of Savannah’s main gate, the facility will feature Norfolk Southern rail service and the ability to be subdivided based on tenant requirements. Danny Chase and John Neely of Colliers International are marketing the facility on behalf of CenterPoint Properties. The Class A, cross-dock warehouse is expandable up to roughly 780,000 square feet and will feature 32-foot clear heights, 80 dock doors, four drive-in ramps, 176 trailer parking positions and 182 car parking spots. CenterPoint Properties expects to deliver the facility in summer 2017.

SOUTH PITTSBURGH, TENN. — Chattanooga-based Morgan Construction Co. has begun construction on a $12.9 million, 202,000-square-foot distribution center in South Pittsburgh. The tilt-wall project is a build-to-suit for Lodge Manufacturing, a cast iron skillet and cookware manufacturer. The design team includes River Street Architects, A.D. Engineering and Structural Services Inc. Morgan Construction expects to deliver the distribution center in March 2017.

ALLENTOWN, PA. — VYC Tires Inc., commonly known as bestusedtires.com, has leased 61,157 square feet of warehouse space at 7072 Snowdrift Road in Allentown. The Allentown-based, family-owned company provides quality used tires to customers across the continental United States. Ethan Medgie of Markward Group represented the tenant, while landlord DCT Industrial Trust was self-represented in the transaction.
